Review of Performance
For the financial year ended 31 December 2013, the Group recorded revenue and PAT of approximately RM534 million and RM396 million respectively. These represent a 5 per cent increase in revenue and 916 per cent increase in PAT over the result recorded in the preceding year 2012.

The improved PAT for the financial year ended 31 December 2013 was mainly due to the gain arising from the disposal of its China assets and profit contribution from the on-going projects such as Pearl Villa, Royal Ivory, Royal Ivory 2, Royal Garden, BSP Skypark, I Hub Puchong in Bandar Saujana Putra, D’ Island Residence and The Lake Residence in Puchong, Brinchang Square, The Vines and SomerSquare in Cameron Highlands and Min Garden in Batu Pahat.

Prospects for the Next Financial Year
The Group has achieved sales of RM621 million in the year 2013.

For year 2014, the Group is planning to launch a total of RM1.96 billion worth of several projects in Pahang, Klang Valley, Batu Pahat and will continue to source for strategic development lands to further enhance its performance.

With the Group’s 18 ongoing projects, unbilled sales of approximately RM650 million as at 31 January 2014, new project launches in year 2014, the Group is confident of achieving further improvement in its performance for the financial year ending 31 December 2014.

“We strongly believe that our strategy to increase our focus in the affordable and middle range residential market is the right way to go. There is a growing demand from home-occupied buyers and we will continue to support the government’s efforts to provide more options for the middle income bracket,” said LBS Managing Director, Dato’ Sri Lim Hock San.

LBS Signature Shop Apartments and Luxury Offerings Featured at iProperty Expo


Celebrations to usher in the new lunar year mark a new start with hopes and resolutions particularly for homebuyers in search of a unique living experience.

LBS Closes 2013 with 'The Mad Hatter' Media Night


Property developer LBS Bina Group Berhad (LBS) closed the year with a big bash to thank the media for their support throughout 2013. Themed ‘The Mad Hatter’, the party was attended by media representatives from a wide cross-section of media.

The evening’s gloomy weather did not dampen the enthusiasm of guests who came in full force with unique hats befitting the night’s theme. And for those who were too busy to find something to suit the theme, LBS provided a variety of hats so that no one would be left out of the fun theme.

LBS Managing Director, Dato’ Sri Lim Hock San was present and dressed for the occasion with a handmade hat. In his opening address, he expressed his deep gratitude to the media for their continuous support. “The media is such an important stakeholder and a critical component of our success. You have helped us communicate our messages clearly, which in turn has allowed us to position LBS as a serious player in the property market. And for that, I sincerely thank you. So tonight we celebrate together because we acknowledge and value of this relationship. As 2013 draws to a close, we reflect on our milestones. Tonight’s theme was inspired by the many ‘hats’ or roles we all need to play to solve challenges and achieve our goals, and is great way to end an eventful year,” said Dato’ Sri Lim.

Guests were treated to an impressive food and beverage spread including baked scallops with herb sauce, stewed lamb, baked cheese salmon and black caviar canapés. There were also lucky draw giveaways announced throughout the evening. To add to the excitement, LBS organised a few interactive games as a ‘mixer’ between the media and LBS personnel.

25 lucky ‘Mad Hatters’ took home iPad Minis and New iPads compliments of LBS. How Yong Kien Soon was the lucky grand prize winner and took home the New iPad. While the highlight of the evening, the Top Hat Award went to Venus Ng and Calvin Kan for their outstanding hats.

LBS Celebrates With Bandar Saujana Putra Residents at Community Carnival


Property developer, LBS Bina Group Berhad (LBS), recently organised a community carnival to celebrate with the residents of Bandar Saujana Putra (BSP). The carnival received overwhelming response from the BSP residents and public.

LBS Managing Director, Dato’ Lim Hock San, was present at the carnival. “Our celebration today is dedicated to the heart of Bandar Saujana Putra (BSP), our valued residents. I believe it is important to engage with the community through events such as this. It is also a good way to strengthen the bond within the community of BSP.”

“As a responsible developer committed to enriching living experiences, LBS has incorporated several enhancements around BSP for the convenience and safety of residents,” he said.

Among the enhancements LBS has introduced throughout BSP include an anti–climb fencing for increased security and peace of mind; and the installation of eco-friendly LED street lamps in line with the Group’s effort to reduce energy consumption for the benefit of the environment. LBS is also in the process of upgrading the current four-lane main road to a six-lane road to help ease traffic congestion. In light of the growing BSP population, other enhancements the Group is considering include recreational features such as a relaxing lakeside area and playground for quality family time, and a shopping mall to satisfy the retail needs of residents.

“This carnival is a good initiative to promote neighbourliness and the community spirit. Johor Menteri Besar Lauds LBS for Affordable Offerings in Johor


Property developer LBS Bina Group Berhad (LBS) is set to deliver its promise of providing affordable homes this year. Affirming its commitment to support both the federal and Johor State Government’s appeal for more affordable homes, LBS on 26 October launched Magma Garden in Bandar Putera Indah, Batu Pahat for Malaysian residents in the affordable segment.

The launch ceremony was officiated by Johor Menteri Besar, Datuk Seri Mohamed Khaled Nordin and witnessed by LBS Managing Director, Dato’ Lim Hock San.

