Meridin East, Johor – Mah Sing Group (Mah Sing) launched the first phase of The Fern in Meridin East, at the Meridin East sales gallery in Pasir Gudang last weekend.
The Fern is the third instalment of the Groups 1,313 acre Meridin East township, after successful launches of The Eden and Greenway. Both projects recorded a combined take up rate of more than 91% since its launch back in August 2016.
The Fern also saw healthy demand from buyers as more than half of the total units launched over the weekend were taken up. Occupying 30.69 acres, the double-storey link homes come with a land size of 18’ x 65’ with built ups from 1,622 square (sq) feet (ft). The Fern has a standard layout of 4 bedrooms and 3 bathrooms and is priced from RM430,750.
The launch attracted over a thousand visitors, as the location is known to be well connected and has strong economic potential. The sales gallery held an open house over the weekend as guests were treated to a variety of festive meals and fun activities such as Batik Painting, Giant Jenga Challenge, DIY Mini Painting and many more.
“We are pleased to see such a positive response for The Fern double-story link homes”, said Mah Sing’s Chief Executive Officer Datuk Ho Hon Sang. “With more than half of the units taken up, we believe that our buyers are confident in our brand as we continue to deliver homes that exceed expectations.”
Meridin East’s enhanced infrastructure and added accessibility will be a strong pull for the township. “The Group is already upgrading Jalan Kong Kong and the next phase will involve developing a proposed direct slip-in and slip-out from the Senai-Desaru Expressway (SDE) spur road, benefitting Meridin East’s residents and the surrounding community,” Datuk Ho continued.
Well-connected and accessible
Built within the township of Meridin East, The Fern will share its well-developed infrastructure. Mah Sing is currently widening Jalan Kong Kong to a 40-meter, four-lane thoroughfare. The proposed direct slip-in and slip-out from the SDE spur road at the Cahaya Baru Toll into Jalan Kong Kong is set to improve accessibility for Meridin East’s residents heading towards or coming from Tanjung Langsat.
The Federal and Johor government’s initiatives will also spur growth in the region. The proposed Johor-Singapore Rapid Transit System is scheduled to be completed in 2018, while concrete deliberations are underway for a proposed third link bridge from Desaru/Pengerang to Singapore. The Johor government also announced a proposed ferry and water taxi services from Kong Kong, Pasir Gudang to Singapore’s Changi Ferry Terminal. All these will see Meridin East become an in-demand location for those who work in both Johor and Singapore.
A sustainable community
Meridin East is situated in Pasir Gudang, Iskandar Malaysia, a gated and guarded township to be developed over the next 12 to 15 years. The 1,313 acre integrated mixed development has a Gross Development Value (GDV) of RM5billion and is Mah Sing Group’s biggest development by acreage. As Meridin East is located within close proximity of the booming Pasir Gudang Industrial Hub and Tanjung Langsat Industrial Park, it will play an important role to address the need for homes for workers and families in the respective areas.
Besides facilities and amenities for a complete and sustainable development, Meridin East will provide residents with a lush green environment and a wide selection of activities to encourage exercise and healthy living. The Group plans to plant several thousand native trees around the townships Mulberry lake to preserve and enhance the natural flora and fauna. The township also has 110 acres allocated to develop various activities for its residents to exercise.
