Previously, we’ve got you covered for properties you can afford with RM 2,500 per month in Klang Valley. It’s no secret that the property prices in major cities in Malaysia are sky high.  Be it KL City Centre, Petaling Jaya, Johor Bahru or Penang, the journey to get a foothold can be a daunting experience.

Also, you might want to check out the Home Ownership Campaign (HOC). It is an initiative by the government where at least 10% discount will be given to home buyers by developers. Not just that stamp duty will be waived on the instrument of transfer and loan agreement for houses priced between RM300, 001 and RM1 million for first-time house buyers.

NOTE: The monthly instalment calculations were made using our home loan calculator, utilizing the following terms: 35-year loan tenure at a 4.7% interest and a 10% down payment. Meanwhile, the recommended household income utilises the housing cost burden or 30% rule, where the stated minimum sum equals 35% of the calculated monthly instalment.

1. Vista Perdana Apartment – Taman Bagan Jermal, Butterworth

Vista Perdana Apartment is a residential property that is overlooking the sea. It has all basic facilities such as cafeteria, covered parking, gymnasium, jogging track, mini market, playground, salon, and 24-hour security. The units are made up of 3 bedrooms and 2 bathrooms, and it is suitable for families.

Monthly instalment: RM 962/ month

Amenities: There are plenty of schools within 2 km radius from the property such as SMK Kampong Kastam, SK Bagan Jermal, SJK(C) Kwang Hwa, and SJK(T) Mak Mandin. Nearby government clinics within 2km are Klinik Desa Bagan Dalam and Klinik Kesihatan Butterworth. Not just that, there are restaurants and banks within its vicinity. For shopping or grocery runs, the wet market, Econsave Hypermarket, and Sunway Carnival Seberang Jaya are within 5-10 minutes’ drive away.    

Getting around: Vista Perdana Apartment has good accessibility. Getting around: The closest KTM station is KTM Bukit Tengah. It is 1.6 km away from the property, whereas KTM Bukit Mertajam station is 2.7 away. Sunsuri Residences is a serviced residence that is located about 2 km away from Penang International Airport. It comprises of two towers with 770 units. The facilities include a BBQ area, clubhouse, gymnasium, jacuzzi, sauna, and a wading pool.

Built-up size: 500 sf – 800 sf

Amenities: There are many schools within 3 km radius from Sunsuri Residences. Government clinics are within an arm’s reach from the property while Giant Hypermarket and convenience stores are within the distance of 3 km away.

Getting around: Other than being nearby the airport, it takes a 20-minutes’ drive to get to the Penang Bridge from Sunsuri Residences. There are also Rapid Penang bus services such as Rapid Penang 401E. Residents can hop onto the bus from Jalan Sultan Azlan Shah as it passes through the jetty, Komtar, Queensbay Mall, the airport and a few more stops.

5. Halaman Kenanga Apartment– Sungai Dua

Halaman Kenanga Apartment has a total of 714 residential units. 200 units are low cost while the remaining units are low-medium cost. With 3 bedrooms and 2 bathrooms, it has all the basic facilities like a mini market, playground, and a jogging track.

Amenities: There are numerous amenities within Halaman Kenanga’s vicinity. Queensbay Mall is about 3 km away from the property while Tesco Extra Sungai Dua is about 2 km away or a 7-minute drive. On the other hand, SMJK (C) Phor Thay is only 650 away from the apartment or an 8-minute walk.

Getting around: Halaman Kenanga is about 5 km away from the first Penang Bridge and Tun Dr Lim Chong Eu Highway. The second Penang bridge is about 15 minutes’ drive away or about 10 km away. Amenities: Driving to Tanjong Tokong is about 7 minutes from Tri Pinnacle. Besides, there many educational institutions within its vicinity such as Penang Chinese Girls’ High School (3.7 km), Phor Thay Private High School (3.3 km) and TAR UC Penang Campus (6 km).  Not just that, Gurney Drive and Pulau Tikus is about 4 km away while health facility like Penang Adventist Hospital is about a10-minute drive from Tri Pinnacle.

For example, Rapid Penang 201 (Pekan Air Itam via Farlim), 202 (Paya Terubong via Farlim) and 306 Bayan Lepas (306).