“Affordability continues to be a main concern among Malaysian homebuyers. However, the rise in the cost of raw materials and land prices pose challenges to developers. Nevertheless, LBS strongly believes in realizing the dreams of people owning a home. That is why LBS continues to build affordable homes and at the same time to support Johor government’s effort to build 28,000 units of low-cost and affordable houses in the urban areas within the next five years.” said LBS Managing Director, Dato’ Lim Hock San.

The key selling points of this development take into consideration two main concerns among homebuyers today, affordability and convenience. The homes which are selling from RM150,000 coupled with its strategic location in Bandar Putera Indah offers excellent value to homebuyers.

Accessibility is another key highlight of Magma Garden which is a 10-minute drive away from Batu Pahat town, a mere 25 kilometre-drive from the Yong Peng Toll and strategically located next to the major towns of Muar and Kluang for increased convenience.

A designated area for bankers was also made available to provide applicants with loan application services.

Initially launched in 2002, Bandar Putera Indah is a mixed development comprising residential and commercial properties. LBS plans to develop the remaining 509 acres of land in Bandar Putera Indah into a mixture of commercial and residential developments. Among the amenities proposed for the development include a shopping complex, shop offices and schools to provide education for residents with children. The development also includes a proposed sports and recreational centre providing a common of relaxation for residents. To date, LBS has completed and delivered some residential developments comprising single storey terrace, semi-detached and double storey homes in Bandar Putera Indah.

To date, the LBS has delivered a total of 3,475 affordable homes priced below RM400,000. With a current land bank of 2,115 acres in Malaysia and 509 acres in Batu Pahat, Johor, LBS is expected to launch more affordable homes in the near future.

LBS-sponsored Anugerah Hijau Green Space 2013 Winners Announced


In line with its mission to enrich communities, property developer, LBS Bina Group Berhad (LBS), recently rewarded the young winners of the Anugerah Hijau 2013 Green Space category for their outstanding designs. The top three submissions of the annual award organised by environmental non-profit-organisation, EcoKnights, overcame 36 other entries to claim the coveted prize money and championship trophy.

Commenting on the success of Anugerah Hijau, LBS Managing Director, Dato’ Lim Hock San said, “It is very encouraging to see our youth stepping up to take ownership in developing solutions for a better tomorrow. We are proud to be a part of this platform Anugerah Hijau has created in partnership with EcoKnights to showcase the ideas of our local talents. On behalf of LBS, I congratulate the winners on a job well done. We look forward to more exciting ideas in the coming years.”

Submissions went through a stringent evaluation process and were judged based on the usage of space, fixtures and furnishing materials, including the percentage of recycled materials used as well as the relevance of the proposed space. Chong Kai Zhen impressed the competition judges in all these areas and was awarded as the winner of the Anugerah Hijau 2013 Green Space category. He walked away with a cash prize of RM5,000, the Anugerah Hijau 2013 Green Space champions trophy and a three-month internship in a reputable architect firm arranged by LBS.

Determination, creativity and the ability to dream big proved to be a winning formula for the deaf Universiti Sains Malaysia (USM) student who designed a ‘Play’ Farm Garden. “I feel very happy with this achievement and glad to be able to share my ideas for a greener tomorrow. My design’s key features include a green wall which functions as an air purifier, source of oxygen to improve productivity and a healthier environment all together. An innovative basketball court with hoops and backboards of different heights cater to residents of different ages. This was in line with the competition’s theme to create “Liveable Spaces” for areas in need of a new breath of life,” said Kai Zhen.

The first runner-up went to Amy Fadzillah Ibrahim and Ayyub Isa Ibrahim also from USM who received RM2,500 for their Green Thumb Park design. While the second runner-up, Law Lu Sun of Universiti Putra Malaysia received RM1,000 for her design of a Vertical Eco Filter. Both were awarded a trophy, certificate, eco-friendly products and book vouchers.

“A lot of the things EcoKnights does relates to the young. We aspire to raise a generation that is conscious of what is happening to the world around us. There are many areas which students can apply their creativity to and by partnering with industry partners like LBS, AnugerahHijau hopes to bridge the gap between the industry and academic world. For partners, it is an avenue to spot potential talent and for students, it is the best way to experience what the industry is looking for,” said Founder and President of EcoKnights, Puan Yasmin Rasyid.

Initiated in 2009, Anugerah Hijau 2013 targets to empower Malaysian youths, between the ages of 18 and 29, to think outside the box in solving environmental issues such as sustainable fashion, green architecture and environmental film making. The competition initially started with two main categories namely, Green Film and Green Fashion. Green Space, The Green Space category which was introduced in 2012 challenges participants to design recreational areas in townships by incorporating recycled or ‘up-cycled’ materials into their creations.

To promote sustainability and environmental awareness, particularly among youth, in March 2013 LBS entered into a three-year partnership with EcoKnights to sponsor the Green Space category. The winning designs stand a chance of being featured in an LBS township. Moving forward, Anugerah Hijau is expected to introduce three more new categories - Green School, Green Idol and Green Music.

