Even though this might be true, it sounds impossible for a developer to purchase all units for at least RM1000 psf (considering RM800 psf for the market price and another RM200 psf for compensation). The developer will most probably buy old bungalow nearby and build a new condominium instead with such costs to maximize profit. Cabana unit is more preferred than typical units at Desa Kudalari, because of its low density feature and small built-up. Plus, it is favored because it offers better rental yield as it attracts single expatriates due to cheaper rental rate. Priced RM800 psf, it seems that Desa Kudalari price is tagged as expensive as modern and latest condominiums in the area, such as 231 TR and Bintang Goldhill. Even its immediate neighbor, the chic Binjai Residency is tagged at RM900 psf. But its rental is among the lowest in the area at just RM3.00 psf, while others are mostly tagged from RM4.00 psf onwards. Therefore, if you are really keen to stay in Desa Kudalari, you should probably just rent it instead of buying it.
