Why we chose it

As big cities become more crowded, it seems that more and more people are flocking to smaller towns for things like family-friendly activities, lower costs of living, more affordable housing, and less time spent sitting in traffic or commuting.

As the cost of living within the inner city becomes exclusionary, Puteri Elaisha is the solution for those looking for a spacious home at half the price.

These beautifully designed double-storey link homes offer more than just great aesthetics. Puteri Elaisha in Kota Puteri is designed to cater to those who look for ample living space, peaceful surroundings and an abundance of greeneries, which makes it the perfect place for multigenerational living and to raise a family.

What makes it unique

It has the potential to become an upcoming township

When the plot of land was first acquired in 2015, the developer, PKNS Property saw the untapped potential of Kota Puteri. Much like other PKNS’s successful township projects, it has the potential to eventually become self-sustaining.

It was earmarked to be the next iconic landmark of ‘Greater’ Sungai Buloh and could potentially become the next thriving town like Kota Damansara and Kelana Jaya. There are two divergent kinds of ascendant cities: One is driven by the tech industry, the in-migration of educated people, and sharply rising incomes; the other type is what we describe as “opportunity cities,” which tend to have a diverse range of industries, lower costs and larger number of families.

As the development is slated for completion 7 years from now (2026), Puteri Elaisha’s future seems predictable. Much like most well-planned township development, Kota Puteri is increasingly becoming well-linked by infrastructure and transport options to the city, while also becoming its own completely self-sufficient region.

What it offers

It offers much more for less

The 213.5-acre plot of land will consist of a mixed development that caters to both middle and high-income group of buyers. With sizes ranging from 1993 sqft to 2109 sqft that cost upwards of RM454,500 – the properties here are a steal.

At the average price of RM225 psf, you get to live in a double-storey house with four bedrooms and 3.5 baths. For the same size, in areas such as Bangsar, TTDI and Kota Damansara you’d be paying between RM600-RM800 psf.

It offers peace and tranquillity

As Kota Puteri is bordered by Batu Arang, Ijok and Puncak Alam, it maintains the feel and charm of a small town. You get the best of both worlds living here – a beautiful and green suburban lifestyle with the luxury of being close to a big city.

Here at Puteri Elaisha, the usual sound of roaring engines and honks are replaced by the melodic chirping of the birds and the gentle rustling of leaves – while its landscape is covered by acres of greens. It paints the perfect picture of peace, serenity and tranquillity.

It is surrounded by educational institutions

One thing that’s been proven time and time again is that educational institutions play a vital role in stimulating township-economies through the provision of infrastructure, mainly for services and the limited commercial sector.

Educational institutions bring about the need for township businesses as well as popular franchises to fulfill the need of students and educators.

Puteri Elaisha’s proximity to Universiti Teknologi Mara (UiTM) Puncak Alam as well as UNISEL could create commercial demand in the surrounding area. It may spur the arrival of businesses such as cafes, restaurants, hotels, popular franchises such McDonalds and Starbucks.

How do we get around

Since the surrounding area has yet to be flooded with new projects and development, Puteri Elaisha is designed for driving.

Alternatively, the Sungai Buloh MRT station is located just a 30 minutes’ drive away.

If a car is your chosen mode of transportation, mobility and accessibility is not an issue as PKNS has initiated a major infrastructure upgrade by improving the road conditions from a zig-zag road to a smooth travelling straight road.

Kota Puteri is served by 3 major highways: Guthrie Corridor Expressway (GCE), Kuala Lumpur-Kuala Selangor Expressway (LATAR), Federal Highway, and Jalan Kuala Selangor.

What we should take note of
