Mah Sing, Subang Bestari, Shah Alam

Subang Bestari is a 500-acre residential cum commercial township nestled in Shah Alam. It hosts a vast array of residence types including terraces, townhouses, bungalows, semi-detached homes, condominiums and medium-cost apartments. This self-sustaining township is built on leasehold land by nine developers, including Mah Sing and Wordwide Holdings.

Subang Bestari is accessible via Jalan Sungai Buloh which is connected to Guthrie Corridor Highway (access to New Klang Valley Expressway (NKVE)), Jalan Lapangan Terbang Subang (access to Federal Highway), Jalan Kuala Selangor and Persiaran Mahogani (access to Kota Damansara).

Analysis
Subang Bestari is a new township in the emerging old Kampung Subang enclave. Much development still needs to be done in the area, if the prospective buyers expect to live in an urban area. The surrounding place is still laid back with no loud and buzzing entertainment centres. Seeing that the neighborhood is under Shah Alam district, it is unlikely that more entertainment facilities will be welcomed here. However, the highly coveted Mutiara Damansara is merely 20 minutes from this place.

HELP University College (HELP) is expected to open its 'Green Technology' Campus right next to Subang Bestari. It comprises of a 24-acre land and will accommodate about 13,000 students. With the opening of this campus in January 2014, it will attract more people to live in the area. Hence, it is hoped that the population increment will help boast the vicinity with more shops and F & B outlets which seemed lacking at this moment.

Another downside is the main access to reach this area is via Jalan Sungai Buloh. It can be congested during peak hours as people are driving out almost around the same time. The property investors are also waiting for Rubber Research Institute of Malaysia to commence. It is expected to aid in adding more value to the properties, just like HELP University, Toyota factory and Hino factory.
