2.	Full Brief

Since embarking into the real estate industry 7 years ago, I’ve always strived to provide the very best for my clients. Throughout the years, I’ve been committed to my work despite being a busy mother of three children. I’ve been rewarded for my dedication with trust, support and loyalty from my clients. Personally, I believe this industry does not only revolve around closing a business deal. I always help my clients sincerely by sharing my opinions and knowledge so they get the property that truly meets their requirements. My area of expertise is Damansara Utama and TTDI.
3.	What makes you different to other real estate agents.

My belief is that, as a good agent, I must strike a good balance between the buyer and the seller. If I’m able to satisfy the requirements for both ends, I feel a great sense of accomplishment. As such, I’m always attentive towards my clients’ requirements, while also keeping myself updated on the latest properties in the market. I will then search and match the best offers that meet both the seller and buyer’s expectations.

I have also built a reputation as a negotiator who provides excellent after-sale service. After closing the deal, I do not forget my clients. I am always there to lend a helping hand when they need assistance, be it for rental or sub-sale cases. For example, I once helped to rent out a property to an expat. After that, he had a problem whereby the building had poor internet connectivity, which is important to him as a white-collar professional. I went the extra mile to fix his problem. I managed to solve his issue by contacting the CEO of Streamyx via LinkedIn and voicing out the issue. The internet connectivity at the building was fixed the next day!

Apart from that, I also think preparation, both physical and mental, is very important to give a good impression to clients. I always dress up well in order to maintain a sense of professionalism. I also always go through relevant information and inspect the properties at least 30 minutes ahead of my appointments. That way, I can be sure that I can answer all queries my client may raise during the meeting.
4.	What are the most effective advertising technique.

As a sub-sale focused real estate agent, most of my advertising are done on iProperty.com.my. Through a trial-and-error approach in figuring out the best techniques, I’ve learnt from over the years that the most effective listings all consist of the same elements, which are, high quality photos from actual units, and sufficient property details.

It’s easy to see why this is so. As a potential buyer or tenant, you want to be able to know and visualize your future property immediately before making the next step. I notice that most property agents do not upload actual unit photos. Instead, they use photos from show units, combine a lot of different units’ photos into one listing, or worse, stealing others’ photos and posting them as their own’s. These types of listings lack credibility and most potential clients will not bother to approach these agents, as they have no idea what their future property is going to look like.

Sufficient information on the properties at hand is also a very important factor. Even simple things like the facilities available, or the size of the property, which requires very little effort from the agent’s end, could play a big role in converting listings into leads. After all, most information on the properties, especially condominiums and apartments, are readily available on the internet.

With the actual unit photos and property details on the ads, clients will usually be very happy that the information published are true and accurate. This builds trust and respect towards the agent, and is a sure way to seal the deal.
