M Aruna is the first project developed by Mah Sing that adopts the IBS technology.

28 September, SELANGOR – Mah Sing Group Berhad (Mah Sing) continues to unlock the value of Rawang by launching its first project in M Aruna township, Aster, on 29 and 30 September 2018. The Gross Development Value (GDV) of the township is RM520 million. Aster are two-storey link homes (20’ X 60’) with a built-up of 1,666 sq. ft., priced from RM506,000. Mah Sing’s presence in Rawang spans approximately 480 acres covering three townships – M Aruna, M Residence 1 and M Residence 2.

Rawang’s location in the northern corridor of Kuala Lumpur is just 37km away from the Central Business District with good connectivity by road and rail. Mah Sing’s Chief Executive Officer, Datuk Ho Hon Sang shared, “Back in 2011, we foresaw that with the continued urbanization of Kuala Lumpur, residential land use was spreading out to the suburbs of Kuala Lumpur, including Rawang.”

“We knew that with our fast turnaround business model, we could meet the residential needs of the public. With the success of M Residence 1 & M Residence 2 in Rawang, and the ready amenities & facilities, we are confident that M Aruna will be the next success story by Mah Sing”, continued Datuk Ho.

Green features of M Aruna

Aster has a spacious living room that suits the young families.

Mah Sing strongly believes in enhancing the lives of their home buyers by going extra miles in providing services and features. M Aruna was designed to promote sustainability within the township, evoking the sense of being removed from the hustle of daily life and transported to a secret garden-like environment. This is in line with Mah Sing’s goal to ‘Reinvent Spaces and Enhance Life’.

The well-planned M Aruna adopts a strict linear layout to ensure the best sun protection. The homes are arranged in neat linear rows orientating strictly in a North-South direction, giving the best alignment in avoiding excessive heat gain in a tropical climate. Houses aligned in this manner are cooler, require less air-conditioning, and would contribute to energy-savings in the long run.

The township is also uniquely-designed with emphasis on green and open space facilities for a family living environment, such as a 2-acre central park with a tree house-themed playground, relaxing hammock, jogging track, kids bicycle park with obstacle course and a half basketball court. It is the perfect place to leisurely unwind for youths, adults, and the elderly.

Aster is targeting first-time home buyers and newly-married young families who are looking for a viable solution to their housing needs.

The benefits of Industrialized Building System (IBS)

Apart from that, M Aruna is the first pilot project by Mah Sing which adopts the Industrialized Building System (IBS) precast technology. The benefits of IBS are:

  1. Environmentally friendly – reduce the usage of timber during construction.
  2. Reduce construction time and cleaner site – reduce wastage of materials on site, and speed up construction process as the casting of precast elements is done at the plant and only erection of components will be done on site.
  3. Superior quality finish – quality of IBS components has better quality as they are precast and prefabricated in a controlled environment like the IBS plant.
  4. Spacious house – This method allows reduction in columns to maximize floor space without compromising structural strength or stability. Load bearing walls for two-storey link homes can be just 100-125mm thick, conveniently increasing your dwelling size. Besides that, renovation works can be carried out and it also allows flexibility in interior design.
  5. Reduce labour force – The IBS system reduces the construction process at site and hence, lesser number of workers are needed on site.

Rawang – The up and coming property hot spot

In the early days, Rawang used to be known as one of the earliest satellite towns in Kuala Lumpur with the economy mainly powered by the tin mining industry. Throughout the years, it started to gain popularity and today, it has an estimated population of close to 200,000.

Buyers used to think that Rawang is far and inconvenient but it is a different Rawang right now compared to the old days as there are a lot of activities going on. With the constantly enhanced connectivity and infrastructure, Rawang is slowly building its name as an ideal place to live in.

As the population in Rawang increases, better public infrastructures, amenities, resources and economic activities are essential to keep the growing development pace and cater to its residents’ needs.

M Aruna is surrounded by mature neighbourhoods, which present residents with easy access to established public amenities such as schools like SMK Taman Desa, SK Taman Desa and SK Taman Desa 2, international school such as Straits International School; and shopping complexes including AEON Rawang, TESCO hypermarket and Giant Rawang. The establishment of the amenities, shopping complexes and international school also show that there is a ready catchment in the area that attracts investments.

Location wise, M Aruna benefits from the added access to the KL-Kuala Selangor Expressway (LATAR) expressway as well as the extension from Jalan Tasik Puteri which has started operation. This has shortened the travelling time to KL, and is an additional access from the main thoroughfare of Jalan Batu Arang to the townships.

The enhancement in terms of accessibility is one of the reasons Rawang is gaining more traction for those who are working in KL, coupled with the right concept and development which enhance the lives of the communities. Rawang is on the right track to be one of the popular property hot spots in the near future.

The furnishing assist plan

In conjunction with the launch of Aster, Mah Sing offers the Aster’s early bird buyers The Furnishing Assist Plan, providing a hassle-free service whereby the purchasers only need to pay RM15,000 for RM60,000 worth of furnishing which include built-in wardrobe for 3 bedrooms, kitchen cabinet, lightings, A/C in living & master bedroom, instant water heater, smart home system, etc.
