What is iExpert?

iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you


iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.

A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!

A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.

Q: How can I join?

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Q : strata Title

Dear Expert here, I need found out some information regarding my apartment strata title. I have planning sell out my apartment now & my apartment are ready to get strata title. Since i have planning sell out so i already told management to inform lawyer stop the processing before all documents reach land office then i can get refund back & will not hold my selling procedure. My question are the new buyer will have troublesome when apply loan?

Usually the developer will apply for division into strata title. No doubt, the strata title will be issued in due time. However, not forgetting, in the event, your property is a leasehold property, then State Authority consent will be required. Accordingly, State Authority will only process your application (different from approving your application)upon acknowledgment of a physical Strata title at hand. That means, notification for colloection of title from the developer must be carried out first. Had a similiar experience before. Bank will surely wait until the title is out to enter their charge. This explains why some vendor prefers to wait since no point signing on an agreement yet, the purchaser's bank will not release the monies until the title is issued (since the purchaser will also be paying twice for the loan processing fees and documentations all over again once title is issued). Also very time consuming because the PAttorney has to be revoked and re-entered thereby prolonging the banking processing by twice the length of time of an ordinary loan transaction.

Dear Jimmy , Pls do not stop the process of getting your strata title cos you need to provide the individual strata title to your potential buyer when you sell your apartment cos your strata title is already ready to be issued. You cannot save this cost now . The buyer's financing bank would not accept deed of assignment as a way of securitising the property. The potential buyer lawyer&bank will insist in the that the S&P that you provide the ind strata title since it is ready to be issued. Get the title out asap , by the time you manage to get a buyer , the time to complete the S&P will be faster. It is seller responsibility to provide the individual strata title and not the buyer of your apartment. In situation of ind strata title is not ready to be issued at all.( which is not your case) , this issue shall not arise cos after the S&P is completed and handedover to buyer, the cost of extracting the ind strata title is to be borne by the buyer.
