• Prestige / image, because it sits in KL Sentral, and has MSC Malaysia Cybercentre status, which is attractive for tech / ICT companies. 
• Strong amenity base nearby (food, hotels, malls), so convenience for business operations and staff.
• Diverse blocks and unit sizes allow flexibility (smaller offices to whole floors).

Considerations:
• Because of its prime location, rental and sale prices tend to be premium. Lower PSF units might be older blocks or less ideal in layout.
• Traffic congestion in the area can be an issue during peak hours, though mitigated by heavy use of transit.
• Parking cost / availability might be tight or costly — though it has parking, but given location demand is strong.
