When it comes to high-rise residences, Sentul Point Suite Apartments of Sentul is as high as it can get with 44 storeys. The development by UOA Group is a freehold serviced residence that is expected to be completed in 2020. Sentul Point Suite Apartments’ biggest asset is its freehold status, followed by its location. Sentul, relatively low-key compared to other towns in KL such as Cheras or Ampang, provides the conveniences that all these towns do. Located near public transports as well as most major highways, Sentul has easy connectivity to the KL city centre. Usually, high-rise apartments in prime locations have a price tag reflective of their advantageous address, but Sentul Point Suite Apartment has quite a reasonable listing price. This is due to its build, which inevitably classifies it as a high-density apartment. Observers of real estate trends may advise prudence when purchasing high-density apartments in towns and nearby cities, but prospective buyers should consider that the developer UOA Group has a reputation for firm restrictions on tenants in their properties. These include lease regulations such as “No renting out to foreign students” and “Maximum occupancy of 6 (excluding children) per unit” to avoid over congestion. In addition to the freehold status and strategic location, one can consider the essential facilities of a high-rise residence, such as a swimming pool, gym and park as a given and the apartment would seem like a bargain. Talking about how strategic Sentul is as a residential location is different as opposed to proving it. In terms of easy accessibility to public transport, the apartment is located within 5km of KTM stations Sentul, Batu Kentonmen, and Kampung Batu and LRT stations Sentul and Sentul Timur under the Sri Petaling and Ampang line. Road network-wise, highways such as Duta-Ulu Kelang Expressway (DUKE), the Mahameru Highway, and major roads such as Jalan Pahang, Jalan Genting Kelang, Jalan Kepong and Jalan Ipoh are easily within reach. In fact, KLCC is about 10km away, and the towns Segambut, Setapak and Gombak are located within a 10-20km radius. As a serviced residence, Sentul Point Suite Apartments does not disappoint in the recreational facilities category. As mentioned earlier, the obligatory swimming pool, gym and park notwithstanding, an indoor and outdoor playground, a caf&eacute;, library, maze garden, BBQ pit, multipurpose open terrace, meeting room and yoga decks complete the list of facilities available to the residents.Sentul Point Suite Apartments consists of 3 blocks, Block A, B and C, each with 44 storeys each. The total units come up to 2,352 units. Each block will have eight elevators servicing them with four serving the ‘Low Zone’ which is from level nine to level twenty-four, and the remaining four serving the ‘High Zone’ from level twenty-seven and upwards. This is to prevent any mishaps or overcrowding during peak hours. The ‘Low Zone’ of Block A will hold 26 units per floor and 27 units per floor for the ‘High Zone’. Block B & C will hold 19 units per floor in the ‘Low Zone’ and 20 units per floor in the ‘High Zone’. A sum of 12 different layouts will be provided to prospective buyers. The built up area ranges from 700 sq ft to 1,001 sq ft, offering 2 bedrooms and 1 bathroom for the smallest unit and 3 bedrooms and 2 bathrooms for the largest unit. All units will come with a designated balcony and 1 parking bay, except for units with a built up of 1,001 sq ft, which will be allocated 2 parking bays. Sentul Point Suite Apartments is conveniently nearby the schools SJK(C) Sentul, SMK La Salle, Wesley Methodist School, and Chong Hwa Independent High School. One of the best hospitals in the state is Hospital Kuala Lumpur, which is a mere 6km away from the residence. Of course, Hospital Kuala Lumpur is not the only hospital that attends to the Sentul population with Hospital Pusrawi, KPJ Hospital Tawakal, and Sentul Medical Centre performing just as well. As for hypermarkets and shopping malls, Sentul has two notable ones worth mentioning called Mutiara Complex, Menara Sentul and an AEON Shopping Mall is supposedly in plans for construction. Actually, there are many restaurants and caf&eacute; nearby Sentul Point Suite Apartment such Hup Kee Seafood Restaurant, Restoran Sin Seng Hin, Jaipur Mahal restaurant, Restoran As Bismi Maju and Restaurant Sun Kar Hee. The developer, UOA Group is an Australian based company which had set its base in Kuala Lumpur since 1989. As of 2011, they have been listed as one of the largest property development companies in Malaysia in terms of market capitalization.To further ascertain possibilities of owning Sentul Point Suite Apartment you can conduct further research into properties developed by UOA Group by taking a look at United Point Residence, Kepong, Danau Kota Suite Apartments, and Suria, North Kiara. Sentul has many exciting properties such as Maxim Citylights @ Sentul KL, The Capers, Bayu Sentul Condominium and The Tamarind. The units are being sold at a listing price beginning from RM360,000 to RM600,000. The price psf is set at RM515 and the maintenance fee including sinking fund is RM0.25 psf.
