What is a duplex condo?

In Malaysia, a duplex condo is a two-storey unit that gives you an image of a landed property but in a high-rise building. Generally, duplexes contain high ceilings that extend to the upper floor, which is connected via stairs within the unit itself. In most cases, the upper floor is half the size of the lower floor.

In other countries, however, a duplex may mean a multi-family home with two “living compartments” connected by a common wall. Typically, this house will have two separate entrances within one unit. The living spaces can either be laid side-by-side or even stacked one above another. This kind of property, however, is considered to be a townhouse in Malaysia. This makes it confusing for some people as they may not know the difference between duplexes and townhouses. Townhouses are not to be confused with dual key units, which have similar characteristics. Where townhouses are usually landed homes, dual-key units are usually within a high-rise residential building (condo or serviced residence). A dual key unit is typically a condominium that has been divided into two units, but there is a common main entrance or foyer.

What is the difference between a duplex condo and a loft?

There is none! A duplex and a loft are actually the same types of property, only different in name. Both have high ceilings and an upper floor that oversees the lower floor. Duplexes is the term used in the Malaysian property market. Lofts are more commonly used in the United States and Europe.
