1. What is the Johor Affordable Housing Scheme (RMMJ)/ Rumah Mampu Biaya Johor (RMB)?

The Johor Affordable Housing Scheme, also known as the Rumah Mampu Biaya (RMB) Johor scheme is a state government initiative to help the B40 and M40 groups in Johor to own houses at reasonable prices. Among the projects offered under the RMMJ are the Bumiputera Lot and the People’s Housing Program (PPR). This RMMJ program can be applied online at the eRumah Johor (Portal Hartanah Johor) website and you must meet certain requirements to qualify for the projects.

In general, the houses offered by the Johor government are as below:

  • 3 bedrooms and 2 bathrooms
  • comfortable and family-friendly
  • affordable prices

2. What are the requirements and what houses are offered by the state government?

The RMMJ houses are offered according to the income limit. You are still eligible to apply for this scheme if you earn up to RM10,000. The houses that will be offered to you will be evaluated based on the total earnings.

There are various types of housing that you can choose from, each with its own set of requirements. So, it would be wise if you first identify the housing category that you want to apply for, whether it is the Rumah Mampu Biaya (RMB), Bumiputera Lot, or the People’s Housing Program (PPR).

3. Rumah Mampu Biaya Johor (RMB)

Several factors affect your eligibility for the RMB. If you meet these criteria, you can apply for it.

  • Applicants must be at least 18 years old, a Malaysian citizen, live in Johor for more than 10 years (for non-Anak Negeri).
  • Applicants may be single or married.
  • The maximum household income and the category of RMB houses that can be applied are as follows:
    • RMB A – RM4,000
    • RMB B – RM6,000
    • RMB C – RM8,000
    • RMB D – RM10,000
  • Married couples can only make one application. If the applicant has a second wife or more, the application must be made under the wife’s name
  • Applicants or spouses who own a Low-Cost Home/ Rumah Kos Rendah (RKR) for 10 years are eligible to own an RMB B.
  • Applicants or spouses who own a Medium Cost House or Affordable House or house (residential property) are NOT ELIGIBLE to apply for this scheme.
  • Applicants or spouses who have an RKR / RKSR / PKJA / PKJB can apply for a second home but only from RMB C and RMB D categories.
  • The house registration is valid for two years.

Eligibility for this scheme and the houses that will be offered to you depend upon total household earnings, as described in the table below:

4. Bumiputera Lot

You need to meet these requirements to qualify for Bumiputera Lot:

  • A Malaysian citizen of at least 18 years old
  • Applicants may be single or married
  • Open to Bumiputera only

5. People’s Housing Program/ Program Perumahan Rakyat (PPR)

The requirements for the People’s Housing Program (PPR) applicants are as follows:

  • Applicants must be at least 18 years old, a Malaysian citizen, live in Johor for more than 10 years (for non-Anak Negeri).
  • Applicants must be married. Applications of widows or widowers will be taken into consideration.
  • The second or other wives are not eligible for PPR.
  • Application of a single individual aged 50 and above, who is also a caretaker and an orphan will be taken into consideration.

  • Applicants and spouses must not own a residential property, do not occupy any government quarters, and are clear of criminal records.

6. Apply for any Johor Affordable Housing (RMMJ) project

You can apply for any projects under the RMMJ with a few easy steps.

  1. Visit the Sistem Perumahan Johor website here. If you are not yet a user, you may register for a new account.
  2. Next, log into your Setiausaha Kerajaan Johor (SUKJ) account and fill in your details. Make sure they are completely and accurately filled.
  3. Select the desired project and apply.
  4. Then, you must submit the required documents to the counter before the advertising period ends. Make sure you are always alert and aware of the advertising end date as the applicant is not allowed to apply for the project once it has ended.

Don’t forget to check the status of your RMMJ applications. Only eligible applicants will be informed of the voting sessions. If you apply for a Bumiputera Lot, you’ll be informed of the next necessary step.
