
Kuala Lumpur – Mah Sing Group Berhad (Mah Sing) recently held an appreciation night with bankers, media, analysts and agents at M Luna to celebrate its early completion and several notable achievements. Fully sold, M Luna is Mah Sing’s second residential development in the well-established neighbourhood of Kepong, strategically located next to MRR2 which boasts excellent connectivity and is surrounded by abundant amenities.
Mah Sing remains committed to delivering its brand promise of crafting quality developments, where M Luna obtained an 86% QLASSIC score, a construction certification by the Construction Industry Development Board (CIDB). This also marks the highest score among Mah Sing’s M Series developments. Other achievements include achieving a 94.02% score in the Safety and Health Assessment in Construction (SHASSIC) score by the Construction Assessment Centre (CASC), and 4.2 million man-hours without Lost Time Injury (LTI).
Mah Sing’s Founder and Group Managing Director, Tan Sri Dato’ Sri Leong Hoy Kum shared, “We are proud to be able to deliver this project ahead of schedule without compromising on its quality. Earlier this year, we also completed M Oscar, our first residential development in Sri Petaling, and there will be more to come. This is a testament to our commitment to delivering quality products to our customers within the stipulated timeline. Other than the completion of projects, we have been active in replenishing our landbank this year, with four lands acquired including MSS Business Park in Sepang, M Tiara 2 in Johor Bahru, M Aspira in Taman Desa, and most recently M Aurora in Old Klang Road, which was acquired earlier this month. Moving forward, we will continue to look for suitable lands to replicate the success of our M Series developments that meet market demand.”
Armed with a robust balance sheet and ample liquidity with cash, bank balances, and short-term investments of RM911.5 million and a low net gearing ratio of 0.10x as at 30 June 2024, Mah Sing is well positioned to continue its acquisition of strategic lands in Klang Valley, Johor and Penang. Currently, Mah Sing has a portfolio of 60 projects covering a total landbank of 5,353 acres, with a substantial gross development value (GDV) of RM60.3 billion.
“Leveraging on the spillover demand from M Luna, we also launched M Nova and M Zenya located in the same area. Both projects received an overwhelming response from homebuyers and there are limited units left available for sale. Both projects will also embody the DNA of our M Series which are strategically located with attractive price points, good connectivity and abundant amenities. Hence, I believe M Nova and M Zenya will replicate the success of M Luna. Next year will be an exciting year as well for Mah Sing, as we gear up for more new launches and completion of ongoing projects,” added Tan Sri Dato’ Sri Leong Hoy Kum.
M Luna achieved high QLASSIC score of 86%
M Luna achieved a commendable 86% score in the Quality Assessment System in Construction (QLASSIC) by the Construction Industry Development Board (CIDB). The certification was presented by CIDB Malaysia’s Chief Executive Officer, YBhg. Dato’ Sr Mohd Zaid Zakaria.

Commitment to health and safety during construction of projects
Mah Sing is committed to maintaining the highest standards of health and safety throughout the construction of its projects. M Luna achieved a commendable 94.02% score in the Safety and Health Assessment in Construction (SHASSIC) score by the Construction Assessment Centre (CASC). This is the highest SHASSIC score among Mah Sing’s M Series developments.
Other than that, the construction of M Luna was completed with an exemplary 4.2 million man-hours without LTI. Mah Sing and its partners prioritize the well-being of employees, where the Health, Safety and Environment (HSE) department organises safety and health awareness programmes and briefings at the construction site regularly to maintain a safe working environment. The certification was presented by Department of Occupational Safety and Health WP Kuala Lumpur and Putrajaya’s Deputy Director of Operations, Nor Zamzuri Bin Md Nor.
