Johor’s top 5 best-selling residential projects


The property market in Johor might be challenging but there are best-selling residential projects that homebuyers might want to capitalise on.

Just like KL and Penang, residential properties in this southern state of Peninsular Malaysia are selling at astronomical prices. With affordability being the main issue, Johor has the most units of unsold properties in the country, especially highrise residences priced from RM 600,000 onwards.

As Malaysians have limited choices for affordable housing (new developments and subsales), the government has introduced a few initiatives to help Malaysians own property such as the Home Ownership Campaign (HOC) programme, Rent-to-Own Scheme, MyHome Youth Housing Scheme by Bank Simpanan Nasional (BSN) and stamp duty exemption for first-time homebuyers.


This time around, we reveal the top 5 chart-topping residential projects in Johor based on the review period between January 2018 to December 2018. The data is obtained from the Valuation and Property Services Department of Malaysia  (JPPH) and compiled by brickz. The properties are ranked in ascending order and presented based on the number of transactions.

5. Taman Scientex, Pasir Gudang

Taman Scientex in Pasir Gudang was developed in 1995 as a pilot ­project for affordable housing. It is an integrated self-contained township comprised of residential, commercial and industrial properties. So far, more than 11,000 residential and commercial properties have been completed within the area. Taman Scientex is within proximity of Pasir Gudang Port and Tanjung Langsat Port and is part of the Iskandar Malaysia region. It is easily accessible via the Pasir Gudang Highway and Johor Bahru Eastern Dispersal Link Expressway (extension of the North-South Expressway Southern Route).

4. Bandar Putra Kulai, Kulai

Bandar Putra Kulai is an integrated township that is situated at the Senai – Kulai district. With a ‘have-it-all’ close to the home concept, residents enjoy an array of amenities like hypermarkets, eateries, a recreational park, and healthcare. Bandar Putra Kulai residents also enjoy centrality of location as this township has direct access to the Malaysia – Singapore Second Link (Tuas Second Link), Senai Highway, Senai – Desaru Highway and Jalan Kulai – Kota Tinggi. On the other hand, Senai International Airport is a 15-minute drive away while Johor Premium Outlets (JPO) is 7km away from this township.

Bandar Seri Impian or Kluang South Gate is another fully integrated township in Johor. This urban township offers tranquil and harmonious living in an enclave surrounded by greeneries. The Gunung Lambak Water Park is 5km away while the Gunung Lambak Recreational Forest is within the same area. Bandar Seri Impian is also accessible via major roads like Jalan Kota Tinggi -Kluang.

It sits in the heart of transportation links with direct accessibility to the Malaysia – Singapore Second Link (Tuas Second Link), Sultan Iskandar Highway and Bukit Indah Highway. Residents enjoy a range of family-friendly attractions like Legoland and Angry Birds Park. The Johor Premium Outlets (JPO) is also a plus point as it attracts visitors to this area of Iskandar Puteri. The Senai International Airport is within a 35-minute drive while Johor Bahru city centre is 20 minutes away from this neighbourhood.
