As the cultural, financial and economic hub of the country, Malaysia’s capital city is growing so rapidly along its boom in population that is not stopping anytime soon. Presently, an estimated 1.76 million people are living in the greater city of Kuala Lumpur within an area of about 24,000 ha. With an overcrowded environment and rise of various issues faced by the population, one must wonder if the big city is still the ideal place to settle down for a quality life.

For some residents, the ideal place to call home is discovered down south in the self-contained township of Seremban 2 by IJM Land in Negeri Sembilan. Spanning over 1537 ha of land, the township is home to a population of more than 62,000 people. Out of the total, 20% originated from the greater Klang Valley area, and the numbers have been increasing steadily by the year. There are also plenty of residents working in Klang Valley who decide to live in Seremban 2 due to lower living cost and to enjoy a balanced lifestyle.

“Over the last few years, Seremban 2 has seen an increase in demand for properties Klang Valley homebuyers, many of whom are choosing to make the township their home while commuting daily to Kuala Lumpur for work and school,” said Dato’ Hoo Kim See, Senior General Manager (Central Region) of IJM LAND.

As quality of life becomes a priority for the modern generation, families are now searching for conducive and tranquil environments to live and raise their families. Once a barren parcel of agricultural land with very little value appreciation in the local property market, Seremban 2 has been transformed into a fully integrated, harmonised and sustainable township, filled with the vibrancy of life, bustling enterprise and a thriving community in the tens of thousands. After 24 years of positive changes and rapid progress, it is now the most progressive township in the state of Negeri Sembilan and serves as the southern gateway to the Klang Valley.

“Through our well-planned concept and execution of development master plan, IJM Land has reenergised Seremban with the introduction of modern architecture, excellent road system, sustainable and environment-friendly housing, essential services, numerous education options, quality amenities and facilities as well as dependable, sensible and continuous community support – and with this new vibrancy, came opportunities for jobs and social services,” Dato’ Hoo added.

One of the main advantages of living in Seremban 2 is the convenience of easily accessible and well-networked series of expressways. The township is in close proximity to the North-South Highway, ELITE and LEKAS highways that provide quick access between the township and Kuala Lumpur which is a 45-minute drive away, Putrajaya and Cyberjaya (40km) and Malacca (80km). Furthermore, residents can also access a toll-free road that directly connects the township to KLIA and KLIA2 (30km).

Within the township, the main arterial road system is designed in the loop to keep the bulk of traffic away from residential precints. This main road is a 6-lane dual carriageway designed to relief future congestions by branching out into a network of well-maintained roads accessible to various parts of the estate, interlinking to all sectors of the township and making getting around the property trouble-free.

Within its vast space, Seremban 2 has found the perfect balance between development and nature which is one prime pulling factor for homebuyers. Offering beautifully designed homes from affordable housing apartments, terrace houses, gated bungalows and semi-detached houses, the township introduces properties that are both bigger and affordable along with modern facilities, yet maintaining the tranquility of a country atmosphere with a multitude of green spaces.

Residents can enjoy a morning run and cool breeze at Hill Park located at the top of S2 Heights.

With a dedicated park space of 45-acres, Seremban 2 is sprawled with family-friendly numerous facilities and recreational amenities that have become community favourites since the township’s establishment. On any day of the week, the 15-acre S2 City Park is a hive of activity such as tai chi, kite-flying and basketball, with activities stretching from morning till the evening. The centrepiece of the park is the massive 4-acre lake, which provides not only an idyllic and peaceful sense to the park and offers a beautiful setting for gazebos and picnics, but also serves to cool the surroundings as well. There’s also the 30-acre Hill Park, also known as the Dinosaur Park as it features a mini dinosaur park, situated at the highest point in Seremban 2, and the S2 Club, a family and community themed recreational club, and sports complex that are the ownship’s most family-friendly hotspots.

The multitude of commercial and retail service offers in Seremban 2 makes the township self-sustaining and convenient for residents. The two prominent shopping malls, AEON Complex and Mydin Mall, house many retail outlets offering a wide variety of products and services. They are complemented by a great number of other commercial entities and small businesses such as banks, hotels, car showrooms, beauty centres, mini marts, fashion boutiques, cinemas, petrol stations, F&B outlets plus many more in the vicinity.

Additionally, the younger community members of Seremban 2 have direct access to a number of quality educational and instructional options, as there are a total of 5 national schools, 2 Chinese primary school, 2 colleges and 1 international school within the township, right next to their doorsteps.

For homeowners peace of mind, Seremban 2 highly stresses on safety and security, and has integrated crime prevention steps in their developments such as guard houses, perimeter fences, community mobile app and many others. In events of distress, the communities are minutes away from medical and healthcare providers, as well as State Police and Fire & Rescue Department Headquarters that ensure speedy responses to emergencies.

Besides providing facilities and amenities for the utility of the residents, they are also important instruments in the role of helping communities grow within the township during community events aimed to celebrate festivities and bring the residents together in a melting pot of togetherness. The successful events which have fostered strong relationships among the communities are the annual Chap Goh Mei celebrations at City Park, Hari Raya Open Houses, Deepavali celebrations, Seremban 2 Carnival, IJM Land Half Marathon, IJM Land Rehabilitation Programme (myHome) and IJM Give Day Out, among many others.

“We take careful and discerning actions to make a positive impact on the lives of the people whom we touch and for the people who are in touch with the communities that we serve, simply because when homeowners buy a Seremban 2 home, they don’t just buy a house, they are buying a sustainable township,” Dato’ Hoo explained.
