    A brief synopsis of the region, a town located in the Interior Division of Sabah, it is home to the Kadazan or Dusun Tatana community as the largest single ethnic group. Kuala Penyu is located on the Klias Peninsula, which was originally covered with mangrove swamp forests. This district is divided into three parts—Sitompok, Bundu and Menumbok.
    It is one of the gateways to Pulau Tiga Survivor Island. Kuala Penyu is famous for its beaches, especially the Tempurung Beach, Sawangan Beach and Sungai Labuan Waterfront. 
    Menumbok is a village along the Klias Peninsular, located about 120km south of KK near the borders of Brunei and Sarawak on the Sabah's west coast. This backwater town is the primary gateway to Labuan from the mainland, providing access for both passengers and vehicles. The ferry terminal services a 16km route by sea to the island in lieu of a bridge, accepting cars and bikes by specialised transport barges that takes about two hours to traverse. Normal passengers can sit on a deck in this ferry or opt for the faster speedboat (eight pax) that takes 20 minutes. Trips run daily from morning till night for both transports, but vehicle spaces should be pre-booked much earlier during high season.
    The subject land is located approximately 28km or 30 minutes drive from Kuala Penyu Town Centre and 45 minutes drive from Menumbok Township. The land size is 8 acres, the land currently zone agriculture area, and the rezoning for the land into Integrated Resort with chalet development zone is ongoing. The subject land also faces the Labuan Island. Within the vicinity of land there are many attraction to look forward to.
    Main tourist attractions at Labuan Island are the World War II Memorial, the Peace Park and cemeteries of the fallen soldiers. Other attractions are the Royal Navy Coaling station (the Chimney), Labuan Town, Labuan Museum, Labuan Bird Park, the Tanjung Kubong tunnel, a visit to the water village, Ba San Miao Temple, Gurdwara Sahib Temple, Jamek An-Nur Mosque, Labuan Square, Bazaar Labuan wet market and Labuan Gold Club (for golf enthusiasts).
