7 properties you can afford in Klang Valley with RM 2, 500 monthly instalment

You’d be surprised to know that there are indeed affordable residential properties within Klang Valley, where property prices are notoriously high.   

Whether you’re single, married with no children or have a small family – finding an affordable and comfortable home for everyone to live in can be a challenge, but not impossible. A typical starter house within Klang Valley usually ranges between RM400, 000 to RM700, 000.

You could start by identifying your price point. Determine your wants and needs. Next, consider whether you have the financial capability. In the meantime, check out these seven residential properties within the Klang Valley that you can afford with RM 2, 500 per month.

NOTE: The monthly instalment calculations were made using our home loan calculator, utilizing the following terms: 35-year loan tenure at a 4.7% interest and a 10% down payment. 1. Sunway Avila Residences – Wangsa Maju, KL

Sunway Avila is a serviced residence located in Wangsa Maju. With 405 units, this residence offers urban living at an affordable price tag. It incorporates an array of facilities that are perfect for families that are seeking for a comfortable modern living. Its top facilities include 24-hour security, gym, swimming pool, rooftop sky terrace, multi-purpose hall, cabana, function room, and nursery. Sunway Avila is a new project and is expected to complete construction in 2023.

Monthly instalment: RM 1, 880/ month

Built-up Size: 732 sf – 1, 033 sf

Amenities: The serviced residence is within proximity to the government clinic and Columbia Asia Hospital. Plus, your kids could easily walk to the nearby public primary and secondary schools. Also nearby are convenience stores and the Wangsa Walk Shopping Mall. 

Getting around: It is a breeze to get around the city centre as there are four LRT stations within its proximity. The nearest LRT Station is Sri Rampai, which is about 770 m from the residence with a covered walkway. This station lies on the Kelana Jaya LRT line and it is six stops away from KLCC (about 12 minutes’ ride). It also allows commuters to change to the MRT Line at the Pasar Seni LRT station.

2. Chambers – KL City Centre

Chambers is a serviced residence that is strategically located in Kuala Lumpur. Home seekers should not have missed this new residential project as it ticked all the boxes for contemporary living. It offers 509 stylish studio units that overlook KL ‘s bustling skyline. Not just that, it comes in five layouts and it is equipped with A-grade facilities like BBQ area, fully equipped gym, parking, playground, swimming pool, and a top-notch security system. This project is due in 2022.

Monthly instalment: RM 1, 875/ month

Built-up size: 450 sf – 908 sf

Amenities: Facilities are only a hop, skip and jump from Chambers. The Sunway Putra Mall is within a walking distance while the Bukit Bintang area is only a short drive away. On top of that, Damai Service Hospital and KPJ Sentosa Specialist Hospital are within a 1 km distance while banks, shops, and restaurants are easily accessible.

Getting around: The connectivity is excellent in this area. The nearest train station is PWTC station. It is no more than 300m from the residence and it’s a walking distance! Also, it provides easy connectivity to other parts of the city and it is linked to highways and major roads like Lebuhraya Sultan Iskandar, the Ampang – Kuala Lumpur Elevated Highway, Jalan Kuching, and Jalan Tun Razak.

3. Residensi Bintang Bukit Jalil – Bukit Jalil, KL

If you are looking for a place with a breathtaking view, this could be the one. It is built on an elevated ground where its residents can enjoy the stunning view of the city skyline. This urban high-rise resident has a total of 1, 342 units with three types of layouts. The facilities include Bintang Garden, Bintang Tree Pavillion, garden pool, an aqua indoor and outdoor gym as well as a playground. It is scheduled to be completed in 2022.

Monthly instalment: RM 2, 417/ month

Built-up size: 805 sf – 1, 029 sf

Amenities: Amenities are within a 5km radius. Bukit Jalil Recreation Park is about 4km away from the residence while Bukit Jalil City Mall is about 2km away. Educational institutions and a hypermarket are also within the proximity, making it an area that fulfils the residents’ need to live, work and play in Bukit Jalil.

Getting around: Residensi Bintang Bukit Jalil is linked to five major highways – the North-South Highway, Kesas Highway, MEX, Bukit Jalil Highway, and LDP. The closest LRT station is Alam Sutera station which is 3.5km or 5 minutes’ drive away from the residence.

