MCT kicks off the Year of the Tiger with roaring success of Alira

Subang Jaya, 22 January – MCT Berhad (MCT) today kicked off the Year of the Tiger with roaring success at the Chinese New Year open house cum grand launch of Alira, its latest freehold 5.6 acre residential project spanning over an 88-acre Metropark township.

Alira has seen overwhelming response from buyers since the initial registration of interest started in 2021, and to date has seen 50% take up rate for the units released. Apart from the resort inspired living experience, buyers are attracted to the well thought off design layout of the units; as well as the facilities podium that provide and promote natural cross ventilation. Alira’s amenities appeal to the work-life integration, taking into account the Covid-19 ‘lifestyle’ factor such as Working From Home (WFH). Among the amenities offered are co-working space with meeting pods and open desk configuration, and more than 40 other types of amenities on the facilities and podium and roof top level. Besides that, residents looking for a healthy lifestyle will benefit from the dedicated cycling track and a nature-infused jogging track surrounding the water spine feature inspired by the Yarra River in Melbourne, Australia within the 9.2 acre central park.

Latest attraction in Subang Jaya

MCT’s CEO, Teh Heng Chong when approached commented “The positive response is an indication of Alira being the latest attraction strategically located in the mature neighbourhood of Subang Jaya, as well as the resort amenities that cater to the current lifestyle needs. Buyers can expect that in the next 2 years, the commercial component within the bustling Metropark township, would be ready to provide conveniences and al fresco dining facilities overlooking the lake.”

Teh continued to say “Alira is also a 5 minute walking distance to GEMS International School, has direct access from Federal Highway and within close vicinity to MNCs, and with the central park located right in front of the property, the residence will be recharged to lead a healthy lifestyle. With future developments slated to be happening in its vicinity such as a proposed shopping mall and a medical hub, on top of the lifestyle commercial hub consisting of retail and restaurants currently, it will continue to offer the complete lifestyle needs of the residents. ”

Construction of Alira has commenced due to positive response from property buyers.

Functionality and convenience

“Functionality and convenience were amongst the key criteria in mind when Alira was designed,” said Chee Kok Keong, MCT’s Director of Sales & Marketing. It is an idyllic modern home that blends the convenience of the city and the serenity of nature. Phase 1 of this launch consists of 492 units with price ranging from RM493,800 for the 695 to 998sq.ft. units of the  high rise apartments, and from RM802,800 for the 1,048sq.ft. limited edition low-rise villa and is expected to generate a Gross Development Value (GDV) of RM316.2mil.”

To make the deal more exciting, MCT, in partnership with Maybank, is offering Maybank Houzkey scheme where purchasers will enjoy lowest monthly instalment, 100% financing and no payment during construction period.

“With attractive loan interest rate from financial institutions, coupled with the current market environment, now is the best time to purchase a home,” he continued. Despite the expiry of the Government’s Home Ownership Campaign (HOC) period, it didn’t have much of an impact of our launch as we still see a strong demand from purchasers and this is reflected in the encouragingly high booking rate.

When asked about the status of the project, Teh remarked “Construction work has commenced and we aim to complete the project and deliver the units in 2025. This will indeed be a busy year for MCT. We intend to expand to new growth centers, as evident by the launch of Aetas Damansara in Petaling Jaya in 2020 as well as a couple of project launches that we have in the pipeline for this year, namely USJ City Point and Casa Embun, an affordable residential project in our Cybersouth township. We will continue to focus on the affordable to mid- range market but we are ready to venture upmarket if we come across good opportunities in strategic locations, which fits into our business expansion strategy,” he concluded.
