TA Global Bhd Unveils New Damansara Avenue Master Plan and Sales Gallery

Kuala Lumpur, March 24 – Today, TA Global Bhd unveiled the sales gallery to showcase its Damansara Avenue Masterplan, located in Bandar Sri Damansara.

This private opening ceremony, attended by bankers and members of the media, showcased the revamped layout of Damansara Avenue, with its newest component — the soon-to-be-launched Ativo Suites, two blocks of lifestyle service apartments with full amenities.

Damansara Avenue is the first mixed-use masterplan development in Bandar Sri Damansara. It aims to meet modern lifestyle needs by conveniently connecting purchasers to all aspects of life in one central location.

Spanning 48 acres of freehold land, the development will feature service residences, retail and commercial lots, strata offices, corporate office towers, an integrated sports complex, a performing arts and convention center, and a shopping mall.

In keeping with the lush and leafy environment in Bandar Sri Damansara, extensive green areas will feature prominently in this masterplan, with 11 acres wholly dedicated to manicured gardens and landscaping.

Damansara Avenue was first launched in 2010 with two components — Ativo Plaza and Azelia Residences — both of which have been fully sold and completed. Ativo Plaza consists of two blocks of 198 strata offices, and 43 retail and commercial lots; while Azelia Residences comprises 250 units of service apartments.

Subsequently, MRT Corporation revealed that the new MRT line 2, which connects Sg Buloh to Serdang and Putrajaya, would be built adjacent to Damansara Avenue. The Sri Damansara East MRT station was then proposed to provide seamless connectivity to the masterplan.

With this new transportation advantage, the Damansara Avenue masterplan was revamped. This improved design, with an estimated GDV of RM7.2 billion, will be developed over the next 10 years, with a launch slated every year.

Ativo Suites will be the first product of the revamped masterplan to hit the market, with a GDV of RM550 million. Comprising 668 units of service residences spread over two towers, Ativo Suites aims to bring affordable luxury to the locale of Bandar Sri Damansara. Built to the exacting quality standards of the Construction Quality Assessment System (CONQUAS), purchasers can be assured of a high level of workmanship.

Each unit will come fitted with air-conditioning units, wardrobes, kitchen cabinets, branded appliances, and quality finishing. A smart-home system will allow users to control lighting and appliances, unlock their main door, view and identify their visitors at the lobby, order food and services, and even check their outstanding maintenance/service charges due, all from their smartphone device.

Unit sizes will range from 500sf up to 1,500sf, accompanied by well thought-out communal spaces that appeal to the new generation of buyers. At least 50 separate facilities and amenities will be provided, including two pools, a sky bar, jacuzzi pods, multipurpose hall, full fledge gym, a signature kitchen, games room, and theatre room.
Security and safety are a priority, with top-of-the-line security systems, trained guards and access cards for residents.

A new walkway linking the Ativo Suites to Ativo Plaza opens up convenient and direct access to a variety of F&B outlets and commercial services.