The judges and mentors for the Anugerah Hijau 2013 Green Space category consisted of notable individuals including Justin Santiago of J.S. Designs, Ar. Serina Hijjas from Persatuan Arkitek Malaysia, Thirukumaran Jallendran of Malaysia Green Building Confederation, and Bon Eng of Simplex Design Sdn Bhd.

LBS Executive Director Ms. Cynthia Lim Mooi Pang was on hand to personally congratulate the winners and present the championship trophy and cash prizes at the ceremony held at The Square, Publika.

Property developer LBS Bina Group Berhad (LBS) recently launched Barrington Square, a three-block shop apartment located in the developing township of Cameron Golden Hills. With a GDV of RM184 million, the development is set to offer an ideal getaway experience for homebuyers in the cool hills of Malaysia’s popular holiday destination, Cameron Highlands.

Barrington Square is an extension of the SomerSquare development (formerly known as Somerset Square) launched in October 2012. The new seven and a half storey shop apartments consist of 381 apartment units and 36 shop units.

“We are confident that our offerings are in line with the demands of homebuyers as we observe an appreciation in the value of our properties. SomerSquare was previously priced at RM437 per sq. ft. LBS Exercises Option To Acquire Zhuhai Circuit


Dragon Hill Corporation Limited (Dragon Hill), a wholly-owned indirect subsidiary of property developer, LBS Bina Group Berhad (LBS or the Group) (LBS, 5789), today acquired the entire equity interest in Lamdeal Investment Limited (LIL) which is involved in the management of Zhuhai International Circuit Limited (ZICL).

The Group acquired 2,200,000 of ordinary shares or HKD1.00 each representing the entire equity interest in LIL for a total consideration of USD1.00.

“LBS believes in the potential of the ZIC circuit land. This acquisition has come at an appropriate time as the Group believes that it will benefit in the long term given the shortage of sizeable prime land in Zhuhai. Upon completion of the Exercise of Option, Dragon Hill will hold 100% of the entire issued and paid-up share capital of LIL and LIL will own 60 per cent of ZICL,” said LBS Managing Director, Dato’ Lim Hock San.

The Zhuhai International Circuit (“ZIC Circuit”) currently occupies some 264 acres of prime land strategically located next to the Lakewood Golf Club and the 197-acre piece of land earmarked for mixed developments. The Group’s investments in Lakewood Gold Club and the development land were disposed recently for a total sale consideration of HKD1.65 billion. The decision to bring the ZIC Circuit back into the Group will maintain the Group’s presence in Zhuhai, China and may in the future provide another opportunity for the Group to venture into property development there.

LIL was an investment party to a racing circuit project where LIL together with its joint venture partner in China had in year 1992 formed a sino-foreign cooperative joint venture entity, known as Zhuhai International Circuit Limited (“ZICL”) to jointly develop and operate China’s first professional racing track, the 264-acre ZIC Circuit.

LBS Launches Emerald Garden, More Affordable Options In Johor


Property developer, LBS Bina Group Berhad (LBS), recently launched its latest affordable development, Emerald Garden, in Batu Pahat, Johor Darul Ta’zim. The development is in line with LBS’ target to provide 2,300 units of affordable homes for 2013 in support of the Government’s call to increase home ownership among Malaysians.

The 10 outstanding finalists of EcoKnights’ Anugerah Hijau - Green Space category sponsored by property developer, LBS Bina Group Berhad (LBS), recently gathered for the finalists’ workshop at Paya Indah Wetlands, Selangor. The three-day workshop was aimed at exposing the finalists to critical areas to ensure the designs of recreational spaces in the future take into account important elements like the consumption of energy, efficiency as well as reusing or up-cycling materials.

Expressing his pleasure at the talent displayed by the 10 finalists, LBS Managing Director, Dato’ Lim Hock San, said, “I am so proud to see youths taking advantage of this opportunity to challenge themselves. I hope these exceptional finalists enjoyed the workshop while also learning how to make their designs come to life. I wish the finalists the best of luck and very much look forward to seeing their presentations and completed models at the awards ceremony. May the best design win.”

The 10 finalists of the Green Space category are, Mohd Khairie Redzal Bin Nordin, Universiti Kuala Lumpur (IPROM); Amy Fadzillah Ibrahim and Ayyub Isa Ibrahim, Universiti Sains Malaysia (USM); Law Lu San, Universiti Putra Malaysia; Mohd Fakhrruadzi Bin Tajuddin, UIAM; Rizky Azmi, USM; Shanmuga Aanand A/L Dhanajeyan, Universiti Tunku Abdul Rahman (UTAR); Teo Shan Yeek, USM; William Tan Jun Yee, USM; Chong Kai Zen; USM and Lam Tuck Lone, UTAR.

Persatuan Akitek Malaysia representative, Ar. Serina Hijjas, conducted the workshop for the 10 shortlisted finalists. The workshop was designed to enhance and build the capacity of the finalists and ensure their respective 3-D architecture designs are of top quality. Other industry experts in the field of sustainable architecture including Justin Santiago, Boon Eng and Ir. Thirukumaran Jallendran were present to share insights on the global and local direction of future designs for urban and living spaces.

