What are the most searched areas on iProperty.com.my?

The top 10 most searched areas are ranked in ascending order by the percentage of property-for-sale organic searches garnered on iProperty.com.my.

In Knight Frank Malaysia’s Real Estate Highlights for 1H 2023 (REH), the independent global property consultancy firm provided insights into the performance of the property markets across Klang Valley, Penang, Johor Bahru and Kota Kinabalu.

It said that the condominium and serviced apartment segment in Kuala Lumpur experienced mixed trends in prices, with properties in Kenny Hills and Mont Kiara seeing price growth, while those in KL city and Bangsar saw slight dips in the average transacted prices.

That said, these areas are still highly searched on iProperty.com.my. Compared to the top 10 list for 2022, there are only four that remain the same, and they are Puchong, Johor Bahru, Mont Kiara, and Petaling Jaya.

10. Cyberjaya

Cyberjaya is located in the Klang Valley’s southern corridor, adjacent to Putrajaya. It is less than half an hour’s drive from the Kuala Lumpur City Centre, and was conceived to be the ‘Silicon Valley of Malaysia’ in the late ‘90s. A number of multi-national companies have since set up base in Cyberjaya to enjoy the Multimedia Super Corridor (MSC) status.

Cyberjaya has plenty of public parks and recreational spaces. There’s Cyberjaya Lake Gardens, a 400-acre green lung with a children’s play park, a lake, and a watch tower.

Cyberjaya is also home to a number of learning institutions, including Multimedia University, Limkokwing University, University of Cyberjaya, Kirkby International College, Korean School of Malaysia, and King Henry VIII College. This, and the expatriates working in MNC companies, lends well to the rental market in Cyberjaya.

Aspire Residence was developed by Syarikat Perumahan Negara Berhad (SPNB) in 2016. The project experienced delays, and construction resumed in May 2022.

The project has three residential blocks comprising 1,168 residential units, with facilities such as a swimming pool, playground, multipurpose hall, and gymnasium. According to a press release, it was handed over to buyers in September 2023.

Sanderling Lakefront is part of the overall residential masterplan at Lakefront at Cyberjaya. Phase 3, Sanderling, is the latest addition and it will consist of two towers with a total of 606 units (303 units per tower).

The development is expected to be completed in September 2025, and it promises to reconnect homeowners with nature by providing secured community living, an interconnected facilities podium via a covered walkway, and a pedestrian-friendly environment.

Sanderling Lakefront is being developed by Ayala Land, a real estate firm based in the Philippines. It is a subsidiary of Ayala Corporation.

9. Bangsar

Bangsar is an established and upscale neighbourhood in Kuala Lumpur. It is situated in between Petaling Jaya and the Kuala Lumpur city centre. It’s also close to other prime neighbourhoods such as Mont Kiara, Sri Hartamas and Damansara Heights.

Bangsar continues to be popular among both investors and owner-occupiers, including those looking to upgrade to high-end real estate. The key areas there include Bangsar Baru, Bukit Bangsar, Bangsar Park, Bukit Bandaraya, Taman SA, Bangsar Utama, Lucky Garden, and Pantai Hills, among others.

Bangsar’s development started in the 1960s, and today it features landed and non-landed homes, presenting various types of abodes for buyers to choose from. Alfa Bangsar is located on Jalan Maarof, and it is developed by City Motor Group, which was once the sole distributor in Asia for Italian premium car manufacturer Alfa Romeo. City Motors Group has expanded its property portfolio by conducting more launches and diversifying into the property investment segment.

Alfa Bangsar is a multi-faceted 1.26-acre development, with an 8-level podium featuring a car park, hotel (managed by InterContinental Hotels Group), and 35,000 sq ft of commercial space. The project also includes 178 serviced apartment units on Levels 19 to 42. Alfa Bangsar will be accessible via Jalan Maarof and Jalan Tandok, and it is scheduled for completion in Q2 of 2024.

Bangsar Peak is located on a 1-acre plot, next to Cascadium along Jalan Medang Serai. This low-density condominium has only 39 units in a single 18-storey block. 8. Subang Jaya

Subang Jaya is located between Petaling Jaya and Shah Alam, easily accessible via the Federal Highway. Other major highways near Subang Jaya include the New Klang Valley Expressway (NKVE), New Pantai Expressway (NPE), Lebuhraya Damansara Puchong (LDP), Konsortium Expressway Shah Alam Selangor (KESAS), and the North South Expressway, which makes Subang Jaya relatively close to the rest of the Klang Valley, Damansara Utama, Bandar Utama, Kota Damansara, and Mutiara Damansara.

