4 RUMAWIP projects that are perfect for Indian home seekers

The 10% quota reserved for Malaysian Indians remains unfulfilled for RUMAWIP projects. Should you qualify, please check out our list and start applying!

According to media reports in early February 2018, Federal Territories Minister Tengku Adnan Tengku Mansor urged the Indian community to grab the opportunity to buy houses under RUMAWIP as many had not taken up the 10% quota reserved for them.

RUMAWIP (Rumah Mampu Milik Wilayah Persekutuan) is also known as affordable housing for those (low to middle-income earners) who live and work in the federal territories. An incentive spearheaded by the federal government, RUMAWIP aims to aid millennial urbanites in owning their own home.

However, eligible Malaysians only have the option to apply for RUMAWIP homes across 28 projects in Kuala Lumpur at the moment as there are no available projects in Putrajaya and Labuan yet. Each high-rise RUMAWIP unit does not exceed the RM300,000 mark and measures at least 800 sq ft; comprising 3 bedrooms, 2 bathrooms and one carpark.

Important note for purchasers

It was announced on 6 January 2018 that Tengku Adnan will allow RUMAWIP  owners to rent out their units, only to locals and subject to certain conditions. Among them include concerned owners who are transferred to another state after purchasing a RUMAWIP unit. Previously, buyers were not permitted to rent out the RUMAWIP units that were bought. We have browsed through the available RUMAWIP projects and narrowed down the options to 4 recommended residential developments that would appeal to Indian purchasers.  Selections were made based on locations which are known to have a large Indian population as well as the distance of popular conveniences/amenities including religious centres.

1. Residensi Desa Satumas, Taman Desa – RM230,000

A project by Aset Kayamas, Residensi Desa Satumas is also just 10 minutes away from Midvalley.

Located right next to Taman Desa Waterpark and the Royal Malaysian Air Force Base, this project features apartment units measuring 850 sq ft each. There is a total of 3,002 units spread out across 7-blocks. Block A, B and C are 43-storeys high while D, E, F and G will be 40-storeys. Each floor will consist of only 13 units. Facilities include a swimming pool, a 3 tier security system, children’s playground, surau, multipurpose hall and a gymnasium. It is expected to be completed in October 2020 and interested purchasers will have until 31 December 2018 to apply. 

Residensi Desa Satumas would be a catch for first-time Indian homebuyers, due to its proximity to Brickfields. Also known as Little India, Brickfields is a haven for residents as it encompasses various amenities ranging from Indian eateries, entertainment to everyday grocery needs.

2. Residensi Selayang Damai, Taman Wilayah Selayang – RM 300,000

Yet another attractive project is the low-density Residensi Selayang Damai, which is less than a 10-minute drive from Batu Caves, a popular Indian religious haunt. At a mere 4.3 km away from Batu Caves, residents will have access to temples, southern Indian delicacies and Tamil schools. What’s more, it’s only a 20-minute drive into the Kuala Lumpur City Centre.

Comprising of only 304 units, each measuring 800 sq ft,  the 1 block development is 29-stories tall with 6 levels of private car parks. Moreover, it will be equipped with comprehensive facilities including a swimming pool, gymnasium, multipurpose hall and children playground located on level 8. Residensi Selayang Damai’s plus point is that there will be 10 units of commercial shop lots on level G and level 1, catering to residents’ needs. Residensi Inspiria will be built by Alam Ventures Sdn Bhd on the old site of the Gombak wet market, which will be torn down. A 9-storey commercial building will be built alongside Residensi Inspiria. It will house stores and business lots, a space for the new wet market, DBKL offices, health offices, a surau and a multipurpose hall.

Located strategically in the neighbouring suburb of Wangsa Maju, this single block development is 43 storeys high and consists of  900 units. The pricing differs across levels as listed below:

Vista OUG is an apartment block offering 660 residential units, where 440 are normal housing while the remaining 220 units are allocated under RUMAWIP. These units have a built-up size of 850 sq ft and will be developed by Vistarena Development Sdn Bhd, a subsidiary of Platinum Victory Group.

The list of facilities includes a swimming pool, multipurpose hall, surau, 3-tier security system, reading room, café and a gymnasium. The leasehold development is scheduled to be completed in 2021. Interested purchasers must apply before 31 December 2018.
