One Sentral, Nusajaya is freehold high-rise condominium located in Taman Nusa Sentral, which is acutally in the center of Nusajaya. It is also the first serviced apartment in Nusa Sentral, becoming a landmark amongst its surroundings. The developer of One Sentral is Country View Berhad (CVB). It was incorporated in Malaysia in 1981. Before the incorporation, it was a private limited company known as Country View Realty Sdn. Bhd. Its very first land acquisition was the land in Pulai, Johor with 1,080.23 acres. It was then developed into a mix housing project and the first phase was launched in December 1986, named Taman Universiti. Until today, the developer has established several areas in Johor with 10,919 units of residential and commercial properties and 6,086 units of affordable houses. Example of previous developments done by Country View Berhad were Summer Rose and Taman Nusa Indah. The developer is also currently engaging in few projects such as Spring Grove Series, which is a 3-storey terraces and Sentral Avenue, which is a 3-storey shop offices. Both of the projects are located in Nusa Sentral. One Sentral has a few unique selling points, making it as a bonus to the serviced apartment. The first one is the double volume shop lot featured at the ground floor of the apartment. The shops include self-service laundry, janitor service at the lobby, restaurants and convenience stores. The additional perk to the lobby is its high-speed broadband connectivity. Public transportation is, perhaps, the selling point of the apartment. It provides shuttle bus service to ease the residences moving to several places such as EduCity, Legoland Malaysia, Bukit Indah and Nusantara. Another selling point is probably the apartment itself. It is featured with private function rooms and also a lounge for residences only. Residences can use both places to held any functions they want to. There is a Garden Space at level 5 with a lot of facilities too. Residences can enjoy their outdoor entertainment there. As mentioned above, One Sentral is located strategically in the heart of Iskandar Puteri. Hence, it is also a central to most of the iconic locations in this area. Examples of these locations are Educity, where it is an area full with education institutions such as Newcastle, Reading University and Marlborough College, Legoland, Nusa Sentral Park, China Mall and Motorsport City. It is highly linked with these places with the highways such as The Coastal Highway, Lebuhraya Bukit Indah and Lebuhraya Pontian. Besides that, the developer is also going to build a road connecting to Educity and Kota Iskandar in 2 years period so that the travel time will be reduced around 10 minutes. Therefore, it can be seen that the public transportation is provided in this area. Residences are also convenience to the newly-built shop lots surrounding the apartment. Amenities are featured in Level 1 and Level 5 of this serviced apartment. In Level 1, there are a grand lobby and meeting rooms. In Level 5, there are gymnasium, sauna, indoor and outdoor cafe, half of the Olympic size swimming pool, wadding pool and terrace park. Of course, the 4-tiered security is exceptional too. CCTV will be installed to monitor the apartment. Security guards will also patrol 24 hours to secure the apartment. Every resident has SMART access card and they have to use it in order to access the residence compound. Moreover, residents can communicate with their visitors via the intercom system placed at the lobby. The project is built up with two towers, which are Tower A and B. Each tower has 20 storeys with total of 426 units, ranging from 740 sq. ft. to 1,260 sq. ft. The two towers are on the land area of 3.87 acres. At the ground floor, there are double-volume shop units. Every tower has 4 lifts and 1 service lift. The units are divided into different types, which are from Type A to Type C. Every unit type has different number of bedrooms and bathrooms. Type A unit has 2 bedrooms and bathrooms with 740 sq. ft. Type B unit has 3 bedrooms and 2 bathrooms with 938 sq. ft. Type C unit is dual key unit, which has 4 bedrooms and 3 bathrooms with 1,260 sq. ft. Every units is partly-furnished with built-in Electrolux kitchen cabinet, 3 air-conditioning units installed in each bedroom and living room, built-in water heater and cooker hood & hob. There are total four levels of covered parking lots for the residents of One Sentral. 506 lots will be provided to residents and 210 will be provided to visitors. The selling prices for various type plans are different. Type A units is priced from RM520,000 to RM554,000 with 1 complimentary car park bay. Type B unit is priced from RM750,000 to RM748,000 with also 1 complimentary car park bay whist Type C unit is priced from RM1,008,800 to 1,042,800 with 2 complimentary car park bays. 10% discount will be given to the buyers. Legal and stamp duty on Sales & Purchase and Loan agreements will be free. The purchaser will bear the Disbursement and Memorandum of Transfer (MOT). The maintenance fee is priced at RM0.30 per sq.ft. The project is completed in November 2016. The project developed by Country View Berhad includes Spring Meadow, Spring Grove, Sentral Avenue, and Summer Rose. Also, other projects that are nearby include Idaman Residences, Teega Suites, Fairway Suites, Impiana, and Teega Residences.