7. KLCC

Kuala Lumpur City Centre (KLCC) is the central business district of Kuala Lumpur and is home to many affluent expats and locals, making it a popular choice for property investment. 

It is also home to some of the most expensive properties in the country, and it still attracts a diverse mix of purchasers who enjoy quality living and premium amenities in a prime location.

Home to the iconic Petronas Twin Towers, KLCC is served by the LRT Putra Line along Jalan Ampang, while MRT Line 1 serves the Bukit Bintang area, TRX and Cochrane/Maluri area. It also enjoys enhanced connectivity from the Putrajaya Line (previously known as the Sungai Buloh-Serdang-Putrajaya Line). 6. Bukit Jalil

Bukit Jalil is fast rising as one of the most desired addresses in Kuala Lumpur. It is home to a renowned sports facility, Bukit Jalil National Sports Complex, and an 80-acre recreational park. There’s also Technology Park Malaysia, where many tech companies operate, including MIMOS, SIRIM, IRIS Corp Bhd, Astro, and more.

With developments such as Bukit Jalil City and Pavilion Bukit Jalil bringing greater commercial activity, there would be a greater inflow of population and buzz into the area. There are also upgraders from older and mature areas such as Sri Petaling, Puchong and Seri Kembangan, moving to Bukit Jalil.

Some of the newer properties or launches in Bukit Jalil include The Tropika (completed in 2023), Residensi Bintang Bukit Jalil (completed in 2023), Sunway Flora Residences (expected completion in Q4 2026), and D’Velada (expected completion in 2027).

Aurora Suites is a self-sufficient integrated development with its serviced residences, offices and retail lots. Aurora Suites is also known as Aurora Serviced Suites @ Bukit Jalil.

Aurora Suites @ Bukit Jalil was developed by Bukit Jalil Development Sdn Bhd, a subsidiary group under Ho Hup Construction Company Berhad. The single-block residential development has 900 units and the project was completed in 2019.

Aurora Suites is close to several highways, including the Shah Alam Expressway (KESAS), Maju Expressway (MEX), Bukit Jalil Highway, Damansara-Puchong Highway (LDP), and PLUS Highway.

Casa Green was developed by Amber Homes Sdn Bhd, and completed in 2019.

Block A falls under the affordable home scheme, RUMAWIP, and it is 38 storeys with 490 units. Block B and C have 240 units and 250 units respectively. Block C is the nearest block to the Lebuhraya Shah Alam (KESAS).

When it was introduced to the market, the 980-unit Casa Green was quickly snapped up due to its affordable pricing. The bigger units were priced at about RM460 per sq ft, and lower for the RUMAWIP units. Casa Green is also located close to LRT Muhibbah station.

5. Puchong, Selangor

Puchong was a tin mine and rubber estate in the 1960s. Developments there began to gain momentum in the 1980s, and today, there’s a good mix of homes in the area. Neighbourhoods that make up the township include Bandar Puchong Jaya, Pusat Bandar Puchong, Taman Puchong Hartamas, and Bandar Puteri Puchong.

As for townships bordering Puchong, they include Bandar Sunway (north), Bandar Saujana Putra (south), Ayer Hitam Forest Reserve (east), and Putra Heights and Kota Kemuning (west).

Newer properties in Puchong include MIRA at Shorea Park (expected completion in 2025), The Pulse Residence (expected completion in 2024), and The Wyn Residences (expected completion in 2027).

In November 2023, it was reported that Selangor Dredging Berhad (SDB) will construct a new residential development in Puchong, consisting of 550 two- and three-story terraced houses. The new land faces a 20-acre lake and is close to major highways such as South Klang Valley Expressway (SKVE),  North–South Expressway Central Link (ELITE), and Maju Expressway (MEX).

Seri Puteri Hills is located in the matured and well-connected township of Bandar Puteri Puchong. The project features 120 units of town villas and 120 units of condos, and it was developed by Flora Development, a wholly-owned unit of IOI Properties Group.

