Sunway Iskandar, 17 August 2017 – Leading Master Community Developer, Sunway Property unveiled its strategy to further develop Sunway Iskandar, Nature’s Capital City, its largest township yet, at a media briefing today.
SarenaCheah, Managing Director, Property Division for Malaysia & Singapore, Sunway Berhad, said that 2018 would be an exciting time for Sunway Iskandar as the developer pursues its masterplan to create Malaysia’s premier Nature’s Capital City with world-class amenities in Sunway Iskandar.
“Three years ago, when we first came to Sunway Iskandar, we had promised to plant a community seed here, to help drive the prosperity of the Iskandar Malaysia as ASEAN’s most exciting economic growth corridor. Since then, we have delivered our promise and we are prepared to embark on the next chapter of growth for Sunway Iskandar,” she said.

She added that having launched a total of RM1.1bil worth of developments in the last three years, Sunway will bring in market-driven innovations and community service-centric fundamentals in the next five years. This will contribute towards the holistic growth of Sunway Iskandar.
Leading with Market-Driven Innovations in 2018
Continuing on its earlier innovative endeavours including bringing in the first Canadian (Ontario) curriculum in the southern region, Sunway International School, Sunway Iskandar (SIS,SI) and building the first luxurious prefabricated homes in Malaysia using Japanese technology – the Sakura homes, Sunway Property will look to power Sunway Iskandar with world-class elements.This includes the first build-and-buy-online homes, the first large format retail village, the first Xpark in Iskandar Malaysia, and the first infirmary for the community.
Targeting the younger demographic, Sunway Property’s latest launch is the unique integrated Sunway GRID development spanning across 5.2 acres. The residences will represent the first build-and-buy-online homes launched in the Malaysia and Singapore. This will allow purchasers to customise their units online before purchase, and design their homes from anywhere around the world without visiting the show gallery. The personalisation factor, combined with the most affordable price starting fromRM350,000 in the vicinity of Medini, is expected to attract the influx of youthful demographic that is anticipated to be in Johor.
The RM374 million GDV integrated development, which comprise 501 units of apartments, 74 units of designer offices and 41 units of retail lots. The residences will be complemented with the Sunway GRID flexi-suite and shoppe which is already open for viewing since June 2017. It is designed for entrepreneurs and startups who require medium spaces for their commercial activities.

Another pioneering development will be the developer’s first large format retail village in Malaysia and Singapore, the 24-acre Sunway Big Box Village. Unlike other retail centres, the Sunway Big Box Village will be designed in anopen concept, the all-new retail experience. It will encompass 500,000 sqftGFA in retail space, and will be completed by quarterfour of 2018.
The first adventure-based extreme park of its kind in Johor and Singapore will be developed adjacent to the Sunway Big Box Village. The 32-acre XPARKwill be filled with extreme and lifestyle sports activities that would offer residents and visitors of Sunway Iskandar the natural surroundings. It is designed with a wide variety of elements that are intended for recreation for adults and kids such as Go-Kart, kayaking, glamping spots, long-range archery and a kids pump track. Scheduled to be partially open by end of 2018, the XPARK will provide recreational choices for the community and visitors of Sunway Iskandar.
The new retail and leisure elements will be fortified by a hotel which will be linked to the mall making Sunway Iskandar a destination for lifestyle shopping, leisure, and entertainment in its own right. Construction works for the hotel is scheduled for the first quarter of 2018 and will be completed by the second half of 2019.
Community Service-Centric Township
Intending for Sunway Iskandar to be service-driven, the developer will also open the first infirmary centre in the Citrine Hub for the community, the first developer to do so in Malaysia. The infirmary will house a registered nurse to cater to healthcare needs of the community and will operate around the clock to provide treatments for common mild conditions such as cough and diarrhea. In addition, it will also provide first aid assistance before the patient is sent to the hospital. The infirmary’s services will be free for the community and will be opened by the end of this year.
Once the CHSL highway is open to public by the end of the year, Sunway Iskandar will provide shuttle bus services which would ferry residents who are travelling betweenSunway Iskandar and Singapore in partnership with Causeway link. Sunway Iskandar will be the first township for those who enter Malaysia through the CHSL. It is located only 5km driving distance to the Second Link via CHSL. The Citrine Hub will be one of the pickup points for communities in Sunway Iskandar to travel through and fro Singapore via the Causeway Link through CHSL. The buses will start operating upon the Citrine Hub residences’ key handover in October.
The infirmary’s services and the free shuttle bus services are in addition to the developer’s earlier investment in a dedicated security team which also comprise of auxiliary police trained under the Royal Malaysia Police (PDRM) and strictly follows the standard operation procedures by PDRM. The security team patrols around Sunway Iskandar. By 2020, Sunway Iskandar aims to have 200 auxiliary police officers and personnel to safe guard the development.
Other Updates and Launches
Citrine Hub will welcome Jaya Grocer and other tenants such as Old Town White Coffee, Morganfield, Watsons and 7-Eleven by end of the year of 2018. Citrine Hub is an integrated development with a GDV of RM427mil spread across 5.22 acres in the Lakeview Precinct, comprising 328 service residences, 168 office suites, and 51 boutique retail units managed by Sunway, located next to the 20-acre Emerald Lake. The office suites are fully sold out.
Emerald Residence, the first landed property in Sunway Iskandar with a total of RM350mil GDV and 22.06 acres, located right next to 20-acre Emerald Lake Garden will be completed by the fourth quarter of 2018.
The Citrine Lakehomes, a RM330 million GDV consisting of townhouses and link-houses with indicative price of RM550,000 and RM760,000 respectively will be launched during the fourth quarter of this year. It is a low-density development, within a 5 minutes’ walk to the Citrine Hub is expected to be completed in the year 2020. The development is located 500m away from the Seafront precinct.
