Last year was exciting as the property market jump started with a flurry of property launches and of course, thanks to low interest rates. Come 2010, it is expected that there will be continued property launches as market confidence returns. iProperty.com checks with several developers to see what they have lined up for 2010.
Hua Yang Berhad
Hot off the heels of Hua Yang Berhad’s launch of their 28-acre Sg Gadut Link industrial and commercial park in Senawang at the end of 2009, the Bursa Malaysia Main Board listed property developer is launching another, One South.
Located in Sg. Besi, One South is a 17.89-acre mixed development project with a gross development value of RM750 million. The project comprises shop offices, service apartments and office tower and is accessible via the KL-Seremban Highway as well as the Besraya Highway. Targeted for official launch in Q1 2010, the first phase of One South will offer 385 units of shop offices with built-ups from 500 sq ft to 2,500 sq ft. Prices of the office units start and retail lots start from RM350 per sq ft and RM750 per sq ft respectively.
Apart from One South, Hua Yang will be holding another soft launch for Phase 2 of Symphony Heights condominium. Its Phase 1 was more than 80 per cent sold.
Ho Wen Yan, chief operating officer of Hua Yang Berhad said, “Phase 2 provides a unique design layout with maximum privacy with only eight units per floor. Phase 2 prices remain competitive with investment upside and good rental returns. Public amenities are just a stone’s throw away and with the new KTM station opening soon, it will help to boost social and economic activities in the area.”
On its promotions for 2010, the company will be giving special rebates for early buyers, SPA legal fees absorption with low down payment of RM500 for Symphony Heights Phase 2.
I&P Group Sdn Bhd
It will be a very busy 2010 for I&P Group Sdn Bhd with numerous property launches scheduled for eight of their townships. Expectations are high on the developer, given that their launches in 2009 sparked overnight queues, some of them lasting 10 nights.
Puan Noor Lida Nazri, general manager, group marketing and communications for I&P Group Sdn Bhd said, “We certainly expect good response for all planned launches at our developments. Especially so for projects which have shown encouraging sales such as those in Bandar Kinrara, Temasya Glenmarie, Bandar Baru Seri Petaling and Alam Impian.”
She backed this expectation, “Sales have been very good in 2009 whereby most of the properties offering during launch day were snapped up within a day or two. In the case of Bandar Kinrara and Temasya Glenmarie, all units were sold out on the launching day itself. We are confident that the trend will continue in 2010.”
In BB Seri Petaling, Kuala Lumpur, the group is set to launch three projects comprising apartments and shop offices towards the second half of the year. There will also be three launches in Temasya Glenmarie, Shah Alam, in the second half, offering superlink homes, double-storey semi detached homes and double-storey shop offices. Also in Shah Alam will be seven project launches offering double-storey link houses, three-storey link houses as well as shop offices.
For Bandar Kinrara, Puchong, the group will have a total of seven launches offering a myriad of residential and commercial offerings. Moving on to the group’s Bayuemas township in Klang, there will be four residential project launches in Q2 2010. In Alam Sari, Bandar Baru Bangi, I&P has five residential project launches scheduled.
Meanwhile, in Alam Damai, Cheras, there are six project launches in the pipeline, also offering mix residential and commercial products. Together with two more expected residential and commercial launches in Alam Sutera, Bukit Jalil, the tally of project launches in 2010 for the I&P Group adds up to a grand total of 37 projects.
Puan Noor said, “Some property consultants commented that the secondary property market will remain soft until the first quarter of 2010 due to new supply of properties that will continuously come into the market. However, we are not worried about an oversupply of our homes as I&P products have been much in demand as evident in 2009.”
Mahajaya Berhad has projects lined up throughout 2010. Starting from Q1, the property developer will launch U’Ixora 22ft x 75ft terrace house in Taman Damai Utama, Cheras. Meanwhile, those looking for commercial properties might want to look out for the two- and three-storey shop office launch in Bandar Damai Perdana, Cheras.
In Q2 and also in Bandar Damai Perdana, Mahajaya will be launching Phase 3 semi-detached units of Damai Gayana followed by 20ft x 60ft and 24ft x 70ft terrace houses in Q3 2010. Property buyers looking for bigger residential offerings from the developer might find it at Damai Gayana’s Phase 3 Bungalow homes set to be launched in Q4.
As for properties to be completed in 2010, the Bursa Malaysia Main Board listed developer will be delivering three of its projects, U’Centre Point, D’Eleganza and Damai Gayana Phase 2 bungalow in the first quarter of the year.
Mitrajaya Homes Sdn Bhd
A subsidiary of Mitrajaya Holdings Berhad, Mitrajaya Homes is the group’s property development arm. In 2010, the property developer will be delivering two projects, Desa Idaman Residences (completion in mid 2010) and Lavender Terraces Type A and B which is already completed.
For 2010, the property developer has open for sale Lavender Terraces Type D and E. Aside from that, Mitrajaya Homes also has a six-storey low rise duplex condominium with lift facilities that is open for registration.
Naza TTDI Sdn Bhd
One of the headlining property developers of 2009, Naza TTDI has lined up property launches that will cover mid-range properties such as Alam Impian and TTDI Grove, to offices towers, and to iconic developments such as Platinum Park in KLCC.
This year, the property developer will launch TTDI Alam Impian which is located within the
Alam Impian township in Section 35, Shah Alam. Dubbed as a lifestyle development, TTDI Alam Impian will comprise of link houses, semi-detached houses, bungalows, apartments andshop offices. Accessibility to the development is served by the new Kemuning-Shah Alam highway (LKSA). The group will also be developing shops and apartments in Section 13 Shah Alam.
In Kajang, Naza TTDI will be launching their 113-acre TTDI Kajang mixed residential and commercial development. Property products offered there are double-storey link houses, semi-detached houses, low and medium cost apartments, as well as double- and three-storey shop offices. Initial priceindication is RM350,000 for the double-storey link houses built on 22ft x 75ft lot sizes. In Puchong, the developer has scheduled a commercial shop development.
2010 will also see the launch of Naza TTDI’s iconic benchmark development, Platinum Park. Located in the Kuala Lumpur city centre, the mixed development comprises of three Grade A office blocks, one condominium block, one serviced apartment block and a hotel. According to the developer, Platinum Park is the only development in KLCC with its own park, events piazza and galleries.
Oriental Eminence Development Sdn Bhd
Come March 2010, Oriental Eminence Development will hold a preview launch of their three-storey bungalows and three-storey semi-detached homes. Located next to Alam Damai, on the western side of Batu 6 Cheras, the freehold residential development will offer built-ups from 5,000 sq ft and 6,000 sq ft for their semi-d and bungalows respectively.
According to the developer, there will be promotional package for the launch and this includes free items, low down payment, early bird discount and the SPA legal fees are to be borne by the developer.