Facilities at Seri Puteri Hills include 40,000 sq ft of landscaped gardens, and a 20,000 sq ft private clubhouse. The development was completed in 2016 and it is also close to the Ayer Hitam Reserve Forest.

With the extensive highway network near Seri Puteri Hills, residents can easily get to Bukit Jalil, Old Klang Road, Petaling Jaya, and KL City Centre.

4. Cheras, KL

Cheras was previously nestled in the Hulu Langat district of Selangor. On the 1st of Feb 1974, part of it was annexed to the Federal Government to form part of the Federal Territory.

Cheras KL benefits from its proximity to the city centre, and a majority of projects launched in Cheras KL are high-rise condominiums or apartments.

Cheras is served by the Sri Petaling LRT line and the Cheras-Kajang Highway. The completion of the Sungai Buloh Kajang MRT line and new highways such as the Sungai Besi-Ulu Kelang Elevated Expressway (SUKE) have boosted demand for properties in Cheras KL and Cheras Selangor.

The Sungai Buloh Kajang MRT line has 6 stations in Cheras KL (Cochrane, AEON Maluri, Taman Pertama, Taman Midah, Taman Mutiara, Taman Connaught), and 5 stations in Cheras Selangor (Taman Suntex, Sri Raya, Bandar Tun Hussein Onn, Batu Sebelas Cheras and Bukit Dukung).

Aster Residence is located in Taman Cheras Hartamas, and it was developed by Amber Homes Sdn Bhd. There are 960 residential units in the 38-storey Aster Residence, which was completed in 2022.

As for shopping, residents can drop by Cheras Sentral Mall, EkoCheras Mall, Medan Connaught, Cheras Leisure Mall, and 1Shamelin Mall, which are located close to the project.

Aster Residence enjoys easy access to Middle Ring Road 2 (MRR2), East-West Link Expressway, and Cheras-Kajang Highway. Additionally, the development has a 56m link bridge to Taman Connaught MRT station.

Trion @ KL is located at Jalan Chan Sow Lin in Sungai Besi, KL. It was developed by Binastra Group, and completed in 2023. Block A and Block B are 66-storey tall, while Block C will stand at 56 storeys. There’s a total of 1,344 units, and there’s also retail offering, and the 4-star Mercure Kuala Lumpur (Level 38 to 56).

Trion @ KL is within 5km of the KL city centre’s popular spots, including Petronas Twin Towers, TRX, and Bandar Malaysia. There are shuttle bus services from Trion @ KL to the Chan Sow Lin LRT Station.

The development is also close to major roads and highways, including Jalan Tun Razak, Jalan Istana, Jalan Sungai Besi, the Besraya Highway, and Maju Expressway (MEX).

3. Johor Bahru

The number of property transactions in Johor Bahru is on the rise, as property seekers hunt for deals ahead of the opening of the Johor Bahru-Singapore rapid transit system (RTS), which is expected to be completed by the end of 2026. As many as 10,000 commuters are expected to move in both directions per hour.

Additionally, the move to ease the conditions of the Malaysia My Second Home (MM2H) programme, coupled with the rise in the cost of rental in Singapore, could further boost the sale of properties in Johor.

It was reported that the Johor housing and local government committee chairman, Datuk Mohd Jafni Md Shukor, said that between the first quarter of 2022 and first quarter 2023, the number of properties being sold in Johor had increased by 17%.

Some of the new project launches in Q2 of 2023 include Mansion 18, Taman Gaya Evora Presint 6A, Honeydale Residence Zone, Taman Ponderosa Vista Phase 2C, and Quayside JBCC. Additionally, Mah Sing recently launched M Minori in Taman Austin Perdana, marking their inaugural M Series development in the southern region.

Trellis Residences is also known as Residensi Puncak Saujana, and it is developed by MB World Group. The high-rise development is a component of MBW City, which has an estimated gross development value (GDV) of RM2 billion and sits on 18.66 acres of freehold land in Johor Baru city centre. ​There will be a total of 1,302 units in three 33-storey towers.

The project is located at the intersection of major roads such as the Inner Ring Road, Jalan Tun Abdul Razak, and Jalan Abdul Rahman Andak, and is close to the Causeway, the Sultan Iskandar CIQ Complex, JB Sentral and the future Bukit Chagar RTS Link Station. Trellis Residences is expected to be completed in December 2025.

