Properties with direct access to LRT and MRT stations

With the worsening traffic congestion in the Klang Valley, public transportation might be a better, and more cost-effective, way to commute to work. However, last-mile connectivity and walkability issues can cancel out the benefits of public transportation. Here, we have narrowed down the list of residential properties that are easily accessible from an LRT or MRT station – either via a covered walkway, an overhead bridge or being located right next to the transit station itself.

Taking public transportation not only helps us reduce our carbon footprint but also saves money. A person living in the suburbs and working in Kuala Lumpur would have to factor in the cost of petrol, toll and parking. Daily parking rates in the city centre could cost between RM10 to RM20 while season parking rates range on average between RM250 to RM350. With the continuation of the MY50 monthly pass announced during Budget 2023, it costs only RM50 per month for unlimited travel on all RapidKL rail lines and feeder buses. Parking at any LRT or MRT park and ride cost RM4.30 if you use the same TouchNGo card that you enter the station with.

RapidKL operates three LRT lines and two MRT lines:

  • Kelana Jaya LRT – the connection from Putra Heights to Gombak, with main interchanges at KL Sentral, Pasar Seni and Masjid Jamek
  • Sri Petaling LRT  – the connection from Putra Heights to Sentul Timur with main interchanges at Chan Sow Lin, Hang Tuah, Plaza Rakyat and Masjid Jamek
  • Ampang LRT – the connection from Ampang to Sentul Timur, with main interchanges at Maluri, Chan Sow Lin, Hang Tuah and Masjid Jamek
  • Kajang MRT – the connection from Kwasa Damansara to Kajang, with main interchanges at Muzium Negara, Pasar Seni, Merdeka and Maluri
  • Putrajaya MRT – the connection from Kwasa Damansara to Putrajaya Sentral, with main interchanges at Tun Razak Exchange, Chan Sow Lin and Sungai Besi

However, do note that starting from April 2, 2023, six stations along the Ampang and Sri Petaling LRT lines will be temporarily closed until further notice: Bandaraya, Sultan Ismail, PWTC, Titiwangsa, Sentul, and Sentul Timur.

Living within walking distance of a station would eliminate the need to drive to the station or take the feeder bus. One major issue with feeder buses is that it only serves selected areas.

In this article, we take a look at properties with direct access to LRT and MRT stations. Direct access means that the property is either connected directly to the station by a covered walkway or an overhead bridge or is located right next to your residential building.

Properties to rent in Kuala Lumpur with direct access to MRT and LRT

1. V Residence Suites @ Sunway Velocity, Cheras

V Residence Suites in Cheras is strategically located within the vicinity of two MRT stations. It is connected via a covered walkway to the Cochrane and MRT Maluri stations and is just a few stations away from landmarks such as the TRX Exchange and KLCC. The property is also conveniently located near the Sunway Velocity Mall and IKEA.

2. K Residence, KLCC

K Residence is a block of serviced residences built on top of the Avenue K shopping centre in Kuala Lumpur City Centre, just opposite the PETRONAS Twin Towers. This development can be considered one that is fully integrated with a public transportation system because there is direct access to the KLCC LRT station from Avenue K via an underground tunnel. Being a high-end residential property, the rental prices for K Residence units are quite steep, starting from RM4,800, and going up to almost RM20,000.

3. KL Gateway Residences, Bangsar South

KL Gateway Residences is a mixed development that is linked to the University LRT station via an elevated walkway. It is built on top of the KL Gateway Mall, offering easy access to retail and food outlets.

4. Saville @ Cheras, Cheras

Saville @ Cheras is a serviced residence with a covered walkway connecting to the Sri Raya MRT station along the MRT Kajang line. It is built on top of a retail mall and boasts easy access to major highways including the MRR2 and Silk Highway.

7. One Eleven Menerung, Damansara

One Eleven Menerung is a new development located at Pusat Bandar Damansara, right next to the Pavilion Pusat Bandar Damansara MRT station and Pavilion Damansara Heights. It is connected to the MRT station via an elevated walkway and is also within walking distance of Bangsar Shopping Centre.

8. Pavilion Damansara Heights, Damansara

Another development within the vicinity of the Pavilion Pusat Damansara station is Pavilion Damansara Heights a mixed development consisting of three residential blocks (Windsor Suites, Regents Suites and Crown Residences) a corporate tower and the Pavilion retail mall. According to the developer, it will be connected to the MRT station via a covered walkway. The Manulife Semantan station is also only about 400m away.

9. TTDI Ascensia, TTDI

TTDI Ascensia is located along the Sprint Highway and is right next to the Taman Tun Dr Ismail (TTDI) station. The property is very close to the mature townships of Damansara Utama and Bandar Utama and is just a few stations away from Kota Damansara.

Tropicana Gardens is a mixed development located just next to Tropicana Gardens Mall. A covered walkway provides direct access to the Surian MRT station. The development is strategically located very near bustling townships such as Kota Damansara, Mutiara Damansara and Bandar Utama with easy accessibility to other shopping malls including 1 Utama and IPC. New developments are sprouting up around MRT stations and making areas such as Sungai Buloh more attractive as a place to live in. SqWhere is a mixed development located on Jalan Sungai Buloh and comprises a SOVO tower, a serviced apartment tower and retail spaces. There is a direct link from the building to the Kampung Selamat MRT station.

D’sara Sentral Condo is another serviced residence located next to the Kampung Selamat MRT station and has direct access to the station via a covered sky walkway. Besides the serviced residences, it also has a block of SoVo and retail space at the bottom. It is easy to access major highways such as the North Klang Valley Expressway (NKVE) and Lebuhraya Damansara Puchong (LDP).

4. Nexus @ Kajang Station, Kajang

The property has as easy access to major highways including the Cheras-Kajang Expressway, Grand Saga Expressway, LEKAS Highway and PLUS Highway.

Properties to rent below RM1,000 with direct access to MRT and LRT

Properties located near LRT and MRT stations usually command a higher rental rate because of the convenience it offers, especially for renters who do not own a car. The rental rates go even higher for properties in cities and commercial areas. From the properties that we featured here, those with rental prices below RM1,000 are located in Sungai Buloh – SqWhere and D’sara Sentral. The other property where we expect to see lower rental would be Nexus @ Kajang Station when it is completed.

If you commute using the LRT or MRT, living in a place with direct access to the station offers convenience and comfort. The hot and humid weather in Malaysia makes it less comfortable to walk around so having a covered walkway would make the journey more bearable.