“Anugerah Hijau is a very good initiative and it is in line with USM’s Accelerated Programme of Excellence (APEX) Sustainability Roadmap. The award has assisted in the teaching and learning process by exposing students to current trends in sustainable designs and helping them apply their ideas into the designs. This is the second year we are participating in the award and we look forward to participating again next year,” said En. Roslan Bin Hj Talib, Programme Chairman (Interior Design) School of Housing, Building and Planning, Universiti Sains Malaysia.

Held for the fourth year, the Anugerah Hijau workshops took on a new and innovative direction by uniquely incorporating education, entertainment and excitement. Following the capacity building briefing and sharing sessions, the finalists were treated to a day of fun and games. The introduction of entertainment elements was aimed at promoting a sense of unity amongst youths of various backgrounds who share a common passion for preservation of the environment.

Anugerah Hijau finalist, Susanne Law Lu Sun, expressed her excitement at being selected to attend the finalist workshop. The UPM’s student said, “I felt excited and happy that I was shortlisted as a finalist. My next thought was, what should I do next?  Winning this competition would be a bonus as I strongly believe that I now have an important task - to inspire change in the people around me through sustainable living. The workshop opened my eyes to the creative world of sustainable designs. I enjoyed meeting people from different background who generously shared their ideas, knowledge and experiences”.

Launched in 2009, Anugerah Hijau is an annual environmental outreach programme organized by environmental non-profit-organisation, EcoKnights. The Green Space category challenges participants to design recreational areas in townships by incorporating recycled or ‘up-cycled’ materials into their creations. The winning designs stand a chance of being featured in an LBS township. With sustainability as an important element in the company’s “Living The Life With LBS” campaign launched this year, deserving designs could play a part in adding value to LBS developments for a balanced and meaningful living experience.

In addition to the cash prize and trophy, LBS will also arrange a-three month internship for the winner. The internship will provide a suitable platform for participants to obtain invaluable hands-on experience from a reputable architecture firm.

The first runner-up and second-runner-up of the Green Space category will take home a cash prize worth RM2,500 and RM1,000 respectively as well as a trophy, certificate, eco products and book vouchers each.

LBS Completes Disposal of China Assets


Property developer, LBS Bina Group Berhad (LBS5789) has officially completed the sale of its China assets valued at HKD$1.65 billion. The Group successfully fulfilled all terms and conditions of the Sale and Purchase Agreement (SPA) signed with Zhuhai Holdings Investment Group Limited, a public company listed on the Hong Kong Stock Exchange (Zhuhai Holdings 0908HK).

Signed on April 10, 2013, the SPA listed the Group’s wholly-owned indirect subsidiary, Dragon Hill Corporation Limited disposal of the entire issued and fully paid-up share capital of its two subsidiaries, Lamdeal Golf & Country Club Limited and Lamdeal Consolidated Development Limited. The subsidiaries are engaged in golf club operations and proposed property development projects respectively.

“I am pleased to announce that the disposal of two of our China assets has been successfully concluded.The disposal enables us to retain a healthy balance sheet which the pro forma shows an improvement on EPS, NA value, NA per share and Gearing Ratio based on the latest audited consolidated financial statements of LBS Group as at 31 December 2012,” said LBS Managing Director, Dato’ Lim Hock San.

LBS obtained the approval of its shareholders for the proposed disposal of its China assets at the Extraordinary General Meeting held recently. In accordance to the mode of settlement stated in the SPA, LBS has received HKD 500 million cash, 225,563,909 new Zhuhai Holdings listed shares issued at HKD1.33 per share, worth HKD 300 millionand Promissory Notes for the sum of HKD 850 million. As a substantial shareholder of Zhuhai Holdings, the Group also appointed Dato’ Joey Lim Hock Guan as a non-executive director on the Zhuhai Holdings Board.

LBS Shareholders Approve the Proposed Disposal of China Assets Worth HKD1.65 Billion


Property developer, LBS Bina Group Berhad (LBS 5789), on 19 July held its Extraordinary General Meeting (EGM) and approved the resolution pertaining to the Proposed Disposal of its entire interest in Lakewood Golf Club and Zhuhai Development Land for a total consideration of HKD1.65 billion. The EGM was held at the Tropicana Golf & Country Resort in the morning.

We have great pleasure to note that the Purchaser, namely Zhuhai Holdings Investment Group Limited (Zhuhai Holdings) (0908HK), a public company listed on the Hong Kong Stock Exchange has announced that its shareholders have also approved the resolution pertaining to its Proposed Acquisition at the Special General Meeting held yesterday. With the approvals from the relevant authorities and shareholders at the EGM, both LBS and Zhuhai Holdings are set to complete the Sale and Purchase Agreement (SPA) soon. Under the proposed mode of settlement in the SPA, LBS will be receiving cash of HKD 500 million, 225,563,909 new Zhuhai Holdings listed shares issued at HKD1.33 per share, worth HKD 300 million and Promissory Notes for the sum of HKD 850 million.

In line with the terms of the agreement, LBS who will then be a substantial shareholder of Zhuhai Holdings and will be entitled to appoint a non-executive director on Zhuhai Holdings Board. Upon completion, LBS is set to reap a hefty pro forma gain of RM309 million for the financial year ending 2013.

