When you live in an increasingly congested metropolis with a high population, the convenience of location becomes a vital consideration. Surrounding amenities, distance to work and proximity to schools (among others) are all factors that ultimately determine the quality of life you enjoy in the city.

Across the globe, the prominence of high-rise living can be attributed to one underlying factor; it addresses the scarcity of space by allowing many to enjoy the benefits of specific urban locations.

Condominiums, in particular, enjoyed a rapid rise in popularity when first introduced to the Kuala Lumpur landscape in the mid-1980s. This was because it happened during a time of rapid development in the country, where rapid population growth in the city necessitated a new form of dwelling for those who wanted to stay close to the urban pulse in the face of rapidly diminishing space (and rising cost) of landed homes.

Condos were an ideal alternative solution for a population that was still accustomed to some of the lifestyle freedoms of landed neighbourhoods – playing at nearby open fields, badminton with neighbours over the fence, cycling around the block etc.

The lifestyle facilities condos offered didn’t just satisfy this desire, in many cases, it was an upgrade, with access to the facilities such as gyms, swimming pools, proper racquet-game courts and playgrounds for children – with the added advantage of exclusive and secure surroundings.

These factors have made condominiums the most popular form of dwelling in key urban centres in the modern Klang Valley landscape. Today, condos compete for attention by going beyond the offer of leisure and lifestyle facilities, with the lure of innovative designs that incorporate a green ambience and elevated urban living standards.

What is a condominium?

Condominiums are sometimes confused with other forms of high-rise residential options, simply because we often fall prey to using the term freely and interchangeably to describe overall stratified living.

While condos are not typically confused with flats, which offer a more basic living experience, it is often conflated with apartments. While apartments too are offered in spaciously upmarket or appealingly luxurious forms, they are simply not defined as condominiums when they do not include shared facilities as part of the lifestyle proposition.

Therefore, a condominium is most easily defined as a type of stratified property that offers active lifestyle facilities, shared amenities and shared common spaces. Not limited to the luxury market, in Malaysia condos come in various forms, targeted at a broad range of buyers that typically span from the mid-income to high-income spectrum.

Condos for sale in KL

Following a two-year lull in overall property interest due to the COVID-19 pandemic, property-seeking activity seems to be picking up this year as confidence is gradually making its way back into the property market.

Not surprisingly, condominiums have been attracting a large share of renewed interest. has seen a 5.7% increase in search activity for condo for sale listings from January 2022 to July 2022.
