IOI Properties Berhad is one of Malaysia’s most prominent property developers and is certainly one of the most watched in the country. Their portfolio of townships and niche projects is extensive and is very much sought after by property buyers. Lee Yoke Har, IOI Properties Berhad’s general manager (marketing and business development) gives an overview of the property arm’s projects.
26 years ago, IOI Properties ventured into property development after the acquisition of three companies. A year later, the developer was listed on the Bursa Malaysia Main Board (at that time it was known as Lam Soon Huat Development Berhad) and launched their Taman Mayang housing project in Petaling Jaya.
From then on, the group launched several townships including the now bustling Bandar Puchong Jaya and Bandar Puteri Puchong in Selangor, IOI Resort in Putrajaya, Bandar Putera Klang and Bandar Puteri in Klang, Bandar Putra Senai in Johor, and many more projects. IOI Properties is also involved in several development projects in Singapore.
Upcoming launches in Puchong
IOI Properties still has sizeable tracts of land in Puchong that encompasses 90 acres. It is going to be busy time for the developer there as it has multiple project launches lined up in upcoming months right up to the next year.
In Bandar Puchong Jaya, the developer will launch Skypod luxury serviced apartments with full condominium facilities. Targeted at small families and yuppies, there will be studio, one room, two rooms and three rooms units at Skypod.
Lee said, “Skypod has a unique concept that lets buyers combine two units into one. This gives ultimate flexibility to buyers as they can adapt the units according to their specific needs at different stages in life. For example, initially a buyer might want to buy a one room unit for stay and a two room unit next door as an investment to generate rental income. As time goes by, the buyer might start a family and have a need for a larger home. At Skypod, the buyer can do that as the two units can be combined into one. This beats moving out and going through the trouble of looking for another home within the area.”
She added that when the children grows up and moves out, the two units can be split again so that one can be used for rental purposes. Skypod is located just behind IOI Business Park which is a prime and maturing location. The project is expected to be launched in the next quarter.
In Bandar Puteri Puchong, IOI Properties will be launching The Cube, three-storey boutique office bungalows and semi-detacheds in the third or fourth quarter this year. There will be nine bungalow and 33 semi-detached units.
“The Cube’s concept is quite new in the market and it gives a distinct sense of corporate image which makes it highly suitable for SMEs, showrooms and even food and beverage outlets. Every unit has its own parking bays which makes it very convenient for patrons and workers alike,” said Lee.
She added, “There are a lot of SMEs usually in shop lots in Puchong and they have come with us since the township’s early days. We believe that they would have grown with us and The Cube gives them an opportunity to upgrade their image.”
Another upcoming project in Bandar Puteri Puchong is an apartment development aimed at the mass market. There will be a total of 280 apartment units with built-up sizes from 900 sq ft. This project is also targeted for launch this year.
16 Sierra, southern Puchong
16 Sierra is a garden concept township that was just launched this year with the unveiling of Sierra 8 Adenia double-storey terrace houses. The non Bumiputra units in the first phase of Sierra 8 were fully sold during the launch weekend and that prompted the release of its second phase for buyers too.
The township is divided into 15 precincts, each with their unique themed gardens like Hide ‘N’ Seek Garden, Algebra Garden, Peek-A-Boo Garden and Eucalyptus Garden. A central park makes up the 16th garden and there are jogging paths and walkways that connect all 16 gardens.
There will be another launch at 16 Sierra offering a total of 446 units of three-storey park townhouses. The launch of the park townhouses will be split into two phases with different designs. The garden theme for this precinct will be maze garden. Only the first phase is targeted for launch this year.
“16 Sierra is also targeted at expats in time to come because of its location. We are in talks with an education group to have a private/international school in the township,” revealed Lee.
Ampang, Kuala Lumpur
In Ampang, Kuala Lumpur, IOI Properties is planning a luxury condominium set on 3.75 acres. According to Lee, its location will be very much in demand as land is scarce in the area. The project is situated next to the British High Commission.
Lee said, “The emphasis of this project will be green and this is how we differentiate our product from the rest. It will be a single tower and this leaves a lot of open area for greenery and facilities. Residents will get either a KLCC view or park view. ”
The targeted launch of this project is early 2011.
IOI Resort, Putrajaya
IOI Resort is a landmark mixed development project by IOI Properties and is the only resort development in Putrajaya. Currently there are two hotels, Putrajaya Marriott Hotel and Palm Garden Hotel, a 27-hole international championship golf course with club facilities, IOI Square twin office towers, as well as bungalows and condominiums.
Lee shared, “The third phase of Puteri Palma condominiums will be launched with 284 units offered. In addition, we will also be launching Diamond Hill bungalow enclave. We have built six bungalows to showcase possibilities but owners are free to design and build their own. We will also be building 32 bungalows with direct golf course view and with the entertainment areas intimately intertwined with open green pockets. The six show units are open for sale and the 32 bungalows are expected to be launched by end of the year .
“We also have plans for a shopping mall with gross built up of 1.8 million sq ft. Its net lettable area is 1.1 million sq ft. It is the first phase of the commercial area of IOI Resort and the mall is expected to be completed in 2013.”
According to Lee, IOI Resort will have the infrastructure to support an international financial centre with sizeable integrated commercial, leisure and residential components. Based on current plans, the financial and commercial element will take up 70 per cent of the entire development.
Out of the Klang Valley, IOI Properties has several project launches lined up in Johor. In Bandar Putra Senai will be single and double storey terrace houses as well as shops. Meanwhile in Taman Lagenda Putra, there will be single-storey terrace houses and shops.
In Taman Kempas Utama, what’s planned are factories, two- and three-storey shops and double storey terraces. The projects mentioned are just plans up till July this year.
Branding IOI Properties
IOI Properties prides themselves as a reliable, reputable and quality community developer. According to Lee, the developer is running a lot of programs in the next two years to reinforce its brand positioning.
“We cover three aspects and the first area is good customer service to our best extent. Despite having many projects at any one time, we give a total customer service – from the time you buy a property right to the end of the defect liability period.
“The next area we emphasise on is product quality. In the past we have been guided by ISO standard and in the future we will be using Singapore’s CONQUAS standards in selected products.
“Finally, the third step lies in community development. We have a KPI to organise a community activity at least once every quarter. In the last quarter we have a ‘Go Green’ event that educates the community to take some efforts to make a better impact to the environment. As a developer alone, we can only make a minor impact, but with a concerted effort with our residents, the impact will be huge.
“We believe in going on the ground level and engaging residents to build more awareness towards taking care of the environment,” explained Lee.
