Here's what kind of home RM400k can buy you in Johor

Looking to buy a house in Johor? Check out these properties in Johor that are below RM400,000.

Properties in Johor has long been a hot topic amongst Malaysians and foreigners in recent years. In 2019, Johor remains the state with the highest overhang units in the whole of Malaysia and it’s partly due to the massive price tag that comes with it. 

The good news is, while there are lots of units that are selling at a higher price range, there are affordable options too. In fact, the National Property Information Centre (NAPIC) reported that the median house price in Johor in 2019 is only RM350,000! So yes, it is possible to get a house within your budget here. 

With that in mind, we set up a quest to hunt down affordable properties in Johor, namely properties that are below RM400,000 and here’s what we found: 

1. Ulu Tiram – RM389,000

Address: Taman Bestari Indah, Ulu Tiram

Build-up size: 1,500 sq. ft.

Layout type: 3 bedrooms + 2 bathrooms

For small families who want the space for kids to run around but don’t need the extra bedrooms, this one-storey home in Ulu Tiram would be a good deal for you. With 1,500 square feet, you can fit plenty in this partially-renovated house. This freehold property is perfect for those who don’t like the hustle and bustle of the city, but at the same time don’t want to be too far off as it takes only half an hour to get to Johor Bahru. 

2. Skudai – RM350,000

Address: Jalan Pulai Ria 3, Bandar Baru Kangkar Pulai, 81300, Johor

Build-up size: 1,540 sq. ft.

Layout type: 3 bedrooms + 2 bathrooms

Aside from its delectable offers, Skudai is also known for its large university campus — both Universiti Teknologi Malaysia (UTM) and Southern University College are located here — and Johor Premium Outlet (JPO). Perfect for those who love to shop, or window shop at least. This single-storey terrace house is partially furnished, so you don’t have to spend much on renovation, instead, use that money for something that you truly enjoy.

3. Kota Masai – RM380,000

Land area: 3,010 sq. ft.

Layout type: 3 bedrooms + 2 bathrooms

Ever wished you lived in a house with a big compound when growing up? Here’s your chance to snatch one up at the price of RM380,000. This single-storey terrace corner lot may not seem much, but it does have a HUGE compound, perfect for a family with kids or pets. This freehold unit also comes with three bedrooms and two bathrooms so each one of the family can have their own space. 

4. Tebrau – RM260,000

Address: Jalan Austin Heights 8/4, Austin Heights, 81100, Johor

Build-up size: 646 sq. ft. 

Layout type: 1 bedroom + 1 bathroom

What this serviced residence lacks in its size it makes up for its freebies. This one-bedroom unit is not only partially furnished, but it also comes with things like a fridge, washing machine, air-conditioner and curtains. You don’t have to worry about furniture shopping as well, because IKEA Tebrau is only 10 minutes’ drive away.  

5. Senai – RM380,000

Build-up size: 1,080 sq. ft.

Layout type: 4 bedrooms + 3 bathrooms

What we love about this double-storey terrace house is its location to the Senai International Airport. For those who travel frequently for business, it’ll be an ideal location for you. Just a 15 minutes’ drive and you’ll reach the airport. As for the house, though unfurnished, it comes with house grills, lights and fans.

6. Tampoi – RM299,000

7. Masai

Want to live close to the city but don’t want to be disturbed by the sheer amount of tourists going in and out of Johor Bahru? If you’re a golfer, you’ll be happy to know that this house is just a stone’s throw away from Christine Resort.

Location wise, it is strategically located near major highways like Lebuhraya Senai-Desaru, making it easy for you to travel to the up-and-coming tourist destination, Desaru Coast for a weekend getaway.
