JOHOR BAHRU (August 12): United Malayan Land Bhd (UMLand) launches its Opal Residenz (Section 2) at Bandar Seri Alam township in Johor Bahru following the success of its earlier Section 1.
In conjunction with the launch, a full-day itinerary has been planned for visitors and potential home owners. The festivities will start at 9am with entertainment, a colouring contest for children, and food trucks. Families with children will be treated to a series of “Dinosaurs Return Alive” shows in the afternoon and a movie screening at night which will last till 9pm. The launch venue is at Gravity Green, Bandar Seri Alam.
UMLand will also be inviting low income families’ children under Kindness Johor to join in the festivities as part of the Group’s continuing corporate social responsibility initiatives.
Spread across 6.45 acres of freehold land, Opal Residenz Section 2 with a gross development value of RM66.4 million, offers a choice of double-storey cluster or semi-detached houses in a gated and guarded precinct. Amenities include a children’s playground and jogging track.
The landed deluxe homes come with four bedrooms and five bathrooms with a driveway that is wide enough to accommodate two cars.
The cluster homes are offered in two variants: 2,228 sq ft (Zircon) with prices starting from RM784,800 and 2,361 sq ft (Ruby) from RM851,800. The semi-detached houses (Amethyst) are 2,443 sq ft in size with prices from RM894,800. Lot sizes come in 32 ft by 70 ft, 36 ft by 70 ft and 32 ft x 80 ft configurations.

Established in 1992, Bandar Seri Alam is UMLand’s first township development in Johor Bahru. Today, the freehold 3,762-acre township with a population of 80,000 is about 60 per cent developed with room to grow for another 15 to 20 years.

Current conveniences within the township include Tesco hypermarket, restaurants, banks and the youth-centric Gravity Green leisure hub. The expected date of completion for Opal Residenz, Section 2 is third quarter of 2019.
