Setia Eco Templer is geared up for maiden launch with banking facilities from Ambank

TEMPLER’S PARK, 25 April: S P Setia’s upcoming eco-township, Setia Eco Templer is ready for its maiden launch, with a RM315 million banking facilities for the development of the township from AmBank. Simultaneously, AmBank has also granted a RM200 million working capital term loan to S P Setia Berhad. Located on the former site of the Perangsang Templer Golf Club in Templer Park, this 194- acre township comprises residential and commercial properties.

It is a joint-venture development between Setia Eco Templer Sdn Bhd and Cash Band (M) Berhad. “We are truly excited with Setia Eco Templer and glad that Ambank is part of this by offering the banking facilities for this project besides the working capital term loan to S P Setia Berhad. This shows the trust the bank has on Setia’s capabilities and good credit rating,” said Dato’ Khor Chap Jen, President and CEO of S P Setia Berhad.

The master plan for Setia Eco Templer, with a gross development value (GDV) of RM2 billion, features English, Balinese or Peranakan-themed architectural designs and will take approximately seven (7) years to complete from the date of launch. Master plan for the township includes provisions for link villas, semi-detached homes, bungalows and affordable apartments supported by a palatial clubhouse, to service residents’ leisure needs. The clubhouse features an Olympic-sized swimming pool, gymnasium, ballroom, function rooms, F&B outlets and more.

Phase one of Setia Eco Templer’s launch will feature English themed architecture design which includes 2-storey linked villas with built-ups of 2,394 sq ft, 2,626 sq ft and 2,965 sq ft, 2-storey semi-detached homes with built-ups of 3,492 sq ft, 3,482 sq ft, 2-storey bungalows with a built-up of 4,214 sq ft. and Rumah Selangorku affordable homes. Construction for its first phase is targeted to commence in June 2016.

On top of that, plans are in place to upgrade the existing Jalan Anak Bukit Takun to create a cycling path and walkway to promote a healthier lifestyle for its residents. “As with most of Setia’s township development, we always ensure that good infrastructure is put in place to deliver better connectivity and convenience for our purchasers. To this end, we will build a new interchange connecting directly to Jalan Ipoh, to serve the community of Setia Eco Templer.

This interchange costing about RM25 million shall be completed upon vacant possession of Setia Eco Templer’s first phase.” Dato’ Khor added. Besides proper connectivity, Setia Eco Templer has captivated the interest of many potential purchasers especially those who are currently staying in the surrounding area of Rawang and Selayang due to its naturally scenic beauty that is backed by the majestic natural tropical rainforest of Templer Rainforest Reserve and Kanching Rainforest Reserve which also provides a cool and breezy ambiance for residents of this green township.

Adding to the overall ambiance of the township are nine legendary creeks that flow through the development whereby six of them can be found in the Essex Gardens which is the first phase of the development. Furthermore, as with all of S P Setia’s signature developments, Setia Eco Templer will be further enhanced with innovatively planned waterscapes and landscape architecture.

With a low overall average residential density of about 9.5 units per acres, clubhouse facilities, ample green spaces for leisure and community activities as well as a dedicated interchange for convenience, residents are sure to enjoy a truly balanced lifestyle in every sense of the words at Setia Eco Templer. Setia Eco Templer Phase 1 is slated to launch next month.
