November 8, Sungai Buloh – Mah Sing Group Berhad (Mah Sing) announced that the Group’s forth project in Sungai Buloh – D’sara Sentral has successfully clocked over 4million safe man-hours without any Lost Time Injury (LTI) during its topping up ceremony today. The topping up ceremony marks the completion of the project’s Retail Shops, SoVo Tower and Residential Towers SA1 and SA2.

It has proven to be a productive year for the Group, as the ceremony is the fourth topping up ceremony after The Loft@Southbay in Penang, Savanna Executives Suites@Southville City, KL South and Lakeville Residence, Jalan Kuching, all held earlier in the year.

D’sara Sentral comprises 5 towers and is a transit-oriented development with a direct covered walkway to the Kampung Selamat MRT Station under the Sungai Buloh-Kajang (SBK) MRT Line 1.

D’sara Sentral’s Retail Shops, SoVo Tower and Residential Towers SA1 and SA2 currently stands at 99% completion and are on track for completion with Vacant Possession (VP) targeted in Q2 2018. Mah Sing’s Group Managing Director, Tan Sri Dato’ Sri Leong Hoy Kum shared, “Several D’sara Sentral’s components are projected for early completion in 2018. Our residential towers SA2 is 15 months ahead of schedule while SA1 is 8 months ahead. The SoVo tower is almost one month ahead while the retail shops will be completed on time. Today’s topping up ceremony not only marks a milestone for D’sara Sentral’s safety achievements but also Mah Sing’s efficiency in delivering completed developments.”

D’sara Sentral’s two other residential towers SB1 and OLO Residence are currently at 55% and 52% completion. The towers are almost 1 year ahead of schedule and are targeted for completion in Q1 2019.

Present at the ceremony were Mah Sing’s Group Managing Director Tan Sri Dato’ Sri Leong Hoy Kum, Mah Sing’s Chief Executive Officer Datuk Ho Hon Sang, Construction Industry Development Board (CIDB)’s Director Sharifudin Bin Che Omar, Department of Occupational Safety & Health (DOSH)’s Deputy Director Bahrudin Bin Mamat, Setiakon’s Group Managing Director Dato’ Kuan Ah Hock, senior management of Mah Sing, as well as consultants and contractors which were involved in the development of the project to celebrate this milestone with great success.

D’sara Sentral awarded SHASSIC recognition
The topping up ceremony also saw D’sara Sentral receive 4 stars in the Safety and Health Assessment System in Construction (SHASSIC) by CIDB. 

“This achievement personifies D’sara Sentral’s excellent safety record and effective site management as Mah Sing places strong emphasis on ensuring safety and excellent quality across all of its projects’ operations,” shared Mah Sing’s Chief Executive Officer, Datuk Ho Hon Sang.

CIDB’s Director, Ir. Sharifudin Bin Che Omar said, “We are very pleased to award the SHASSIC recognition to Mah Sing’s D’sara Sentral for the outstanding work done in building the development. This is one of our highest achievements and we hope that other property players in the industry will be able to follow Mah Sing’s footsteps to deliver developments that are in accordance with the safety standards by our Board.”

DOSH’s Deputy Director, Bahrudin Bin Mamat added, “We would like to laud the good work by Mah Sing and Setiakon for developing quality products that are in compliance with the safety standard set. Not just that, the development is expected to finish construction work earlier than schedule. This proves that the team is very good at planning and executing the work effectively.”

Team effort in achieving 4 million safe-man hours milestone
As a token of appreciation to the people who made it happen, Mah Sing awarded new safety boots to the top 30 outstanding construction workers. During the event, Tan Sri Dato’ Sri Leong Hoy Kum announced that Mah Sing will also be giving away RM50,000 as additional allowance to the 1,000 construction workers. The ceremony is also to celebrate all the 1,000 workers’ remarkable milestone of achieving 4million safe man hours without any LTI.  

“To achieve 4million man hours without LTI on a grand scale project like ours is an outstanding feat. The safe man hours will be stopped if there are any unforeseen incidents which causes the progress of the project to set back. This means it can only be achieved with dedication and commitment in terms of safety awareness and effective implementation,” said Tan Sri Dato’ Sri Leong.

He added, “Today’s auspicious event stands to testify, that we have made a good choice in selecting Setiakon to construct this development. As we go through stringent process in selecting our panel contractors, we are confident that the quality of our products is at its highest standard.” 

Setiakon’s Group Managing Director, Dato’ Kuan Ah Hock Director said, “We are glad that we are able to work with Mah Sing in building this iconic transit oriented development. It is great to see D’sara Sentral taking shape throughout the 4 years of construction and to be able to deliver the project ahead of time. We hope to have more collaborations with Mah Sing in the future.”

D’sara Sentral – Sungai Buloh’s new vibrant development

D’sara Sentral has both residential and commercial components with a gross development value (GDV) of RM937million on 6.55 acres of land. Comprising Retail Shops, one tower of SoVo and four towers of Serviced Residences, the project is set to be a key location due to its direct access to the MRT station. Launched in 2014, the current take-up rate of the entire development stands at approximately 80%.

Adding value to the development, Mah Sing has provided a seamless connection between D’sara Sentral and the Kg Selamat MRT station with a covered walkway currently available for use. This gives visitors and residents direct access to the development. 

The early VP of the project is very timely as businesses in the Retail Shops will have higher visibility thanks to the already operational MRT Line 1. There will be a total of 105 Retail Shops spread across the 2 and 4-storey commercial component in D’sara Sentral. 

They will also benefit from the ready catchment of 4,300 residents within the development as well as the nearby community. There will be a further boost of population growth in the area as it is located near to 2,330 acres of Kwasa Damansara project which is currently under development. It is estimated to have about 150,000 residents in that area upon the completion of the project.

D’sara Sentral is expected to further boost the vibrancy of Sungai Buloh due to the lack of retail and entertainment outlet in the area.

Convenient connectivity and accessibility
The recent announcement of Malaysian Government’s Budget 2018 shows the land public transport remains a key agenda for the country’s development. The Government’s commitment to further upgrade the public transport infrastructure will definitely boost the property industry. 

D’sara Sentral is one of the first few transit oriented development projects in Sungai Buloh to be launched with direct access to the Kampung Selamat MRT station. 

Datuk Ho said, “The upgrading of public transport infrastructure will boost public’s interest in taking public transport and mitigating the traffic congestion. We believe high rise developments that integrate with convenient connectivity will attract the millennials and small family households. By taking the MRT, residents will able to reach few key hotspots like TTDI, Phileo Damansara, Pasar Seni and Stadium Merdeka. The convenience will also be an added benefit to residents working in the city.”

D’sara Sentral’s connectivity is further enhanced as it is located right on Jalan Sungai Buloh which can be accessed via a number of major highways such as Lebuhraya Damansara-Puchong (LDP), North-South Highway and Selayang-Kepong Highway.
