iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.
 
Q: Why answer a question here?
A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.
 
Q: Who Should Participate?
A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Transfer of property from father to son who is foreigner (non-Malaysian)

Hi A quick background - I am from Singapore, my father was born in Ipoh and subsequently became Singapore citizen The situation is like this: My grandfather has a piece of land with house in Ipoh. It is under my father and his three siblings names. According to my father, the land/house is near expiry and they need to go renew it. He also said this has to be done every 30 years, so I am guessing this is a leasehold? (someone pls correct me if I am wrong) The thing now is he wishes to use this opportunity to transfer his name to my name. So I really appreciate advise on the below questions: 1) for leasehold, do we have any legal rights to the land or only the house build on it? 2) can a Malaysia land/property have a Singaporean (foreigner) co-name with a Malaysia citizen? (the other three names under this property are all Malaysians) 3) if it is possible, what do I need to do? 4) if it is not possible, can my father renew with his name (taking into acct he is now also a Singaporean, but is an existing co-owner of the land/property)

Is long shop lot a good investment?

I'm am currently looking to purchase a shop lot for investment in Perak. There is a 2 storey shop lot for sale that is currently still under construction. It has a size of 20ft x 112ft. i understand that normal shop lot is just 70ft - 80ft long. The project does have shoplot of the normal 20ft x 70ft size. due to the land shape, there are a number of few unit with odd sizes. My question is will be be a wise to purchase a shop lot of such length. As i am buying it for investment and the location is consider strategic, what is the probability of difficulties of getting people to rent it in the future?
