Be it for (window) shopping, meals, movies, or activities, we often find ourselves heading towards our favourite malls, or the ones closest to where we live. With that in mind, let’s take a closer look at high-rise residential buildings that are close to 5 new shopping malls in Kuala Lumpur.

Living close to a well-managed mall certainly saves a lot of travel time and if it’s close enough, you don’t even need to drive! For property owners or investors, it could be a good opportunity to invest and live in a thriving area.

In recent years, a few new shopping malls have emerged in Kuala Lumpur, such as Pavilion Bukit Jalil, LaLaPort Bukit Bintang City Centre (BBCC), Datum Jelatek Mall, Pavilion Damansara Heights Mall, and The Exchange TRX.

So, if you’re looking to rent or invest in properties close to these new shopping malls in KL, read on!

Pavilion Bukit Jalil

Pavilion Bukit Jalil is a lifestyle mall that’s set to transform the southern corridor of Kuala Lumpur. It is located about 12km from the Kuala Lumpur city centre (KLCC), and is well-connected via a network of highways, including the Bukit Jalil Highway, Middle Ring Road 2 (MRR2), KESAS Highway, Maju Expressway (MEX), KL-Seremban Highway, Sungai Besi Highway, and Damansara-Puchong Highway (LDP).

Pavilion Bukit Jalil opened its doors on 3 December 2021, and one of the more popular events recently held there is ‘Van Gogh Alive, a multi-sensory experience, and after that, Tim Burton’s ‘World of Tim Burton’ will be exhibited there.

Anchor tenants at Pavilion Bukit Jalil include department store operator Parkson, Dadi Cinema (China’s second largest cinema chain), Food Republic, The Food Merchant, Harvey Norman superstore, and Pavilion Bukit Jalil Ice Rink. 

Other specialty brands include Grand Harbour Restaurant & Banquet, Sports Direct, Toys ’R Us, Uniqlo, Padini, Bukit Jalil Tsutaya Books, Blue Ice Snow Park, K11 Karaoke, and HOHM, a 58,000 sq ft home-concept store that house an array of home products.

LaLaport BBCC offers an immersive experience for both local and international visitors. There are six retail floors, with over 400 stores.

LaLaport BBCC is developed by Mitsui Fudosan Co Ltd, a Tokyo-based company. The project is under Mitsui Fudosan’s subsidiary, MFBBCC Retail Mall Sdn Bhd, a project company established with UDA Holdings Bhd, Eco World Development Group Bhd, and Employees Provident Fund Board. 

The development is the company’s flagship project in Southeast Asia, and second LaLaport mall overseas. There are 16 LaLaport shopping malls in Japan.

LaLaport BBCC opened its doors in January 2022, and it offers event spaces such as its Central Rooftop Garden, WOW Plaza (at the centre of Gourmet Street), and Grand Steps (next to the main entrance). 

Japanese retail groups at LaLaport BBCC include Nitori (home and living), Nojima (electronics), Star Child (nursery), and Coo & Riku (pets). Other tenants include GSC Cineplex, BookXcess, Jaya Grocer, Polo Ralph Lauren, Aigner, Hackett London, Marta’s Kitchen, Rollerwa+, Ippudo, Jonetz by Don Don Donki, and Metrojaya.

There’s also Zepp Hall, a Sony-affiliated live music hall, and Grand Bazaar, which showcases local artisanal products. More? Yes, there’s DONQ/Mini One bakery, Yakiniku Sizzle by Yakiniquest, ice cream by Matcha Eight, Tamaruya Honten Steakhouse, and Zoff eyewear. 

Visitors will have direct access to Hang Tuah LRT and monorail stations, including a pedestrian deck to the Merdeka MRT station. 

In 2022, the ‘teamLab: Resonating Microcosms’ which features ovoids was exhibited at the Rooftop Garden on Level 4.

Pavilion Damansara Heights Mall is part of the integrated Pavilion Damansara Heights project, which will also feature five residential towers, 10 corporate towers, and a proposed 5-star hotel.

Phase 1 of Pavilion Damansara Heights Mall is expected to open in May 2023, with over 70% confirmed tenants. There’ll be around 380 retail outlets in Pavilion Damansara Heights Mall, and some of the confirmed tenants include Harvey Norman, Swarovski, Adidas, Laneige, Gong Cha, IIaoIIao, Din Tai Fung, Starbucks Reserve, and Machines.

Pavilion Damansara Heights Mall will also have an event space called the Event Gallery. It will be a hub to host shows, events, and product launches.

Pavilion Damansara Heights Mall is located about 5km away from the Kuala Lumpur city centre, and it can be accessed via Jalan Maarof, Jalan Damansara, Jalan Duta, Jalan Semantan, SPRINT Highway, Penchala Link, and the Federal Highway.

The 500,000 sq ft Datum Jelatek Mall is in the Keramat neighbourhood. It opened its doors in December 2022, and it serves the communities in Ampang and Gombak.

The three-storey shopping mall is part of the RM1.2 billion Datum Jelatek transit oriented development (TOD), which also has 712 apartments across four blocks. This TOD has a 35m link-bridge that connects to the Jelatek LRT station.

The Datum Jelatek development features Malaysia’s first sky-ring bridge, which connects all four towers of the project. It is inspired by lily pads, and offers a common point for residents.

Datum Jelatek Mall is located near embassies and a mix of neighbourhoods, from upscale to affordable. This new shopping mall offers a wide selection of brands, dining options, and daily essentials.

Some of its tenants include Pacific Concept Store, Pacific Marketplace, Mr. DIY, Net Food Garden, Jom Bali, Daiso, and more. The event hall at Datum Jelatek Mall is managed by Pak Tam, a famed restaurateur and wedding caterer.

Datum Jelatek Mall is just 4 LRT stops away from the KLCC station, and accessible via Jalan Ampang, Ampang–Kuala Lumpur Elevated Highway (AKLEH), Middle Ring Road 2 (MRR2), and Jalan Tun Razak.

The Exchange TRX will encompass 1.3 million sq ft of Net Lettable Area (NLA), and its lifestyle anchor tenants will include Golden Screen Cinemas, and Seibu department store which will bring in Malaysia’s first “depachika” Japanese food hall and take up 250,000 sq ft across four levels.
