The Klang Valley Light Rail Transit (LRT) is a modern, urban railway that is part of the integrated rail network that connects the city of Kuala Lumpur with the suburbs and cities surrounding it. This provided convenience makes properties that are within walking distance of the stations add value to its capital growth and rental yield due to the demand from property buyers and renters.

Nevertheless, finding a family home that’s a real bargain remains an ongoing challenge. In general, a family home must be able to accommodate at least three people comfortably and it must be located in an area where you can live happily for five to seven years before your family expand.  We have mapped down 16 properties in Klang Valley that are less than 3km from the LRT lines. What should I consider when looking for a family home? 

Here are the three characteristics that buyers should consider when looking for a comfortable family home:

  • Built-up sizes exceeding 800 sq ft & with at least two bedrooms 

These measurements are bigger than the ideal urban family home (800 sq ft) according to an industry expert. 

  • A monthly instalment not exceeding RM3,500

A good rule of thumb is that a housing loan or mortgage should not exceed 30% of your household income. If your monthly instalment is RM2,500, your the total household income must be at least RM8,350. Also, you need to consider other home-related expenses such as the minimum 10% downpayment, legal fees, renovations etc.

  • Good accessibility

It must be located in an area with good public amenities and is served by frequent public transportation links such as the LRT, MRT, KTM and buses.

LRT Kelana Jaya Line

1. Gombak LRT station

Putra Villa Condominium – Gombak, 500m

This condominium is located at a strategic location. Not only it is just a hop, skip and jump away from the Gombak LRT station, it also has direct connectivity to the MRR2. Besides that, Tunku Abdul Rahman College (TARUC) is within the distance of 2.3km while Plaza Tol Gombak is 3.3km away from the Putra Villa Condominium. Even though it is an older condominium, it is equipped with facilities like gymnasium, swimming pool, wading pool, laundry service, cafeteria, mini market, etc.