LBS Declares 2.5 Sen Dividend


Property developer, LBS Bina Group Berhad, on 28 June declared a first and final dividend of 2.5sen per share for the financial year ended 31 December 2012 during its 13th Annual General Meeting.

“Thanks to the support of our shareholders and positive reception for our offerings, the Group has prospered. It is only right to share this joy with our loyal shareholders. We look forward to yet another strong financial year ahead this year," said LBS Managing Director Dato' Lim Hock San.

The Group ended the financial year for 2012 on a positive note by recording a 20 per cent increase in revenue and two per cent increase in Profit After Tax (PAT). In addition, the Group also surpassed its 2012 sales target by recording a total of RM871 million. This represented a 32 per cent jump compared to the RM662 million sales recorded in 2011.

The improved  revenue and PAT for the financial year ended 31 December 2012 were attributed to the progressive recognition of revenue and profit contribution from its projects which enjoyed good take up rate, such as  D’ Island Residence and The Lake Residence in Puchong, Cameron Golden Hills and Brinchang Square in Cameron Highlands, Min Garden in Batu Pahat, Lavender 2, Iris Garden II, Topaz III and IV, Ivory Residences, Ivory Residences II, Indigo Homes, Magenta Homes, Camelia Cottage, Pearl Villa, Royal Ivory, Royal Ivory 2, Royal Garden and I Hub Puchong in Bandar Saujana Putra (BSP). Meanwhile, other commercial and industrial projects such as Taman Perindustrian Tasik Perdana in Puchong and Saujana Business Park in BSP were fully sold.

As a result of the Group’s consistent performance, LBS is able to reward its shareholders again with the payment of a first and final dividend of 2.5 sen per ordinary share of RM1.00 each. This translates into a dividend pay-out ratio of approximately 26 per cent of the Group’s net profit for the year.

Review of Group performance   
For the three months ended 31 March 2013, the Group recorded revenue and profit before tax (PBT) of approximately RM108 million and RM16 million respectively. These represent a 2 per cent increase in revenue and 11 per cent increase in PBT over the results achieved in the corresponding period for the year 2012.

The improved revenue and PBT for the current quarter were attributed to the progressive recognition of revenue and profit contribution from the following projects such as, D’ Island Residence and The Lake Residence in Puchong, Cameron Golden Hills and Brinchang Square in Cameron Highlands, Min Garden in Batu Pahat, Topaz IV, Indigo Homes, Magenta Homes, Camelia Cottage, Pearl Villa, Royal Ivory, Royal Ivory 2, Royal Garden, BSP Skypark and I Hub Puchong in Bandar Saujana Putra.

There was no further detailed analysis of performance for other segments, as the Group is mainly involved in property development. 

Material changes in the quarterly results compared to the results of the immediate preceding quarter
For the current quarter under review, the Group’s revenue and PBT were approximately RM108 million and RM16 million respectively as compared to the revenue and PBT of approximately RM133 million and RM17 million respectively in the immediate preceding quarter. Despite a 19 per cent decrease in revenue, the Group’s PBT only experienced a slight decrease due to lower operating expenses and finance cost.

Prospects for the current financial year
With the Group’s 17 on-going projects and unbilled sales of approximately RM671 million as at 30 April 2013, the Group is confident of achieving further improvement in its performance for the financial year ending 31 December 2013.

LBS Clinches Three Awards for D' Island Residence at Asia Pacific Property Awards 2013


Property developer, LBS Bina Group Berhad’s (LBS) decision to venture into the luxury property segment proved fruitful after clinching three awards at the recent Asia Pacific Property Awards (APPA) 2013, one of the most prestigious regional property awards.

LBS’ flagship development, D’ Island Residence, won the coveted Best Commended award in the Development Marketing for Malaysia category.On top of that, D’ Island’s Balvia phase has won Five Stars award in the Interior Design Show Home for Malaysia category and Best Commended award for the Apicalia phase in the ‘Development Multiple Units for Malaysia’ category. The development outclassed other nominees by impressing APPA judges with its unique selling points such as the island-living concept and themed architecture.

Chance for Students to Contribute to Sustainability


PETALING JAYA: Dreaming of an opportunity to make your mark on the world?  If you think you have an idea that will make a difference, send it to the Green Space category of the Anugerah Hijau 2013 (Green Awards). Organised by environmental non-profit-organisation, EcoKnights, and sponsored by property developer LBS Bina Group Berhad (LBS), the competition welcomes submissions from youths aged 18 to 29 in schools and institutions of higher learning nationwide.

In its second year, Anugerah Hijau’s Green Space category challenges participants to design recreational areas in townships by incorporating recycled or ‘up-cycled’ materials into their creations. The winning designs stand a chance of being featured in an LBS township.

Participants can submit multiple submissions as individuals or in groups of three. Submissions will be judged based on the usage of space, fixtures and furnishing materials, including the percentage of recycled materials used as well as the relevance of the proposed space.

