In our previous article on the best performing sub-sale residential properties in 2018, we covered the most popular high-rise product, condominiums. In this article, we will look at its landed counterpart – terrace homes.

We observed some interesting patterns for the terrace home category in 2018, hence we have decided to extend the list to include 12 winners. The Klang Valley sits out this year’s list whereas Kedah, Perak and Negeri Sembilan garnered 3 spots, respectively on the highest capital growth roundup.
iProperty.com.my sourced transaction data from the Valuation and Property Services Department (JPPH) and compiled them accordingly to reveal Malaysia’s top 12 landed residential schemes in terms of capital appreciation. Terrace homes were selected to represent the landed residential category as this product was the most transacted property amongst Malaysian homebuyers in 2018.
The most notable observations were:
1) The three residential schemes in Negeri Sembilan which garnered top capital appreciation, (ranked #3, #5 and #6) are all located within the same sub-district of Bukit Kepayang and are within a 4km radius from one another.
2) The three residential schemes in Perak which garnered top capital appreciation, (ranked #2, #11 and #12) are all located in Lahat, a town roughly 20 minutes away from the Ipoh city centre.
3) Two of the residential schemes in Kedah which garnered top capital appreciation (ranked #7 and #10) are both located in Sungai Petani and are just roughly 6km apart.
4) Two of the (area) winners – Bukit Kepayang in Negeri Sembilan and Tabuan Heights/Jaya in Kuching – were also featured in the Top 5 condominium category.
The winners below are ranked according to the highest year-on-year growth in property value/capital appreciation in 2018 (November 2017 to October 2018) in comparison to 2017 (November 2016 to October 2017). Actual transaction data which were used to calculate the growth figures were sourced from the Valuation and Property Services Department (JPPH).

We also shared the median capital appreciation figures for all the terrace home projects in that specific area, so that readers will be able to see how well each winner fared in comparison to the neighbourhood’s overall performance.
