iExpert is a Q & A platform that allows iProperty.com members to connect and find answers to their questions. Whether you're buying, selling, renting or a real estate professional, if you want an answer to that burning property question from our resident iExperts, or would like to become an iExpert yourself, this is the place for you

 

iExpert users can earn points by answering questions posted by fellow users and receiving votes from the owner of the question, OR those who find your answers useful to them. The more votes you get for your answers, the more popular you will get as a resident iExpert.

Q: Why participate in iExpert?
A: It's volunteerism at its best, yet you get incentivised with recognition and the chance to win prizes from time to time. Ask a question and have members to help you find solutions to your problems. Answer questions and get votes from a grateful community while being recognised as an active participant in the exchange of real estate knowledge. When a question is answered and gets a "thumbs up", points get awarded to the members who gave the best answer. When a question is given a "thumbs down", points are subtracted from the member's total point tally.

Q: How do I ask a question?
A: Once you've registered as a member, simply log in and click on "I have a question" at the top left of the page. Key in your question and select a category and location. Then choose if you would like to be notified via email when answers to your question are posted.
 
Q: Why answer a question here?
A: The depth of your knowledge runs deep. So why not share it? You get recognised for it with points, stand a chance to become our resident iExpert, as well as win prizes! And, well, helping someone else with a problem just feels good doesn't it? What goes around, comes around!
 
Q: How do I answer a question?
A: Browse through the questions that have been posted by other members and click on "Answer this Question". Then type in your answer and click "answer". It's that simple!
 
Q: Why rate an answer?
A: By rating an answer, you're incentivising the member who answered the question to either answer more questions to win more points, OR provide better answers!
 
Q: How do I rate an answer?
A: You can rate any of the answers you see on iExpert with a "thumbs up" or "thumbs down" except your own. Simply click on the appropriate icon to rate an answer. You may also change your rating to each answer if you like.

A: Anyone! See a question that you feel you can provide an informed answer on, or have a question you need answered, don't hesitate to join the community!
 
Q: How can I join?
A: You are automatically able to participate as soon as you register as a member of iProperty.com. Just log in to participate if you haven't already, or register as a member to participate. As a member, you will also enjoy a host of other free services.

Agents, you are also encouraged to participate. Access to the system will be given via iRealtor OR you may register as a normal member to participate. Use iExpert to get recognised as an authority on property!
 
Q: If multiple people answer my question and I want to rate them all, can I do so?
A: YES, all answers can be rated with either a "thumbs up" or "thumbs down" by anyone. Scores for answers will be calculated based on number of thumbs ups and thumbs downs received.
 
Q: How does the point and ranking system work?
A: This will be changed from time to time, depending on how active this community gets. To encourage participation, you only receive points if you ANSWER a question AND the question is voted with a "thumbs up" by another member of the community.

For each thumbs up you get, you are given +2 points.

For each thumbs down, you are given -1 point.

For now, your level or rank will be calculated as follows:

Tenant not paying and does not want to move out

Dear Sir, I have a tenant who did not pay monthly rental for last 6 months for my shop office and I could not locate him anymore. he is not picking up my call. His company has ceased business and all the office table and chair remain a mess in the office. The most headache now is he has a safe which I could not simply dispose it. Rental Delayed 2 months.(Clause in Tenancy indicates this as breach of agreement). Phone contact is absent since been trying for past 2 months.

1st Reminder - Registered letter - Returned back to me. 2nd Reminder thru Pos Laju - indicated to Pay up over due and informing tenancy agreenment is violated - This letter is still not collected from Pos Laju collection centre. 3rd Reminder - Thru Pos Laju also (surprisingly some signed for it). All letters are requesting to pay up the rent. And all my contact details was also stated in the letter. I am engaging Lawyer to send eviction notice and demand for over due rental. While waiting for the lawyer letter, can i take all the copies of the reminders i have sent and launch a police report first in Penang(where i reside) and then another Police report in Skudai(i plan to go down in a week's time) where this time i am thinking of putting a lock OR get the tenant out?

How to get CF when the new house is built? Is get CF need a very long time now?

Good evening, my relative have some problems that what is the the normal procedure to get CF in order to stay in the new house? Currently my relative's new house is built. The contractor said that need to get CF so that only can stay in the new house. But the contractor is delaying to get CF as my relative wait for long time. What i heard that is need to get all department certified paper (eg. tnb, telekom or others) in order to get CF. Is this true? Kindly please give us an advice. Thanks.

How to change utilities/quit rent & assessment account

Hello Sifus, I am new in property, just purchased one subsale unit in Cheras recently. My questions revolve around changing the account holder name for utilities i.e. electricity / water / Indah Water / quit rent & assessment 1. Addresses to go to personally One Kedai Tenaga asked me to go to TNB HQ in Jalan Tun Razak while I called up the Customer service, they said we can do it in any Kedai Tenaga. 2. Also, how to apply for new water meter for upstairs only? I understand from a colleague that you need to fill up a form first and then DBKL will confirm appointment to install the water meter physically. Is this correct? Thank you, William :)