The closing date for submissions is 19 May 2013, after which 10 deserving designs will be shortlisted and invited to attend a workshop to enhance skills, understanding on sustainability and how to incorporate its essence into the proposals. The best design will be rewarded with an attractive cash prize of RM5,000, trophy and a three-month internship for the winner arranged by LBS. LBS Reaps HKD1.65 Billion From China Investment


Dragon Hill Corporation Limited (Dragon Hill), a wholly-owned indirect subsidiary of property developer, LBS Bina Group Berhad (LBS or the Group) (LBS, 5789), on 10 April signed a Sales and Purchase Agreement (SPA) to dispose of the Group’s equity interest in two of its subsidiaries involved in golf club operations and proposed property development projects. The proposal was made to Jiuzhou Tourism Property, a wholly-owned subsidiary of Zhuhai Holdings Investment Group Limited (Zhuhai Holdings) (ZHUHAI H INV, 908), a public company listed on the Hong Kong Stock Exchange.

“The strategic agreement benefits both LBS and Zhuhai Holdings and we look forward to sharing our expertise with the company on its future developments. It is important to have reliable and resourceful partners for LBS to venture further in China and we are happy that we have found one. This signing is also in line with our aim to become an internationally recognised developer by expanding and strengthening our presence in China,” said LBS Managing Director, Dato’ Lim Hock San.

The two subsidiaries involved were Lamdeal Consolidated Development Limited and Lamdeal Golf & Country Club Limited. The proposal included the disposal of two ordinary shares worth HKD1.00 per share from each subsidiary which represented all of their issued and paid-up share capital.

The deal has enabled LBS to raise cash proceeds of HKD1.35 billion and will receive approximately 225 million shares of Zhuhai Holdings for consideration which amounted to a total of HKD1.65 billion. LBS, through Dragon Hill, upon completion of the deal would become a substantial shareholder of Zhuhai Holdings intends to offer its expertise in the proposed developments undertaken by Zhuhai Holdings.

According to the proforma statement after the utilisation of proceeds, this proposed disposal may improve the Group’s net asset per share from RM1.17 to RM1.74 based on the Group’s audited financial statement as at 31 December 2012. The proceeds from the proposed disposal may also improve LBS’ gearing ratio from 0.81 to 0.55. The Group also hopes to increase the consolidated earnings and earnings per share for the financial year ending 31 December 2013.

“We are keeping our options open and will consider opportunities for LBS to expand its presence in China. We are optimistic about the Malaysian property market and intend to increase our land bank in Malaysia with the gains from our proposed disposal,” said Dato’ Lim Hock San.

During the signing of the SPA, LBS was represented by Executive Director, Datuk Lim Hock Guan while Zhuhai Holdings was represented by Chairman of Board of Director, Chen Yuan He. The signing ceremony was witnessed by LBS Managing Director, Dato’ Lim Hock San, Deputy Director of Zhuhai State-owned Assets Supervision and Administration Commission, Ms. Mu Hong and  the CEO and Director of Zhuhai Holdings, Mr. Huang Xin.

LBS' Revenue and Earning Per Share for 2012 Up


Petaling Jaya: LBS Bina Group Berhad (LBS or the Group) on 8 April announced its audited results for the financial year ended 31 December 2012.

Review of Group performance    

For the financial year ended 31 December 2012, the Group recorded revenue and Profit After Tax (PAT) of approximately RM510 million and RM39 million respectively. These represent a 20 per cent increase in revenue and 2 per cent increase in PAT compared to the same period last year.

The improved revenue and PAT for the financial year ended 31 December 2012 are attributable to the progressive recognition of revenue, profit contribution from the following projects with good take up rates such as D’ Island Residence and The Lake Residence in Puchong, Cameron Golden Hills and Brinchang Square in Cameron Highlands, Min Garden in Batu Pahat, Lavender 2, Iris Garden II, Topaz III & IV, Ivory Residences, Ivory Residences II, Indigo Homes, Magenta Homes, Camelia Cottage, Pearl Villa, Royal Ivory, Royal Ivory 2, Royal Garden and I Hub Puchong in Bandar Saujana Putra (BSP). Meanwhile, other commercial and industrial projects such as Taman Perindustrian Tasik Perdana in Puchong and Saujana Business Park in BSP have been fully sold.

Material changes in the year’s results compared to the results of the corresponding year

The Group’s current revenue and PAT of approximately RM510 million and RM39 million respectively was achieved in 2012 as compared to revenue and PAT of approximately RM425 million and RM38 million respectively achieved over the corresponding year.

Prospects for the current financial year

The Group has achieved a total of RM871 million in sales for the year 2012, which represents 32 per cent increase compared to the RM662 million recorded in 2011.

“Our strong financial performance for 2012 is a good sign of the Group’s stability despite the challenging property sector in Malaysia. Our continuous efforts to ensure offerings in line with the needs of Malaysian homebuyers is crucial to the Group’s success,” said LBS Managing Director, Dato’ Lim Hock San.

Dato’ Lim added, “We are optimistic about the Group’s continued growth in 2013. Given the line-up of new launches which include affordable homes, we are confident of achieving, if not surpassing, our sales target of RM1 billion for 2013.”

With the Group’s 19 on-going projects and unbilled sales of approximately RM700 million as at 31 March 2013, the Group is confident of achieving further improvement in its performance for the financial year ending 31 December 2013.

