UMLand''s Albury @ Mahkota Hills Gets Picked by Nilai Police Headquarter for Pilot Community Policing Programme in the Growth Corridor of Southern KL

Negeri Sembilan, 24 March – UMLand Bhd (“UMLand”) and the Royal Malaysia Police (“PDRM”) in February launched a pilot community policing programme at Albury @ Mahkota Hills which is aimed at enhancing residents’ safety and well-being as well as to continue attracting talents to PDRM.

This programme is in line with the federal government’s economic expansion plans in Southern Klang Valley as well as the various initiatives announced in the Tenth Malaysia Plan 2011 to 2015 and Eleventh Malaysia Plan 2016 to 2020.

“This community project is to strengthen the ties between the police and residents. This is also a co-operation between the police and the community including UMLand who is willing to have us here. We find this area suitable as it has an attractive surrounding with a clubhouse,” said Nilai Chief of Police YDH Supt Zaldino Bin Zaludin at the launch of the Fitness and Community Policing Day held in Lenggeng, Negeri Sembilan.

Albury @ Mahkota Hills is a strategically located neighbourhood within the growth corridor of Southern KL which is home to the Malaysia Vision Valley, KLIA Aeropolis and Cyberjaya City Centre. Tucked away in Semenyih, Negeri Sembilan, Albury @ Mahkota Hills is poised to enjoy the economic spillover impact from these three upcoming federal mooted projects.

One of it is the Malaysia Vision Valley project that was announced by the federal government under the Eleventh Malaysia Plan 2016 to 2020. The Malaysia Vision Valley is located in the western part of Negeri Sembilan, covering Nilai, Seremban and Port Dickson with a proposed area of 108,000 hectares. Covering high tech, logistics, education, health, tourism and sports, this new economic corridor is expected to create some 1.35 million jobs by 2035 and investments of more than RM417.6 billion by 2045.

In addition, the federal government had previously announced a budget under the Tenth Malaysia Plan 2011 to 2015 to strengthen effort to fight crime including community engagement programmes. For this, RM2.4 billion had been allocated to enhance the well-being of police officers. This included improvements through the upgrading of police stations and living quarters as well as by improving their career prospects.

In Negeri Sembilan, a new police headquarter (“IPD Nilai”) will be built in Bandar Nilai to replace the existing one. This project will be continued under the Eleventh Malaysia Plan 2016 to 2020 to better serve the population. In addition, PDRM will roll out various public-private partnerships to deter crime such as the one launched at Albury @ Mahkota Hills.

“With this programme, the cadets from the 22 secondary schools will be able to take over our workforce in the next five to 10 years thus continuing to ensure residents’ safety,” said the Chief of Police.

“Majority of our buyers are Gen Ys who are also looking to raise a family. Therefore, we understand that safety is of top concern for our buyers. As a responsible developer, we want to add value so that they feel safe once they move into Albury @ Mahkota Hills later on this year,” said Benjamin Lee, Head of Subsidiary, UMLand Mahkota Hills. “We are here to build more than just house but also homes. Having a safe neighbourhood will make it an ideal place for our residents to raise their family.”

When fully completed, Albury @ Mahkota Hills will have a population of around 20,000. This does not include the expected job creation arising from the Malaysia Vision Valley, Cyberjaya City Centre and KLIA Aeropolis projects.

The Malaysia Vision Valley is expected to create some 1.35 million jobs by 2035. Meanwhile, the Cyberjaya City Centre and KLIA Aeropolis will have a gross development value of RM5.35 billion and attract a gross domestic product (GDP) contribution of some RM30 billion up to 2031 respectively. For the KLIA Aeropolis project alone, some 56,000 jobs will be created.

In anticipation for the population growth, planning ahead becomes imperative. With this in mind, PDRM has implemented the National Police Cadet Corps programme as part of the school’s core curriculum activity across the 22 secondary schools.

“We are the administrator of this programme so that this generation will take over us when our current workforce retires later. We have also provided information to participants so they know in more detail about how PDRM operates. Out of the 500 plus participants today, we hope around 50 will be enticed to join the police force,” said the Chief of Police.

This programme aims to groom existing cadets from the various secondary schools to ensure suitable candidates are screened from a young age. Growing the workforce and attracting talent for PDRM is also crucial in ensuring residents’ safety and well-being continues to be looked into.

“Our strong presence will help to deter crime. Even though Albury @ Mahkota Hills is still under development, having a police presence and police posts will help increase the safety and security of this area as well as enhancing the perception that this is a safe neighbourhood,” said the Chief of Police.

“By keeping houses here relatively affordable while ensuring their safety, this helps to increase their property values over the long-term. This is especially relevant since we are strategically located within close proximity to three iconic economic projects – the Malaysia Vision Valley, Cyberjaya City Centre and KLIA Aeropolis,” said Lee.

The Fitness and Community Policing Day event culminated with awards given out to outstanding cadets, self-defence demonstrations and a special treat from the Bukit Aman police bodybuilding team.

A token of appreciation was also presented to UMLand in recognition for its strong support for the pilot community policing programme at its flagship development, Albury @ Mahkota Hills.
