iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.

A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.

A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Q :Selling Bumi Quota Apartment to Non- Bumi
A :Dear Tajrul, based on your info provided, I believe there is nothing much you can do except to look for a Bumi buyer.You cannot sue anybody , don't believe any lawyer who says you can sue the developer cos it is not their fault, they are merely abide by the conditions in their DO. Bumi quota is never written anywhere in any sales documentation e.g SPA cos it is an administrative policy of each individual Land Office.The Land Office is entrusted to enforce this policy. Bumi quota is normally specified as one of the conditions when the Development Order is granted to any developer.By the way Bumi discount of 7% is also one the conditions specified in the DO. In your case of being a strata title development , the developer is bound by the DO conditions to disallow your unit to be sold to a non-bumi cos they know that when the process to issuing srata title later stage , they would not be able to put your non-bumi buyer name into the individual strata title. ( which has been alloted as a Bumi Lot). In such cases then developer would need to issue an undertaking to Banks and buyer to put your non-bumi buyer name into the strata title , if not done , then developer gets into real legal problem. So your best shot is go personally and discuss with the land office officer how to solve your problem . Don't mention it is an investment, just say you are in financial problem need to sell urgently and can't get a bumi buyer.You probably need to prove your case that you tried very hard. You probably need to very persistent cos you would need to going many time to plead your case.When you hear bumi lot owner selling to non-bumi buyer, that is an exception to the rule Rgrds,Hon, 016-6366441

Q :Discharge of Charge
A :Discharge of Charge is a description for having the prior financier's outstanding interests, title and benefits by way of a legal charge removed upon full settlement of any outstanding loan remaining on the property either by cash buy or by securing another loan from a financier. The statutory instrument is in form 16N NLC. Where a Power of Attorney is registered with the High Court, then, revocation of the Power of Attorney should be entered into the same High Court. Your financier should advice you accordingly.