LBS unveils new identity
Property developer, LBS Bina Group Berhad has extended its portfolio of quality homes to the high-end market as part of its new image, identity and direction.

It has also implemented changes in areas of product, customer experience, after-sales services, sustainability, green technology and design.

Managing director of LBS Bina Group Berhad, Lim Hock San said, “Our studies showed a rising demand for sustainable townships that offer a harmonious and balanced lifestyle”.

He said meeting such demands while achieving a healthy profit margin is an increasing challenge.

“That is why we have decided to extend our quality homes to the high-end market. Not just to sustain better profit margins but as part of our quest to be a people-oriented property developer,” Lim added.

Following this, houses priced above RM350,000 will now constitute approximately 80% of its development portfolio.

With better profit margins, sales this year is targeted to increase by 54%, hitting RM650 million as compared to RM422 million last year.

Its 19 ongoing projects have a total GDV of RM1.45 billion whereby the main contributors to the group’s growth in the next few years are D’Island Residence in Puchong, the 850-acre Bandar Saujana Putra township, and projects in Cameron Highlands.

D’Island Residence is earmarked to be the group’s flagship resort-like homes as LBS moves into the high-end property segment. The development is projected to contribute 30% to 40% to the group’s revenue and earnings over the next few years.

LBS will also focus on meeting rising demands for sustainable lifestyle developments, incorporating green technology and design as part of its commitment.

LBS will continue to launch housing projects priced below RM350,000, although on smaller scales.

Five of those projects launched this year have a combined GDV of RM372 million.

Plans to diversify into hotels, resorts, retail building and many more are in the works as the group moves toward becoming a formidable player on the international arena.

LBS Bina Launches Indigo Homes

LBS Bina Group Berhad, an established property developer listed on the Main Market of Bursa Malaysia, has recently launched its semi-detached residences, Indigo Homes, in Bandar Saujana Putra.

Offering 150 units with gross built-up size of 2,253 sq ft, this double-storey semi-D adopts a simple yet modern design that exudes timeless stylishness in its external structure. Each unit comes with 4+1 bedrooms, 3 bathrooms, and both wet and dry kitchens.

Meanwhile, LBS has extended a special package known as “LBS Hassle Free Home Ownership Programme” to purchasers. Purchasers of Indigo Homes will be given 3% rebate when they purchase the property and this will allow them to off-set part of the first 10% deposit upon signing of Sales and Purchase Agreement. LBS Bina Group storms ahead

2009 marks an exciting beginning for LBS Bina Group Berhad. The launch of eight projects this year breaks the developer’s silence for the past two years. Furthermore, their persistence in striving to deliver all of them early has clearly won over buyers with many of them sold out within months. iProperty.com catches up with LBS managing director Dato’ Lim Hock San.

A series of projects launched this year by LBS Bina Group (LBS) was met with overwhelming response. Launches within the group’s flagship Bandar Saujana Putra was snapped up within months spurred by strong demand.

LBS managing director Dato’ Lim Hock San says, “Currently LBS is regarded the market leader of medium cost housing sector as we are filling up that market demand. A lot of developers today are going for high-end products which leave a supply gap and this is where LBS deliver medium cost products.”

In just two and a half months since its launch, all 220 units of its Iris Garden 1 single-storey houses were sold out. This was quickly followed by another 200 units of Ruby Garden, single-storey linked residences under its ‘Affordable Homes Series’, which were all taken up in just two months. Buoyed by this demand, LBS subsequently launched Iris Garden 2 which was split into three phases comprising 48 units per phase. Phase 1 and 2 are sold out, leaving only limited units available in Phase 3.

“Consumers are buying LBS products to live in and not to speculate,” elaborates Lim.

Just recently LBS launched 156 units of Topaz 3 double-storey house in Bandar Saujana Putra. Built on 18ft x 55ft lots, the houses are a follow-up to Topaz 2 which saw 67 units sold out within two months. Before that the group has launched 330 Town House units in Taman Tasik Puchong. 104 units from phase 1 were all sold while phase 2 is still open.  

The group’s success is not limited to residential developments. In Taman Perindustrian Tasik Perdana, Puchong, out of the 58 semi-detached factory units launched late last year, all of the non-Bumiputra units have already been taken up. In Bandar Saujana Putra, 60% of the 37 units (Phase 1) of the double and triple storey shop units have been grasped even before the targeted official launching in November. Lim was confident to see this 78 commercial units to fully meet the entrepreneurs’ demand in this growing township.

“This year alone, LBS launched eight new products with a total gross development value of RM384 million. Today (Ed’s note: third week of October), we have sold more than RM270 million which was my original projection for the year end. We are now setting our sights on achieving RM300 million sales by year end instead,” says Lim.

Lim stresses that this proves that there is a huge demand for medium cost housing as not many can afford premium products in prime areas. He further added that new homebuyers as well as upgraders are a target market for the company.

“Bandar Saujana Putra will be the bread and butter of LBS for the next three years. There will be other areas primed for development that will generate continued income but it is still too early to disclose them,” says Lim.

Lim added that LBS still does high end products depending on the location, the requirement and consumer demand. The group has semi-detached and bungalow residential projects in Batu Pahat . Sometime during the first quarter of 2010, LBS will have a medium-high end project at the group’s landbank in Cameron Highlands.

