Meridin East gets an added boost as Mah Sing awards Kimlun Group RM50 million design and build contract to build a connecting road into Senai Desaru Expressway

Meridin East, Johor 2017 – Mah Sing Group (Mah Sing) has awarded Kimlun Group a RM50million design and build contract to build a connecting road into the Tanjung Langsat – Cahaya Baru Toll Connecting Highway, which forms part of the Senai Desaru Expressway (SDE). Mah Sing’s Meridin East township, will reap the benefits from the construction of the connecting road as it will shorten travel time to key locations such as Tanjung Langsat and Pasir Gudang between 15 minutes to 45 minutes.

This was announced today during a press conference by both parties at Mah Sing’s Meridin East Sales Gallery and Show Village. In attendance were Mah Sing’s Chief Executive Officer, Datuk Ho Hon Sang, Mah Sing’s Senior General Manager (Southern), Benjamin Ong, Kimlun Group’s Executive Director, Chin Lian Hing as well as Pasir Gudang Municipal Council’s Secretary, Saipol Rahmat Bin Hj Amat.

Mah Sing’s Chief Executive Officer, Datuk Ho Hon Sang shared, “We are pleased to award this contract to Kimlun Group for their excellent track record and expertise in road construction. In the span of almost 20 years in building flyovers and interchanges, a good number of years were spent working with Mah Sing. We are more than confident that this road construction project is in good hands.”

“It’s a great pleasure for Kimlun Group that Mah Sing has decided to award this contract to us. We are really privileged to have business associates like Mah Sing and hope that our collaboration will take both organisations to greater heights,” shared Chin Lian Hing, Kimlun Group’s Executive Director.

During the press conference, Mah Sing also gave an update on the Group’s Meridin East township. “In addition to shortening the travel time to Tanjung Langsat and Pasir Gudang, the connecting road will also enhance connectivity by allowing easier access to the SDE as well as the North South Highway. This will make Meridin East an even more appealing address for buyers as we offer affordably priced homes with excellent facilities and accessibility. Meridin East’s 2-storey link homes, Fern (Parcel 1) and Dandelion are of high quality and affordably priced from RM403,750 and RM549,100 respectively,” commented Datuk Ho Hon Sang.

 

New Infrastructure Set To Be A Welcomed Edition to Masai Community

The connecting road comprises an egress and ingress into the Tanjung Langsat – Cahaya Baru Toll Connecting Highway which will allow traffic to commute between the Jalan Kong Kong and Masai area to Tanjung Langsat and Pasir Gudang. The connecting road is also just 1km away from Mah Sing’s Meridin East township, an additional feature which will attract homebuyers looking for homes with excellent accessibility.

The egress from the connecting road into Jalan Kong Kong will be approximately 1km long and one and a half lanes wide while the flyover ingress from Jalan Kong Kong into the connecting highway will be approximately 1.5km long and two lanes wide. Construction on the connecting road is set to begin in Q1 2018 with completion scheduled for end 2020. A principal approval has been obtained from the Malaysian Highway Authority (LLM) for the connecting road while pending approval by relevant authorities on the detailed design plans.

In addition to the connecting road into the Tanjung Langsat – Cahaya Baru Toll Connecting Highway, Mah Sing has started upgrading works to widen Jalan Kong Kong to a 40 meter, four-lane thoroughfare. The upgrading process is being done in phases and it is scheduled for full completion by end 2020.

 

Meridin East’s Strategic Location a Strong Pull Factor For Buyers

Meridin East is an integrated mixed development situated in Pasir Gudang, Iskandar Malaysia, Johor. A gated and guarded community, Meridin East spans 1,313 acres and is Mah Sing’s largest development by acreage, with a Gross Domestic Value (GDV) of RM5billion. Meridin East will provide residents with a lush green environment and a wide selection of activities to encourage exercise and healthy living. The Group plans to plant several thousand native trees around the township’s 9-acre Mulberry lake to preserve and enhance the natural flora and fauna. Surrounding the lake will be a 2.5km cycling and jogging path which has recently been completed.

The township has 110 acres allocated to develop various activities for its residents to utilise. Meridin East’s sales gallery and show village will also be converted into the township’s clubhouse in the near future. The 16,000sq ft clubhouse will house a swimming pool, community hall, gym, yoga room, lounge and café, mini theatre and other features.

As an integrated mixed development, Meridin East will be able to cater to multiple needs for the community which include education, banking, leisure and more. The township is expected to welcome an international school, secondary & primary school as well as a kindergarten, childcare center, hospital, police station, fire station and post office in the future.

The entire township has 5 designated zones; 3 residential zones, 1 commercial zone and 1 industrial zone. “The Group has carefully masterplanned this development in order to maximise the commercial value for its commercial and industrial lots yet simultaneously aims to protect the serenity and privacy of the residential zones. Mah Sing to Launch Fern Parcel 2 in November 2017

2017 saw Mah Sing launch 2 new residential developments in Meridin East. The Group launched the first parcel of Fern comprising 84 units of 2–storey link homes with built ups from 1,622 sq ft (4 bedrooms & 3 bathrooms) as well as Dandelion comprising 90 units of 2-storey link homes with built ups from 2,333 sq ft (4+1 bedrooms & 3 bathrooms). Fern and Dandelion have a combined take up rate of more than 55%.

Mah Sing will be launching the second parcel of Fern which comprises 130 units of 2-storey link homes with built ups from 1,622 sq ft. The units are indicatively priced from RM408,850 and scheduled for launch in Q4 2017.

In 2016, Mah Sing successfully launched Eden and Greenway which achieved take up rates of 100% and 90% respectively. Datuk Ho Hon Sang shared, “The Group will continue to launch products which meet market demand at affordable prices. Johoreans are still looking out for landed developments which is why our 2-storey link homes are doing well in the market. Now with the upgrades underway to improve accessibility to Meridin East, buyers will find our township an ever more appealing option.”
