Johor is an ideal place if you’re looking for a place to live or for an investment prospect. With its prime location neighbouring to Singapore, coupled with an upgrade of infrastructure projects like the Johor Bahru-Singapore Rapid Transit System (RTS), it will create a spin-off effect on the local economy, especially within the Iskandar Puteri Region.

If you’ve been looking high and low for a house you can afford, you’re in luck as we have compiled the list of seven townships in Johor with properties below RM650,000. Your house is likely your most expensive purchase ever. With interest rates at an all-time low, now could be the best time for you to get on the property ladder. Using our calculator, the calculations assume a 10% down payment and a 35-year loan tenure. We also utilised a home loan with a 3.6% interest. This rate was used as the average figure from current rates of home loan products available in the market now.

As prices vary greatly across the country and region, we applied the M40’s average income as they are often one of the leading indicators in modern economies. According to the Household Income & Basic Amenities Survey Report 2019 by the Department of Statistic Malaysia (DoSM), the average household income for M40 is RM7,348.

The following are some areas in Johor that may offer some viable options for homebuyers based on several basic estimates:

This is based on the review period between January 2020 to December 2020 and information from the Valuation and Property Services department (JPPH) that has been compiled by iProperty.com.my‘s big data solution iPropertyIQ.com. The properties are ranked in ascending order and presented based on transactions.

7. Taman Pelangi Indah, Ulu Tiram

Taman Pelangi Indah is a matured township that not only offers contemporary living but also designed to cater to the needs ­of modern living. Besides its contemporary homes, this township focuses on balancing all aspects of life. There are superlink and terrace houses cocooned within a gated and guarded (G&G) neighbourhood while amenities are abundant within this township. The main landmark in the area is Perling mall and in terms of location, this neighbourhood is in a prime area as access to Malaysia-Singapore Second Link and Skudai Highway is direct. The JB City Centre is within a 20-minute drive, whereas grocery shopping is a breeze for the residents as there is a wide range of amenities. Also, residents of Taman Desa Tebrau benefit from its supreme location as access to the Pasir Gudang Highway and SDE is convenient.
