According to data from the Immigration Department of Malaysia, the number of expatriates entering the country has surged pass pre-pandemic levels. Last year alone, a total of 154,155 expatriate passes were issued. That is the highest amount of passes issued since 2018.

The upward trend is expected to continue in 2024. As of March,  a total of 38,197 passes were issued compared with the 32,947 passes given out during the same period last year.

Does the increase in skilled foreign professionals correlate with demand in luxury property? Yes, it does!

According to news reports, Malaysia’s luxury properties have drawn high interest from foreign investors, particularly from China, Europe, Singapore, and the Middle East. This is especially true in urban areas such as Kuala Lumpur, Penang, and Sabah.

Real estate group Juwai IQI, for example, enquiries from Chinese buyers alone in the first quarter of 2024 had surged by 42 per cent compared to the previous quarter. This has placed Malaysia as the second most popular destination in Southeast Asia for Chinese real estate buyers after Thailand.

Malaysia is an attractive destination for foreigners as it offers competitive prices compared to other luxury markets in Asia. Furthermore, favourable property ownership framework for foreigners also works in its favour.

Another factor which has helped the market is the Malaysia My Second Home (MM2H) programme. The government initiative allows foreigners to reside in Malaysia on a multiple-entry social visit pass and was revamped in June 2024. It is now mandatory for MM2H participants to purchase residential properties and not rent them out.