Twin Tower Residence is developed by SKS Group, and it is located in Bukit Chagar. There are two blocks, with 27 storeys and 31 storeys respectively, with a total of 458 units.

The completed Twin Tower Residence is within walking distance of the Johor Bahru Sentral, and it is close to the Johor Bahru CIQ complex, the future Bukit Chagar RTS link station.

2. Mont Kiara

The brain behind this township is Datuk Alan Tong Kok Mau, the founder of Sunrise Bhd, now known as UEM Sunrise Bhd. He purchased the first parcel of rubber estate land in the area in the early 1990s, and went on to popularise condominium living there.

Today, Mont Kiara is a popular area among the expatriates and affluent locals, due to its location, well-established range of amenities, and of course, international schools such as Mont’Kiara International School, Garden International School, and the French School of Kuala Lumpur.

Mont Kiara is neighboured by Sri Hartamas, and it is relatively close to Damansara Heights, Bangsar, and Kuala Lumpur City Centre. This makes it a central point between key commercial hubs.

It also enjoys good accessibility via the New Klang Valley Expressway (NKVE), SPRINT Expressway, North-South Expressway (NSE), Duta-Ulu Kelang Expressway (DUKE), Kerinchi Link, and Penchala Link. These routes provide easy ingress and egress to Mont Kiara.

Mont’Kiara has expanded northwards, closer to and in Segambut Dalam. Many developers have branded properties in this area as North Kiara. Some of the newer launches in Mont Kiara include The Minh (expected completion in end 2027), Residensi Astrea (completion in 2023), and Bon Kiara (expected completion in Q1 of 2027).

Trinity Pentamont is located at Jalan Kiara 5, and was completed in 2022. Developed by Modern Pandora Sdn Bhd (Trinity Group), Trinity Pentamont is a single-block 41-storey project with 330 units.

Founded in 1952, Petaling Jaya was Malaysia’s first planned town and was developed as a satellite city for Kuala Lumpur on former rubber estate land.  Petaling Jaya was granted its city status in 2006.  Its expansion occurred at a rapid pace, with many commercial, residential and recreational developments to become the city it is today.

This rapid growth is due to its vast network of connected highways, the wide range of amenities, and property types and prices that cater to different budgets. Petaling Jaya is bordered by Kuala Lumpur to the east, Sungai Buloh to the north, Shah Alam and Subang Jaya to the west, and Puchong to the south.

Atwater is developed by Paramount Property, and it was completed in 2022. It is located along Jalan Profesor Diraja Ungku Aziz (previously Jalan Universiti), adjacent to mature residential and commercial areas such as SS2, Section 17, and Section 14.

Phew! We’ve made it through the list.

While the property market is showing sustainable growth amid global economic and geopolitical tensions, the iProperty.com.my property-to-buy search data showed that many consumers in the Klang Valley are still focusing on more mature areas.

According to the National Property Information Centre’s (NAPIC) Property Market 1H 2023 Report, Malaysia’s total property transaction value reached RM85.37 billion in the first half of 2023 (1H2023), with 184,140 transactions recorded. This represents a 1.1 per cent increase in value but a 2.1 per cent decrease in volume compared to the same period last year.

Deputy Finance Minister Datuk Seri Ahmad Maslan said that the residential property segment continued to drive the market, taking more than 60 per cent of the total transaction volume and nearly 53 per cent of the total transaction value.

Selangor had the highest volume and value contribution to the national market share, accounting for 26.1 per cent of volume (4,590 transactions) and 26.5 per cent of value (RM4.44 billion).

As the property landscape continues to evolve, developers are adapting their strategies to cater to the changing preferences of homebuyers. Mixed-use developments that seamlessly integrate residential, commercial, and recreational spaces are gaining prominence. These developments offer the best of both worlds, combining the convenience of urban living with the tranquillity of suburban spaces.

Developers who can effectively address these evolving needs will be well-positioned for success in the years to come. In recent news, Datuk Seri Ahmad Maslan said the property market’s performance is expected to improve in 2H 2023 driven by political stability and the launch of major national policies such as the Madani Economy, National Energy Transition Roadmap, Mid-Term Review of the 12th Malaysia Plan, and New Industrial Master Plan 2030.
