Mah Sing announces public preview for Ixora Commercial Centre in conjunction with ground-breaking ceremony.
18 March, PASIR GUDANG – Mah Sing Group (Mah Sing) today held the ground-breaking ceremony for SJK (C) Sim Mow Yu, the 1st Chinese vernacular school in Meridin East’s township as well as the public preview for Ixora Commercial Centre at the Meridin East Sales Gallery and Show Village.
Dato’ Sri Liow Tiong Lai said, “Education is the backbone of a nation, which is why it is the government’s top priority to provide educational opportunities to every child. We want to equip our children with knowledge and skills to prepare them as they handle challenges as future leaders of tomorrow. We are very pleased to have a supportive developer like Mah Sing which is allocating 9.66 acres of land to develop SJK (C) Sim Mow Yu. This will not only enhance their township, but the lives of its residents and surrounding communities.”
In addition to allocating the land for the school, Mah Sing will also be building SJK (C) Sim Mow Yu and targets to complete the school’s construction by 2019. SJK (C) Sim Mow Yu will be a 3-storey building with 24 classrooms, a canteen and administrative offices which is expected to accommodate up to 1,000 students. Once the school is completed, it will be handed over to the Ministry of Education and the school’s board upon completion.

The addition of the school will continue to increase the appeal of Meridin East, especially for parents and young couples who want their children to have a comprehensive educational journey close to home.”

Adding on to the merriment of the event, we are having a public preview for Ixora Commercial Centre, Meridin East’s commercial development.”
Aside from the upcoming SJK (C) Sim Mow Yu, Meridin East is also located near various educational institutions such as SK Cahaya Baru (2.7km), SK Kopok, Pasir Gudang (5.3km) and Politeknik Premier Sultan Ibrahim Johor Bahru (5.4km). The township is also within close proximity to Bandar Seri Alam which is one of the educational hubs of Iskandar Malaysia with international schools such as Uniworld International School (15km) and Excelsior International School (17km) as well as universities such as UniKL Malaysian Institute of Industrial Technology (14km), Asia Metropolitan University (14km) and Universiti Teknologi MARA (15km).
Public preview of Ixora Commercial Centre
Meridin East’s Ixora Commercial Centre is the first commercial development being rolled out for the township. Phase 1 of the commercial component comprises 54 units of 22’x70’ 2-storey shops and 12 units of 22’x70’ 3-storey shops. The 2-storey shops and 3-storey shops have indicative built ups from 2,895 (sq) feet (ft) and 4,334 sq ft respectively with indicative starting price from RM650,000.

Visitors who lock in a unit of Ixora Commercial Centre during the preview were entitled for early bird packages. Mah Sing also gave out lucky draws to purchasers of Meridin East’s 2-storey link homes, Fern (built ups from 1,622 sq ft) or Dandelion (built ups from 2,333 sq ft).
Strategic location and road infrastructure to further enhance lives of homebuyers
Homes in Meridin East are continuing to see strong demand due to its strategic location close to the booming Pasir Gudang Industrial Hub and Tanjung Langsat Industrial Park. It is also within driving distance to the Pengerang Integrated Petroleum Complex.
Residents of Meridin East and the surrounding community are set to benefit from Mah Sing’s initiative to enhance road infrastructure around the township. The Group is building a connecting road into the Tanjung Langsat – Cahaya Baru Toll Connecting Highway, which forms part of the Senai Desaru Expressway (SDE). Also, work has already begun to widen Jalan Kong Kong into a 40 meter, four-lane thoroughfare. Both road infrastructure improvements are targeted to be completed by 2020.

Meridin East is taking shape into a self-sustaining integrated township as Mah Sing aims to ensure residents enjoy quality living. 40% of the township will encompass lush green spaces and the Group plans to plant several thousand native trees around the 9-acre Mulberry Lake to preserve and enhance the natural flora and fauna. The Group has completed the 16.6 km jogging and cycling path around Mulberry Lake, in time for the expected handover of more than 600 units of Greenway (from April 2018 onwards) and Eden (from August 2018 onwards), which are both 2-storey link homes.
In the near future, Meridin East’s Sales Gallery and Show Village will be converted into the township’s clubhouse. The 16,000sq ft clubhouse will house a swimming pool, community hall, gym, yoga room, lounge and café, mini theatre and other features.
Upcoming launches in Meridin East
The first phase of Ixora Commercial Centre’s official launch is targeted to be held in Q2 2018. Meridin East also has plans to launch 2 new residential developments; first phase of Hazel comprising 111 units of 20’x70’ 2-storey link homes with indicative built ups from 1,964 sq ft, indicatively priced from RM550,000 and Parcel 1F (Section 2) comprising 64 units of 20’x65’ 2-storey link homes with indicative built ups from 1,960 sq ft, indicatively priced from RM495,000. Both residential developments are scheduled for launch in end 2018.
