Analysis
The developer EMKO Properties, which is one of the subsidiaries of IJM Land, is no doubt a very well known in town. Their developments have covered the northern region, center region, southern region of Peninsular Malaysia, as well as East Malaysia with good track records. The projects under the developer tends to have good finishes quality with their famous quality control and management.
Given that Laman Baiduri’s strategic location, full amenities in mature Subang Jaya township, equipped with full facilities, as well as the stunning lake views which is their main selling point, it is hard to resist for home buyers. It is suited most for those working in Petaling Jaya area, and those who are fans of lake view condominium.
However, briefly looking at the price offered by the developer one might find it at the high side, around RM350 psf. Any condominium around Subang Parade goes for much less and of course these condominiums won’t have stunning lake views and instead Federal Highway views.
As such, the decent height which enjoys decent lake view will cost around RM500,000. Also, not to mention the maintenance charges of RM0.25 psf, which is on the high side. Though Laman Baiduri enjoys access from a networks of highways and expressways, it is unavoidable of traffic jam at Subang Jaya due to the commercial area nearby and colleges around that area which compounding on the traffic congestion during peak hours.