4.  M Centura –  Sentul, KL

M Centura in Sentul offers an affordable luxury living with smart and green features. This condominium comes with three layouts and it is also equipped with resort-like facilities. Residents could enjoy the floating gym as well the Olympic-length swimming pool! Besides the usual facilities like a playground, the condo also features a co-working space (great for those who work from home), a laundry bar, and a centralised garbage disposal system.  It is expected to be completed in 2021.

Monthly instalment: RM 1, 530/ month

Built-up size: 646 sf – 1, 001 sf

Amenities: M Centura is surrounded by an abundance of amenities. Convenience stores like 7-Eleven and 99 Speed Mart are within an arm’s reach. Mydin Wholesale Emporium Selayang, Aeon Big River City, and Kompleks Mutiara are nearby as well. Not just that, government dental clinics, government clinics, and the Sentul Hospital are less than 3km away from the condominium. Public primary and secondary schools, private college, and Chinese independent school are all within 2km away.

Getting around: M Centura is only 5km away from the KL City Centre with direct shuttle service to LRT stations (Sentul Timur and Sentul) and KTM stations (Batu Kentonmen, Taman Wahyu, and Sentul).


5. Sunway Gandaria – Bandar Baru Bangi, Bangi

Serviced residence Sunway Gandaria is the tallest landmark in Bandar Baru Bangi. Its 38-storey building overlooks the scenic Bangi Golf Course and Taman Tasik Cempaka. As the new jewel in Bangi, this modern residence features 259 low-density units with 34 units of retail conveniences at the residents’ doorstep.  It has all modern lifestyle facilities such as an infinity pool, a multi-purpose hall, gym, playground, Jacuzzi, and BBQ area. This new project is to complete construction in September 2019.

Built-up size: 949 sf – 1, 405 sf

Amenities: Healthcare is only a stone’s throw away from Sunway Gandaria. It is within walking distance to Az-Zahrah Hospital, An-Nur Specialist Hospital, Parkson, AEON Max Value, Al-Hasanah Mosque, various corporations and MNCs, and retail stores like Jakel. Besides, it also has proximity to amenities like Bangi Golf Club, Kompleks PKNS, and schools. Also, UPM, UKM, UNITEN, Tanarata International School, and the German Malaysia Institute are all within 5-10 minutes’ drive from the residence.

Getting around: The residence is easily accessible via major roads and highways like the KL-Seremban Highway, SILK, SKVE, ELITE, NKVE Highway, and Cheras-Kajang Expressway.

6. Cempaka Sari – Saujana Utama, Kuala Selangor

Cempaka Sari is located in the matured township of Bandar Saujana Utama, Kuala Selangor. It’s a development of 2-storey terrace/link houses. There are 141 units of houses with facilities like a jogging track, parking, playground, and tennis court. It is to complete construction in 2019.

Price: from RM 428, 800

Monthly instalment: RM 1, 874/ month

 Built-up size: 1, 600 sf – 1,700 sf

 Amenities: Cempaka Sari has complete amenities such as schools, police station, petrol stations, and convenience stores. MyMydin Desa Latania, 99 Speed Mart, and 7-Eleven are less than 2km away. Cempaka Sari is within walking distance to SK Saujana Utama Ijok and SMK Saujana Utama.

 Getting around: Cempaka Sari is accessible via Guthrie Corridor, LATAR, and NKVE.

7. Acadian – Saujana Rawang, Rawang

Acadian features 2-storey terrace house. It is located at Saujana Rawang, Rawang. This project has a total of 103 units featuring a modern concept surrounded by nature. The facilities include a recreational lake, a jogging track, a business centre, a cafeteria, and a mini market. As Saujana Rawang is designed for families, it has spacious rooms and a practical kitchen for a comfortable living. This project is expected to be completed in 2021.

Monthly instalment: RM 2, 055/ month

Built-up size: 1, 680 sf – 1, 725 sf

Amenities: SK Taman Desa, SMK Taman Desa, 99 Speed Mart, and 7-Eleven are less than 2km away. For grocery runs, Tesco, Parkson, Giant, and Aeon are 10-25 minutes’ drive from the house.

Getting around: Acadian is accessible via the North-South Expressway, Guthrie, and LATAR. The nearest train stations are Kuang and Rawang KTM Stations, which are about 10-25 minutes’ drive from Acadian.
