This is based on consumer search behaviour data compiled from January 2020 to December 2020. The areas are ranked in ascending order and are presented in the form of the search percentage (%).

5. Georgetown

If money isn’t an issue, then Georgetown will appeal to those who want to have great living options in the city centre. Many high-rise properties near the sea’s perfect long-term investments (buy-to-let) and second home. 

According to Brickz, the median price for a condominium in Penang is RM740,000. In terms of connectivity, Tun Dr Lim Chong Eu Expressway provides direct access to the first Penang Bridge. It also links Georgetown to other parts of the Island like Jelutong, Gelugor, and Farlim. 

Not just that, this  UNESCO World Heritage Zone is a mixture of old houses, colonial architectures, and a modern city with highrise buildings and shopping malls. If you want to play tourist in your backyard, there’s plenty of activities to explore here. You can visit temples, take instaworthy pictures at Penang Street and overindulge the mouthwatering local delicacies. 

4. Tanjong Tokong

Tanjong Tokong is a suburb in Georgetown. Once a fishing village, this neighbourhood has now transformed into an upmarket residential area. It is also a short drive away from the Penang Secret Avatar Garden and is connected to other parts of Georgetown via Jalan Tanjong Tokong. According to Brickz, the median price for a condominium in Tanjong Tokong is RM745,000.

3. Gelugor

Search percentage: 11.11%

Gelugor lies between Jelutong and Sungai Dua. Connectivity is convenient within this area as Jalan Sultan Azlan Shah and Tun Dr Lim Chong Eu Highway provide direct access to the first Penang Bridge. Not just that, it is also home to Universiti Sains Malaysia (USM) Penang campus. Besides, there is also a plan to build PPR in Gelugor, Teluk Kumbar, Balik Pulau, and Jelutong to meet the consumers’ for more affordable housing units in Penang. According to Brickz, the median price for a condominium in Gelugor is RM400,000.

Tanjung Bungah is sandwiched between Gurney and Batu Ferringhi. Bukit Mertajam is a mature area and a major town in Seberang Perai. The Bukit Mertajam town is about 11 km from the Penang Bridge and has direct access to the North-South Expressway Juru Interchange. Not just that, the Bukit Mertajam KTM station provides intercity rail connectivity to other parts of Peninsular Malaysia. The high-speed ETS train also cuts down the travelling time, especially during festive seasons.

Besides, Bukit Mertajam has various tourist attractions such as St. Anne’s Church and Hock Teik Cheng Shin Temple. According to Brickz, the median price for a condominium in Bukit Mertajam is RM190,000. That’s why it’s so popular among homebuyers and potential buyers because the price point is a lot cheaper than houses on the island.
