We have compiled a list of best-selling residential projects in Malaysia for 2020 using data obtained from the Valuation and Property Services (JPPH) that has been compiled by Brickz. The projects are ranked in ascending order and are presented based on the number of transactions.

Below is the list of Malaysia’s chart-topping residential projects, their locations, and price tags.

5. Bandar Seberang Jaya – Seberang Jaya 

Number of transactions: 38

Bandar Seberang Jaya is a mature suburb in Seberang Perai. Besides being strategically positioned within the easy access to main roads and highways like the North-South Expressway and the Butterworth–Kulim Expressway (BKE), there are also other endless amenities within this area. The Penang Bird Park, Taman Tunku, Sunway Carnival Mall and Tesco Extra Seberang Jaya are all within its vicinity. Also, there a wide range of restaurants, cafes and services. 4. Bandar Mahkota Cheras – Cheras

Number of transactions: 40

Bandar Mahkota Cheras is a mature township in the suburb of Cheras. It is located in a prime location due to its proximity to main roads and highways. It has direct access to the Cheras-Kajang Expressway (CKE), SILK Highway, and Kajang Dispersal Link Expressway. On top of that, access to amenities is convenient as hypermarkets, convenience stores, fast-food restaurants, eateries, and services are all within reach.

It is also neighbouring to other mature townships such as Bandar Sungai Long and Bandar Tun Hussein Onn. Houses in Bandar Seri Mahkota range from apartments to bungalows. The most popular housing option in this area is the terrace house. According to Brickz, the median price for a terrace house in Bandar Seri Mahkota is RM500, 000. The built-ups are between 1,196 sq ft and 3,071 sq ft.

3. Taman Cempaka – Ipoh

Number of transactions: 41

Taman Cempaka in Ipoh, Perak is a mature neighbourhood within easy reach of the North-South Expressway and Jalan Sultan Azlan Shah. If you’re new to this area, there are a few must-visit places, namely; Geology Museum, Tambun Cave, and Tambun Pomelo Go Chin Agro Farm. If you enjoy running outdoor or cycling, head over to Sultan Abdul Aziz Recreational Park (or lovingly known as Padang Polo among the locals). There are playgrounds, a tennis court, and exercise bars as well.

On top of that, Ipoh downtown is within 6km away from Taman Cempaka while you can find amenities at every corner of this township. Houses in Taman Cempaka are mainly terrace houses. According to Brickz, the median price for a terrace house in this area is RM157,500. The built-up sizes range from 840 sq ft to 1,442 sq ft.

2. Taman Sentosa – Klang

Number of transactions: 43

Taman Sentosa is a township that is easily accessible via KESAS and Jalan Langat. It is comprised of residential and commercial areas. You can find a range of amenities and services within Taman Sentosa; restaurants, convenience stores, healthcare facilities, and bus services. Not just, GM Mall Klang has been within 6km, whereas AEON Mall Bukit Tinggi is within 8km. Houses in Taman Sentosa are a mixture of flat, terrace house, cluster house, townhouse, and Semi-D. According to Brickz, the median price for a terrace house in Taman Sentosa is RM340, 000 with built-up sizes ranging between 700 sq ft and 3,032 sq ft.

1. Bandar Tasek Mutiara – Simpang Ampat

Number of transactions: 50

Bandar Tasek Mutiara, also known as Pearl City is an integrated township in Simpang Ampat. It is within easy reach of Jalan Simpang Ampat and KTM Simpang Ampat Station. Also, there’s a wide range of amenities – eateries, international and public schools, bus services, and convenience stores. Right in the middle of the township is Pearl  City Mall, which is the first shopping mall in Simpang Ampat. According to Brickz, the median price for a terrace house in Bandar Tasek Mutiara is RM315,000.