Next year, LBS will be launching another high end development in Puchong with a gross development value of over RM1 billion. Encompassing 175 acres and set amidst a lake, product offerings there will comprise semi-detached, bungalow, condominium and commercial units.

Culture and strategy

Lim has stressed during the company’s property launches this year that LBS will strive to deliver its projects ahead of schedule. So far, some of the projects launched are already starting to fulfil that vision with early completion in sight.

This culture and persistency stems from the group’s previous experiences when some of their projects were delayed.

“In the last two years, some projects were delayed as some of the appointed contractors could not absorb the rising cost of materials. LBS has to intervene to finish the job but there is already a delay.

“Today onwards, control has been further tighten and we strike to ensure that there will be no such delay. Contractors have direct access to me and regular spot checks are done to ensure that all the projects are on time and of acceptable quality,” stresses Lim.

Lim explained that LBS can tackle the contractor issues as the group has their own contractor company which is 51 percent owned, which results in lesser problems.

“Buyers feel confident when delivery is early. It is important for them to know that their investment will turn to reality and they will feel better when they can see progress on site. Early delivery directly influences the reputation of the developer and that is an important trait that homebuyers look out for,” adds Lim. He reinforced that LBS has never abandoned any projects.

Lim says, “LBS also takes it seriously to ensure our customers are happy. We have a dedicated customer care centre set up for that purpose. It can be said that at least 99 percent of our customers are happy with the products. Whenever customers raise concerns and it is within capacity, it is the job of the developer to rectify them. This rectification can never be postponed.”

According to Lim, LBS customers want continuity and good relationship does not end with the delivery of the products.

“Purchasers share good experiences and this has been in favour of LBS so far. One of the reasons why our homes are being snapped up fast is because our buyers themselves are ‘selling’ the neighbourhood to friends and family members by word of mouth. The best part is, LBS does not even have referral programme. All this happened naturally. In a way, this creates a very close-knit community as customers will see familiar faces within the neighbourhood which is a great thing.

 

Asked about the group’s marketing efforts, Lim says that besides regular press advertisements, road shows, radio, etc., LBS also does sponsorships for the community. One of them was the contribution of RM150,000 as building fund for a surau in Bandar Saujana Putra.

“LBS also offers incentives, one of which we call the Hassle Free Home Ownership Programme, to make it easier for buyers. That said, people do not buy houses just because of the incentives as their first concern will always be the location and then the product,” says Lim.

Outlook for 2010

Lim believes that the property market outlook for next year will be good, a direct outcome of the stimulus packages and efforts announced by Malaysia Prime Minister Datuk Seri Najib Tun Razak. The enthusiastic response to LBS Affordable Homes Series reflects a recent improvement in consumer confidence in spending and also signals the return of interest in property investment.

“It is a very good time to buy properties now due to lower interest rate. Furthermore, property is a good hedge against inflation and is time proven.

“I remember that I could buy noodles for just 10 sen back in the old days, but today, what can 10 sen buy you? This is the effects of inflation,” explains Lim.

According to Lim, property prices are expected to go up next year, especially in prime areas. He added that in the next two to three years it will also be difficult to find landed properties for below RM200,000 in the Klang Valley.

Next year, LBS will be launching projects with a GDV of more than RM1 billion. The group will also have a high-end development project on parcels of prime land situated within and around the award-winning 36-hole Lakewood Golf Club in Zhuhai, China.

LBS Bina Group launches Town Villa in Puchong

LBS Bina Group Berhad launched Phase II of the RM62.3 million gross development value Town Villa project in Taman Tasik Puchong. A total of 96 townhouse units priced from RM180,000 to RM267,900 are offered.

                          

Managing director of the group, Dato’ Lim Hock San said, “Following the response to our previous launches of Affordable Homes Series, we believe there is significant demand for affordable residences offering comfortable living space for modern families in this locality.”

 

The lower unit of the townhouse has a built-up area of 996 sq ft while its upper unit has a built-up area of 1,075 sq ft. The homes also come partially furnished with kitchen cabinet, sofa set, double beds, dining table and chairs, and more, making them move-in condition once completed.

 

To encourage ownership, homebuyers are treated to a ‘LBS Hassle Free Home Ownership Programme’ which allows them to pay a down payment from RM1,000, free legal fee and disbursement for Sales and Purchase Agreement (SPA), 12 months’ security fee waiver, and also stand chance to win a Perodua Viva in a ‘I Love MyHome’ lucky draw contest.

 

Phase I of Town Villa saw 97 percent of 104 units sold within three weeks during a soft launch period. Another 130 units from the final Phase 3, will be offered only in the future at an undisclosed date.

New homes at Bandar Saujana Putra

Homebuyers who missed the boat to get a new single storey home at Iris Garden, Bandar Saujana Putra, can still get into the neighbourhood with the launch of the Ruby Garden phase.

 

200 single storey link houses are available at RM149,900 per unit and there is even a seven per cent discount applicable for Bumiputra buyers. Gross built-up area of each unit is 952 sq ft. The homes at Ruby Garden are designed with three bedrooms, a utility room and two bathrooms.
